So this water park they’re speaking of, I assume is something different than the water park of the NC3 project? That would be 2 water parks within what, a mile or so?

I still have my doubts about the waterpark. I really do hope that it happens, but I am pretty sure this is the same water park that they have been talking about, not a second one.

I just hope that it is Great Wolf Lodge-like and not just another enclosed swimming pool.

Yes. That’s what I’ve been hoping for. It would be a great amenity/destination to stay at whenever I bring the family back for visits, especially with 2 kids that love water parks! Went to the DFW Great Wolf, pretty good.

City of Bellevue and Bellevue Downs Racetrack Support Nebraska Casino Study

A recent casino study by the Innovation Group has named Bellevue as the number one revenue generating market for casino expansion in the State of Nebraska. Bellevue is the third largest city in Nebraska, in Sarpy County which is Nebraska’s fastest growing county. The study estimated that Bellevue would generate $60 million in casino revenue which the City of Bellevue and Bellevue Downs officials as well as experts in the field feel is an extremely conservative estimate.

Three other Nebraska casino studies have shown that Bellevue’s casino revenue estimates to be between $102 and $112 million. The Innovation Group study also estimates War Horse Omaha’s casino revenue as being $110 million, while a study done for Elite Gaming shows War Horse Omaha’s revenue estimate to be $194 million. The Elite study also estimated that the combined revenue with War Horse Omaha by adding a Bellevue racino would be a net increase of $50M or 26%, adding $10M per year in tax revenue.

It sounds like the location on Fairview Rd and Ft. Crook is not the most likely spot for a casino. I was told, by the mayor directly, that the gaming commission requires an address be filed and the owner of Bellevue Keno now owns that land. So, he registered it with the commission just to "get something on the books." And that the actual most likely spot for the casino would be Highway 34 and Kennedy as that would be where they are planning to build the water park along with a couple of hotels. He agreed that Hwy 34 and Kennedy is a more optimal location for a large scale development like a casino due to the density of housing on the Fairview corridor along with it only being 2 lane streets with not much in the way of stop lights. I pointed out that injecting that kind of traffic and noise into what's essentially residential now, may not be optimal and he seemed to generally agree. Mayor Hike said the chances of that location ultimately being where the casino lands is probably in the range of 10-15%.

Also, the location on Capehart was explored, but fell through. I was told that the ability to build enough access roads wouldn't work due to the ARUZ restricted zone on the North. I was also told they found out in a feasibility study that the ground there is extremely polluted and would require a ton of mitigation that would make it not cost effective. I don't know what that land was used for in the past, but one can tell there is some remnants of some industrial use when you look at it.

This sounds like another time the City of Bellevue is putting the cart before the horse. They are just throwing things against a wall to see what sticks. I have heard discussion of the water park in that area with a retractable roof, but can't fathom how that is cost efficient when other communities aren't able to get the funding to build natatoriums and those communities have a better track record of development success. With all the water infrastructure that will be required to feed that development seems like they should have a site nailed down by now.

BELLEVUE, Neb. — The city of Bellevue got an update on a study on horse racing, and officials called it encouraging. The new study said a Quarter Horse racetrack would be a plus for the Nebraska racing industry. The study from the Innovation Group was commissioned by the Nebraska Racing and Gaming Commission. It showed the Nebraska Quarter Horse Association population should be big enough to support three Quarter Horse tracks, specifically one in Bellevue. The study also said Belle Vue Downs would not impact thoroughbred racing at the existing licensed tracks. That track currently has a license application with the Racing and Gaming Commission. The city adds Belle Vue Downs would likely bring a $4 million increase for the racing industry in the state.
