I like this development. It’s so much better than the country club that used to be there. I’m pretty sure the Linked-in building is the largest office building being built right now in Omaha. Yes it’s more spread out than AK Village. But overall I think it looks good.

It's better than last year, but the amount of surface parking is incredible. This could have been so much better.
Lots 2, 3 and 6 should be office towers with ground level retail. Replat 3 should be a large parking garage, that goes underground for a level or two and have enclosed walkways to ALL the office buildings. The McMansions are puzzling, but maybe that was a quick cash grab?
I mean, expansion is still possible in the future, but I won't keep my hopes up.
Better yet, 600-1000 more apartments, and 5-8 more restaurants.

I agree that this property could have aimed higher. The ginormous single family housing always puzzled me. It doesn’t blend in with anything else.
And the parking lots are just plain ugly.
But, this is Omaha, and most suburban Omaha developments look much worse than this one. At least they have attempted to re-landscape the property after clear cutting all of the mature trees that were on the land. In time they will grow to obscure at least part of the views of the parking lots.

Don't get me wrong, I'm definitely more of a density, urban, infill guy. I just like the cohesiveness of the office, retail, signage, landscaping, etc. Take Bank of the West business park as an example of the complete opposite of this from a design standpoint. It's a big hodgepodge.

The development could've been better, but could've been a lot worse IMO. Office towers would've been nice on a few of those lots as ScrattyB suggested, but too many more would've risked making it overbuilt (better to leave bigger towers like that concentrated in already-existing developments). More apartments would've been nice too.

Overall though, at least the development has more cohesion than others (like West Dodge between 132nd & 144th).

Nice, the city can always use more seafood options. Should be a good fit for Sterling Ridge.

With Twisted Cork, Shucks, and this place, Pacific will be Fish street.

Add in the two French bakeries on Pacific at Countryside Village, and you have to wonder if someone in zoning is doing some group by theme thing.

Just drove by Sterling Ridge the other day. It’s looking really good. The Linked-In building is impressive you can even see it on northbound 132nd st just south of Center. It must sit on a small hill. This project has exceeded my expectations. So much better than the old Country club that used to occupy the land. I like that they didn’t try and copy Ak Village. This has a more suburban feel to it and suits its suburban location well.

I live just north. The space is a lot bigger than it seemed as a golf course and will work to improve property values in the area.

I live in the subdivision just south of this development. I’ve watched it landscape and rise over the past several years.. It’s really coming along quickly. The pandemic has never slowed its construction...

“With Sterling Ridge now 10 years into its transformation, it is being recognized by a local group of commercial real estate professionals as an industry standout. In an unusual twist, Sterling Ridge and tenants are at the center of all three awards that the CRE Summit presents annually to projects that have made a mark on the local landscape.

“When you can attract the kinds of companies that are out there, it makes a huge statement,” said Jerry Slusky, founder of the CRE Summit held Friday. “That project site has matured to the point of making major contributions to our economy.”

Rooftops have multiplied recently at the 153-acre Sterling Ridge site — not only those covering commercial businesses, but many with families living beneath them.

Though the mixed-use campus southeast of 132nd and Pacific Streets may be known more for brick and glassy office structures, lately it’s had a busy stretch of residential building.

Twenty high-end houses (up to $3 million apiece in value) have risen or are under construction, and another four are teeing up to start soon. That’s about half the nearly 50 lots available in the Sterling Ridge Estates.

Also any day now, apartment dwellers will be moving into the new 162-unit Avidor Omaha, a complex targeting active seniors 55 and older.

Indeed, residential living is accelerating at the Sterling Ridge site assembled by Lockwood Development on the former Ironwood golf course. Joggers, walkers and parents with strollers increasingly can be seen traversing trails that pass by retailers and offices and across Abraham’s Bridge near the acclaimed Tri-Faith buildings.“..
