Agreed. It's an outlier of a development where its standards were kept throughout its intended buildout and beyond. If only "make it to AV standards" could be included within Planning Dept guidelines for future mixed use developments.

A bit of wishful thinking. With Bed, Bath and Beyond closing. It wound be nice if Barnes & Noble took over that building.

Aksarben village looks good but Midtown Crossing and Blackstone look and feel more polished and more pedestrian friendly with intentionally narrow streets

I feel like the streets of Aksarben are a bit wider, and Aksarben still feels like its being filled in.

MTC has two major wide roads going right through it, I don't see how Aksarben's streets are less pedestrian friendly than that. Aksarben is a far more successful as a development imo, and is able to host lots of human scale events like Maha and the farmers market. You can even see this in the businesses in both developments; I don't think MTC has any of its significant initial businesses remaining, while Aksarben hasn't seen any major closures beyond the early switch from Wohlners (I think) to spirit world.

Midtown crossing businesses struggled during the pandemic. That is when plenty closed, with little business, the business tenants were unable to pay their rent.

Farnam Street amd Harney Streets are narrowed through the block corners, with side parking. If you are referring to Dodge and Douglas, those are the boundary streets and that's where Midtown Crossing ends, just like center road in Aksarben.

Midtown Crossing and blackstone use the expansion of pedestrian sidewalks on the block corners and blackstone uses physical poles, which create a tight radius for turns for drivers, Aksarben does narrow its streets but the turn radiuses are wider and encourages quicker and more abrupt turns for cars. The streets in Aksarben are slightly wider and buildings are not as close to the street; which gives the subconscience perception to drivers that they can be more careless do to the less perceived perception of density of obstacles.

Since the Aksarben core is smaller in area, there are less reasons to walk long distances and the area is surrounded by family home zoning, while in MC/B the walkable distances to bars, restaurants and cafes, extend for long distances, even into the downtown area and rivers edge

Also Aksarben has more surface lots than midtown crossing and Blackstone. Although parking garages may not look as good as a building, they look better than surface lots and better use of space.

Midtown Crossing and Blackstone provides that canyon feel, while Aksarben feels more open and feels less dense do to Aksarben buildings not being wall to wall, though that alleyway by Genesis does provide some of that canyon feel too.

Midtown Crossing, Blackstone and Downtown restaurants have more density of restaurants nearby, they are more apt to compete with each other.
Midtown Crossing does not need a farmers market because we have the Old Market farmers market.

Any large event we have, we just go to downtown. The Maha festival is moving to downtown.

Aksarben is more like an isolated Oasis and has less restaurants from other neighborhoods to compete with on sales. Aksarben is close to the Baxter Arena and home to UNO games, which I'm sure plenty of customers stream to Aksarben during events. Aksarben is a more central area in Omaha and a closer proximity to i80 and 72nd street, which most suburbanites are more likely to go to Aksarben instead of MC/B, do to the distance.

Aksarben will only get better with the in fills and so will Midtown Crossing with the street car, and in the distant future, the park feature over i480 and the infills of the empty lots to the east

However the minute the differences in pedestrian friendly these neighborhoods may be, I love the character that each of these neighborhoods bring.

They were struggling long before that. I worked for a food distributor for a few years in HR and Recruiting right when MTC opened. Our GM did a great job keeping us up to date on business news and such for our clients and potential. The restaraunts at MTC were struggling right from the start. When their initial leases came up for renewal, MTC lost several and had to cut sweetheart deals (dirt cheap rent) to keep the remaining and attract replacements. They still struggled. It's been constant turnover since they started. Wohlner's had to change owners. Several of the retailers as well closed. Marcus Theatres couldn't make a go of it. Alamo tried but they were impacted by the pandemic.

Honestly I can't really think of anything that's closed at Aksarben beyond Wohlners changing to Spirit World. Aksarben Cinema has even expanded to other locations, so that tells me they must be doing decent enough.

As I said, Aksarben is a neighborhood Oasis, there are no nearby neighborhood competitors in terms of restaurants and no walkability "bridge" to another walkable neighborhood. UNO provides a steady stream of customers, especially from Baxter Arena. Restaurant density is much lower in Aksarben, so people have less options, and the restaurants retain more customers because of that.

Midtown Crossing competes with Blackstone restaurants, and there is a much higher density restaurants between the two. Modern Love is unique, so that restaurant is doing so well and it's usually full, the menus change. Thirsty Tea is unique so that place is doing well as well.

I also think lack of accessibility due to the major streets is a big problem for MTC.

Aksarben and MTC for me right now are almost the exact same distance by bike from Dundee. At a smidge over 2 miles.

Aksarben has decent bike access though. I can get there through Elmwood Park, the Keystone, or the neighborhoods nicely. Once inside, there are enough other people on bikes or walking that the fact that it's sort of over-car oriented gets swallowed. You can see it that it has just as much on street parking as MTC, but everyone is driving slowly trying to find parking and not hit those walking and biking.

There are also bike parking sprinkled throughout the development, whereas MTC just has it tucked into 1 or two garages.

Getting to MTC by bike is tougher. Turner Blvd and the Boulevard Trail are the nicest route in (Not much development out there for residential compared to many other trails). But Dodge is terrible to cross, even if the sharrows on 33rd felt inviting for people. The best thing for bikes is the Harney Bike lane. But it's a little too short, its future in uncertain, and it has to cross 480 without tree coverage.

MTC has a ton of potential, but the city needs to make it easier to walk and bike there. When I lived downtown I biked to MTC all the time. But from Park Ave, only 0.5 miles or so and I would have preferred to drive. Even looking at the maps now, that looks like the safest option.

I do think the streetcar will help MTC immensely.

Yeah I swear every time I go to MTC there's been turnover from the previous visit. It's just been constant from after the first year. And as you said there's plenty of restaurants in that part of town apart for Ak Sar Ben.

Someone mentioned earlier about surface lots being an issue with Ak Sar Ben? I can't ever remember parking in one there. almost always park in a garage there as the street side parking is always full. Mid Town seems to have the more prominent surface lots due to Mutual.

72nd is a car centric area filled with dull/grey, not pedestrian friendly imo, I specifically said walkable neighborhoods.

72nd is not as close to Aksarben as Midtown Crossing and Blackstone. the flow of restaurants between the neighborhoods are so close to reach other.

Also, the restaurants that tend to close are those along the crescent of MTC. I call it the "culdesac effect" as the restaurants appear to be exclusive to the residents and most pedestrians visitors to the area may not know what those restaurants are, unless they enter the Turner park area.

Modern Love is so easy to spot and the visibility is easy and offers unique food, that the restaurant has been a success

Your claim is that 72nd doesn’t really compete with AkSarBen because it’s not walkable, but that Midtown Crossing has to compete with Blackstone’s restaurants? That’s going to be a very small percentage of overall customers that are walking to both.

And it’s not just the culdesac where things are failing - Leadbelly, Chicago Dawg House, Culprit Cafe, the Alamo’s bar/restaurant was always dead…..sorry, but every dining establishment in this entire complex goes under. Culdesac or Farnam Street.

MTC’s problem is that it doesn’t really have a corridor that it shuts down for events. Aksarben can shut down 67, Mercy, or really any road for their events. MTC can’t touch Farnam, and I feel like 31st Ave is just too hilly around Turner Park to host events like a Farmer’s Market. Aksarben has the ability to turn its space into a pedestrian friendly space that MTC just doesn’t.

Furthermore, places like Jones Bros, DJ’s Dugout, and Ponzu Sushi have remained constants in Aksarben, whereas I don’t think there’s a single original tenant to MTC. Jones Bros has even survived as the world has collectively moved on from cupcakes as the fad dessert. None of the places I listed in Aksarben are, frankly, extraordinary restaurants or destinations. MTC has had several over the years, most of which have closed. It’s simply that Aksarben has done a better job of mixing uses, and even connecting with surrounding neighborhoods, than MTC has.

Using a broad brush of "every" establishment, isn't true there are several places that I listed that continue to thrive, also I listed many variables that makes the MTC establishments sensitive to going under, also it doesn't help that although the tenant rent is very low at first, after a few years the rent rises x3 and the rent is too high, this in combination with the pandemic killed them; of course there are more factors that contribute.

Residents that live in those neighborhoods chose those places because of how reachable by foot the establishments are, how spontaneous hangouts can be in any day and not deal with traffic congestion or just on the weekends in car centric neighborhoods, also especially for those of us that value freedom in health and being free from big pharma and big medical walking is a better activity than wasting more time than needed at the wheel. For those of us that are familiar and live in the area, it is common to walk between MTC and Blackstone; since essentially both neighborhoods are fused as one

There's also Dickie's bay that closed and was replaced by Oklahoma Joe's in Aksarben in 2018
It wouldn't be ideal to shutdown any MTC roads I agree and when it comes to the farmers market, the Old Market has it on Saturday and Aksarben has it on Sunday (mostly same vendors that come from other parts of the state); it doesn't make sense to hold one in MTC.

Aksarben has connections to other neighborhoods via roads ei cars, and surrounded by single family homes
Aksarben benefits from the Baxter Arena, as well as from nearby College of St. Mary, CHI Health and UNO
Also, there are no nearby destination type, pleasent to be in neighborhoods nearby, except Aksarben itself

The streetcar will improve the flow of customers around MTC and Blackstone; and the development of the lots to the east, which are currently barren will be developed with the implementation of the streetcar. Still the rent for a restaurant in MTC should not be as expensive as it is at the moment.

They do shutdown and use that circular drive though. They do things like Bark Market and little arts shows in there.

When they have the sidewalk chalk art contents, they used the circle drive by the businesses for most of the event. And then the business sidewalks up Farnam for the rest.

I was just thinking about Chicago Dawg. It was such a mistake by them to move from 108th and Maple. They'd done fine there for years. At the time was surprised they didn't try to do second location at MTC vs moving there. They'd most likely still be open today if not for the move to MTC.

Agree, they should have stayed at 108th and Maple. You could drive right up and park in the parking lot, easy to find parking. Plus I bet most of their clientele was out west in West Omaha, not in midtown. It was not a good fit for MTC.

Yeah I used to pop in for lunch and they seemed to have a fairly loyal following. Rent I assume was much for friendly too. When I was in the area I tried their MTC location a couple times. The inside was a little nicer but it was empty each time I went in there. Kind of depressing.

Omaha Farmers Market celebrates 30 years and it's National Farmers Market week




August 6 through 12 is National Farmers Market week and it falls in line with the Omaha Farmers Market celebrating its 30 year anniversary. The observation is meant to highlight the role of farmers markets in their communities. The Omaha Farmers Market opened in 1994 as a way to provide people with fresh produce in the Old Market. It filled a gap of left by the closing of the city market in 1964.

Since the 90s, the Omaha Farmers Market in the Old Market expanded to include the market in Aksarben Village on Sundays. To celebrate National Farmers Market week, you can vote for your favorite farmers market. Voting is open until September 18. Last year, Aksarben Village won first place and the Old Market won second place in Nebraska. Since it's also the 30 year anniversary, a mural was commissioned to be painted by a local artist in the Old Market.

New signage up on HDR for the space that was previously occupied by Green Belly. "R.U.B. Rotisserie Urban Bistro". Looks like a new chain (since I can't find any others out there online) which corroborates with what I had heard a few months ago...

There is a French bakery going in on the E side of the HDR building facing the Inner Rail patio. All the windows were covered inside so I couldn't tell how close to opening it was. The windows did have a lot of information on them about what it was going to offer.

I happened to run into this place while walking around Aksarben Village and I remembered this post. Samuel Bak’s story is pretty amazing, but what floored me was the story behind his bequest. He donated his (rather amazing) entire extensive collection to UNO. Who does that? Admission is free, btw.

I really hope so. Seems like the building housing Chase had a similar story to it last I recall, hope they do the same here. Heard a lot on a few forums as well that Aksarben isn't at it's fullest extent and I really hope that's the case. Projects like these really shape the district.

I hope the building looks better than that. Knowing that HDR is an architectural firm, they could have done a better job in making a better looking HQ. I don't know what HDR was thinking in making a weird post modern fugly shape of a building. And now the proposed building looks like a weird funny building too.
