Do you mean 15th and 16th? Nice to see some retail being included.

According to Trenton on Grow Omaha, Noddle will be announcing some things for the Builders District in the next couple of weeks. Nothing really beyond that.

Sonny's in Aksarben is great, hopefully it translates DT as well. During the summer it is a magnet for people, so this could definitely be the type of thing to get more evening activity north of the interstate.

I think they got a lease signed for the whole 4th floor. I haven't figured out the tenant yet.
Law firm Fraser Stryker is taking ~38k SF here. They are moving from Energy Plaza. Nice to see additional daytime population in North Downtown.

Weird, I thought someone already posted that. They talked about it when Noddle was on Grow Omaha a few weeks ago. Its going in the Mass Timber building that Noddle built.

Saw this 1955 Spartan Royal Mansion vintage travel trailer in offstreet parking in Aksarben Village today in the Innet Rail loading dock area. Assume this will be the large metal shipping container. The inside has been gutted with probably new wiring, etc.

Jeff on Grow Omaha mentioned in an uncut segment that a hotel (presumably the 12 story one?) will be breaking ground this fall

Someone else suggested it and they generally are located by larger state schools but a Graduate brand hotel would be cool there.

I think this is fantastic news. Hotel rooms lead to lots of hungry people with no kitchens and the need for restaurants and bars.

There’s no proper rendering yet, everything has been conceptual.

Interesting. I'd prefer local but that seems like a pretty good get.

Finally, something new besides another sports bar.

This is a sign that corporate America believes that this neighborhood is up and coming.

I just looked and Le Peep is only 4 other locations in Omaha, so its kind of like the Good Life opening downtown. Doesn't look like other locations outside of Omaha.

Yeah I did some digging and their ownership model is more licensing than it is franchising apparently? Omaha is second to only Denver in number of locations, so it's not the most chain-y place to possibly go downtown.

We first ate at one years ago in Dallas. I think they are all over. Was happy when they came to Omaha. Have never had a bad experience at one.

Here's what I found...

# of Locations by state:

Colorado - 8
Nebraska - 4
Missouri - 1
Idaho -2
Indiana - 2
Illinois - 5
Ohio -2
New Jersey - 1
Texas - 4
Tennessee - 2
North Carolina -1
South Carolina -2
Florida - 3

I haven't been to one in years but I recall it being solid.

Currently, the downtown breakfast scene is below average in my book.

I’ve been to Le Peep quite a few times, it’s good food.

Their model is interesting. There are some menu items that are required to be on the menu across the brand. After that, the local owners have autonomy to put in their own local menu items in their area, probably subject to some guidelines.

Hopefully ends up 12 stories or more as I know many here really look at height closely. For the number of rooms and a few condos though it doesn't add up to me. Unless it's on a very small parcel of land.
