This is why I keep calling out Npdodger. It's fun to believe in something. I am not gullible, at least, I try not to be, but if they're a troll, they are the most polite and consistent troll I've come across.

If anything, Hines promised more apartments, office (T3), and a boutique hotel for future phases. Details are pending, so I am hoping for the best.
I definitely think there is going to be some sort of condo/apartment tower in this area, I just don’t think npdodger has any inside knowledge.
Agreed. At this point, I think an announcement on that front is imminent..

Interesting. I’ll be talking with my cryptic rumor source who indicated to me several weeks ago that Medical Solutions was moving their operations to The Mercantile. This is a rock solid source. But we know things can change.. I’ll see if I can garner any additional intel, as I haven’t heard of any new west Omaha move..

My understanding is that the site configuration (apartments, condo's, office, hotel) has not been finalized and any new construction may begin as late as 18 months from now. One possibility is an extension of the Brickline to the east on the lot previously thought to be the location of the T3 building.

I would definitely support more residential. T3 would've been a sick building, but it was all office space unfortunately. Hopefully the extension would entail a little more height and potentially a rooftop.

When you say "as late as 18 months from now", do you mean we could see new construction on the next phase no later than 18 months from now, or they will not start earlier than 18 months from now? From the CRE Summit, it seemed like Hines was in a holding pattern generally, and I got the feeling they were not planning anything concrete for a while. But you must have spoken to someone with more info than what was said.

That's a weirdly written article. Isn't Medical Solutions an Omaha-based company? The article makes it sound like they are from elsewhere and happens to have an office in Omaha like Bank of the West/BOM. I think they are only in Omaha.

As far as what Medical Solutions does with future office space, from my understanding their staff is almost all 100% remote, unless they have gone to a hybrid schedule.

They have offices in Denver as well - or at least I’m assuming they do.

Based on the architect’s website for the development by Westroads (announced a few years ago now), this same architect did work for a Medical Solutions in Denver. It’s obviously a pretty generic name so maybe they aren’t the same but all things considered it “probably” is.

If you go to this link and scroll down, you’ll see a “previous project” also labeled Medical Solutions which refers to the Denver offices…

Medical Solutions confirms layoffs with Omaha location possibly impacted




Medical Solutions, which has an Omaha location, has laid off a number of employees, KETV NewsWatch 7 has confirmed. The company told KETV NewsWatch 7 that it made a workforce reduction of approximately 10% enterprise-wide. Medical Solutions, a health care talent company, connects nurses and clinicians with hospitals and health care systems across the country. Medical Solutions chief marketing officer Amber Ireland declined to tell KETV NewsWatch 7 exactly how many employees were affected in Omaha specifically.

I will be honest, I didn't really buy the Medical Solutions to Mercantile rumor. On the odd chance there was truth to it, the impact would have been minimal. They do a lot of work from home and have been shedding real estate since they took over C and A Industries. I used to work for C and A, and still have a lot of former coworkers there.
