She also said they are working with several developers about the block east of the library site. She said she wants something on this site that changes Omaha skyline, "something big and tall" and that it is a reality. Additionally, she said she wants something taller than FNB Tower and "we'll see what I can announce to you hopefully soon".
I messaged a source I have in commercial real estate and they said that they are still hearing that a taller tower will be on the library site with a "smaller stepped up office building" on the lot to the east. With the rumored 700 footer on the Lanoha site.

The Mayor may be good with budgets and such. But the Mayor is absolutely unqualified to lead on decisions of urban design and development. Visionary ideas and thoughtful, responsible design is really missing. Just because something shiny and new can be build doesn't mean it's good.

It would be an outright travesty if something tall was built and blocked out our phallic skyline.

Weren’t you the guy a few years back freaking out that a certain city in central Iowa was going to build 2 new skyscrapers (never happened of course) and shame on Omaha for not at least building one? Some of the sh!t people come up with on this forum is flipping hilarious.

3 take-aways from a sad underwhelming press conference.
1. A Mayor who wants to see something big and tall… a juvenile statement at best.
2. 10 + years of consultant’s research and study have delivered what exactly? a cash cow for the consulting group.
3. The City (the taxpayers) will pay out large sums of taxpayer money to lease a private real estate developer’s properties that have been sitting empty, delivering no income to the developer, and difficult to lease in today’s environment. Then, on top of that, the City (the taxpayers) will put up 1/2 of the renovation costs in order to occupy said properties.

So, who’s benefitting? and where’s real investment in the public library system?
It’s like renting an apartment vs. buying a home. I can give a $1000 a month to a landlord for 20 years and have nothing to show for it or I can give a $1000 a month to myself and eventually own a piece of real estate to show for my investment and patience.

The only entities benefitting, actually profiting, from this library development are real estate developers.
You can bet if this library system was a revenue producing venture, we'd be hearing a whole different story.

The possible silver lining I hope for here is that there's still a chance a new downtown library could be built somewhere say like the Civic site with White Lotus. You may ask why not build a new library on a free piece of land with the very same developer rather than lease from them at another location they own? It suggests to me that White Lotus(as suspected) doesn't have their ducks in a row to develop the Civic site. I'm not saying the library is holding up the Civic development but it could be a future component and rather White Lotus doesn't currently have the commitment they want to develop a more grand vision that what was initially released. Remember the statement from the press conference regarding 14th and Jones, "it's the right location until it isn't."

I did not ask "why not build a new library on a free piece of land with the very same developer".

As far as the Civic sight, I believe that should be the sight of a new tower or towers before any other locations. I think a new "tallest" tower at the W. Dale location is just a stupid idea and a poor transition to the new park.

Didn't mean you specifically but I certainly posed that question in my head. I get your point but it's still so early in an unconfirmed game. Wherever a potential new tower ends up regardless of location I think it should still be in context to it's surrounding. As there are no known "done deal" plans/rendering for these locations I think I'll also reserve judgement until such exists.

I mentioned a couple weeks ago that I was told that there was a smaller building planned for the block to the west of the library that will give it a stepped-up look to the taller tower on the library site. They said on Grow Omaha that they have heard about a 6 story building for this block, with ground floor retail, multi-family space, and probably some office.

Apartments and office in a 6 story building? Guess it could work since it's such a large block

My hope is that this building doesn't take up the whole block so there can be additional development and density.

I'm assuming you mean East? or West of Leahy.

So a six story building "stepping" up to a rumored 14-20 story building in front of a rehabbed C.P.P.(Apex) totaling 17 stories. Hard to visualize this all coming together ascetically. Interesting.

I hope there's a strong design emphasis being a new "front door" from Leahy to the skyline.

Yeah, I meant the block east of the library. I saw the word "West" in the thread title and typed that while thinking east lol.

It confuses me since "west of" or "east of" both work depending upon your reference point. Hopefully, a named project will alleviate the distinction soon.

We are still in full blown speculation mode, but if they are going shorter for this site, I would like to see this with multiple buildings, or have courtyards or public alleys/walkways through the block. I have a feeling that if it ends up being only 6 stories and one huge block filling building, it may have similar massing to the Landmark data center/parking garage.

Why is the park apparently being shrunk so that it ends at 13th Street, rather than 14th Street? I seem to have never read in all this publicity hoopla that the citizens are getting an existing park ripped off like this. Or am I missing something?

It’s been the plan for some time to sell that plot of land for “future development”.

I like that idea of a walkway or courtyard in the middle. I really hope it is not one building that takes up the whole block. The mayor said in the library press conference that they wanted something tall on this block and I was told the hope is still to eventually have a residential high rise here, so that gives me hope that this 6 story building will only take up part of the block.

It's hard to tell what the City envisions there. We actually have a couple reference points for what I am thinking. Millwork Commons has the Disbrow Block/Dizzy Mule concept with a walkway through the block that will have retail (check out the brochure: https://www.crexi.com/lease/properties/ ... AYQAvD_BwE) and Clarity's Flatiron project that also has a walkway through the development with some retail and a pocket park.

Here's my rough pitch to the City if I was a developer and they wanted a 6 or so story development for the "future development" site. I would have 2-3 buildings with a small courtyard on the east side of the property, with one or two walkways going east to west to help connect the new park and the library site. It would have retail, but only within the courtyard or walkways and maybe the southeast corner. Walkways can be covered with some translucent material to make it more Omaha weather friendly. Maybe have underground and 1st floor parking garages, cause you know we can't get around that. Each of the buildings will have either rooftop or large elevated balconies to enjoy the view of the new park.

Sounds like we’ll hear whatever plans there are for the library site “within the next six weeks.” This article does seem to explicitly deny plans from Fiserv and Mutual of Omaha, but mentions some developer named Spruce Capital Group as an interested party. I can find basically nothing about them online, though there is a New York based Spruce Capital? But they seem unrelated.

https://omaha.com/news/local/plan-for- ... op-story-1
The mystery redevelopment that will rise in the place of Omaha’s downtown library will soon be announced by city officials.

Mayor Jean Stothert told The World-Herald on Friday that an announcement is likely coming in the next six weeks.

More than half a dozen developers are interested in the site where the 45-year-old W. Dale Clark Library sits, Stothert said.

In November, the mayor announced the relocation of the library’s public and administrative services ahead of a demolition that is expected to wrap up by the end of the year…

Another party interested in the library site is Spruce Capital Group, based on records obtained by the newspaper.

The Omaha-based real estate development and management firm sent a letter to officials in the Mayor’s Office in June.

The firm’s vice president, David Slosburg, wrote, “I believe (Spruce Capital Group is) uniquely qualified to deliver a mixed-use development on the library site. We have the development expertise and the financial strength to do this deal.”

If there is an announcement likely within 6 weeks, the W-H piece certainly doesn’t hint there’s a committed plan in the works..Fiserv has now been eliminated. Mutual of Omaha was all but eliminated..

The question is who, and the size and scope. The original “cryptic rumor” was for a 15-20 story building to rise on that site..it sounds like the timeline to find out is beginning of March…

I read this article as well. Fiserv is likely ruled out based on this content but Mutual may still be in play. I wonder if Spruce Capital would be the type of developer that would build out a spec tower on the site with minimal commitment from tenants.

David Slosburg also serves on the Heritage Service Committee. Not far fetched to connect the dots here.

I couldn't find anything under spruce capital, but you can find things if you search slosburg properties. It doesn't seem like they would be able to do anything like a high rise some of us here (and the mayor) want to see on this site.

I can find basically nothing about them online, though there is a New York based Spruce Capital? But they seem unrelated.
I couldn't find anything under spruce capital, but you can find things if you search slosburg properties. It doesn't seem like they would be able to do anything like a high rise some of us here (and the mayor) want to see on this site.
Searching For "David Slosburg" gets you somewhere, but nothing exciting. Apparently Slosburg Properties hasn't built a gym they promised...

I thought the same regarding Mutual..There seems to still be a slim chance it’s them- I’d give it no more than 5%. Firsev appears to be definitely out. The rumors of their deep involvement in a possible move into downtown turned out to be true..It’s probably fair to say the pandemic put the kibosh ultimately on that possibility..

I’ll try and find out some intel. It’ll be interesting to hear the plans for this site in 6 weeks that’s for sure…

It would be a long shot but theres always the possibility of a new company moving its HQ to Omaha. Another guess would be Charles Schwab maybe building a regional office with the TD buyout.

The article says there are a half dozen developers interested. Apparently, after reading the denials in the story, those six don't include Fiserv or Mutual of Omaha. Outside of the Spruce Group, I wonder who they are? I'm worried we won't even have a tower half the height of the 700 footer rumored earlier.

I thought the 700' tower was rumored for the UP/Lanoha site?

It was..the rumored 700 ft tower was not part of the library site rumor. The 700 ft tower was rumored for the Lanoha (old UP) property.. The rumor for the library site, is for a 15-20 story mid-high rise building…

I'm putting the over-under at 12.5 stories for the library site and I'm leaning towards the under.

I'm just worried it's gonna get tossed to an under experienced developer like this Spruce Capital nonsense and we'll end up with a bad 4 over 1.

We all will be surprised, but not really, when the big plan is from Lanoha. Even better, Lockwood development will build a nice strip mall with drive thru endcaps.

It’s easy to be skeptical about this potential development. But, the city owns the land and if we believe our mayor, a significant high rise, a skyline enhancing development is the desire. That basically came out of Stothert's mouth during her November 15th press conference. So 12.5 stories or lower, completely belies her statements..

I’m just going to try and remain optimistic and try and sniff around to find out any additional “rumor” intel..we should hear (hopefully) what’s proposed by the first week in March if we follow the timeline for an announcement per what was told to the W-H…
