Though it isn't one of the super-stores, it is the biggest in Nebraska. It actually would have really surprised me if they had built a super-store given there's already one in KCK and another store in Kearney.

Kearney isn't really even much of a store, its more of a warehouse with a store attached.

'Shops on Giles' sign is up between 114th and 117th. You suppose all of these light industrial property developers are thinking retail and entertainment now? :)

Did a little investigation (For those who are interested in La Vista)
Cornhusker is being developed to from 96th to 108th St.
and a new development is planned for La Vista that will define their 96th St. boundary with Papillion south of Giles:

The land south of Giles from 96th to 108th will be residentail being rezoned from transitional agriculture to single unit family tomorrow.

So everything east of the creek and 108th north and south will be residential, everything west to I-80 will be Industry/Commercial. I still can't find anything about The Shoppes On Giles.

There is a small section that Papillion has jurisdiction which made this a two phased project:

Yeah they are going gangbusters south of Cornhusker and the road smoothing thing-a-ma-jig (sorry, perhaps someone can tell me the technical name for these interesting pieces of equipment) just made a pass today south of Giles along that 108th route north of the creek. The past several weeks appeared to have been spent on some significant storm sewer work. The creek and it's tree line (which I suppose will ultimately disappear by the time the NRD gets done) make for a nice buffer between La Vista's booming Giles housing developments and the light industrial/warehouse developments which sit just west.

Not to mention the new bike route along the creek!

BTW - Has anyone noticed the landscaping along this corridor?
OTC did a great job - in a few years this will be a great 'industrial park'

Presently, it would appear that Dallas/Ft. Worth is the only one, although a couple metros have one and the other is just outside the metro (e.g. Detroit). With announced future stores, you can add Omaha/Council Bluffs metro and Kansas City metro and Denver metro and (maybe) Baton Rouge metro.

FWIW - Just one more post on La Vista.
They are going to get bids on the new fire station on 108th and Chandler:

There is no Chandler on 108th - I am guessing it would be the 7700 block south that would put it just north of the new bridge that has yet to open. This rendering is of the west side so I guess it will be on the east side of the road. A good place for western growth anticipated by La Vista. That would make 108th St an important road. But I doubt that La Vista would extend 108th St south of Cornhusker since that is in Papillion's jurisdiction (see previous map posted) as also is 114th St. It does not look promising that 96th will go through yet. As the warehouse disctrict land is being grated by Belloni I don't see signs of a road -- yet -- they say that they will correct that funky corner.

A new sign by "Buland Group Construction" has been out up on the parcel once bought by ShopKo on the NW corner of 96th and Giles. I assume that means they begin building whatever is to go there shortly. Also on the SW corner, they seem to be building out the Val Verde strip mall by developing the outparcels. Nothing on the NE corner as of yet. It seems only to be the beginning for the Giles from 96th to I-80.

I didn't see a date on this - but it is just a conceptual site plan - I wonder if they expect some retailer like Target to build there. Papillion's SuperTarget is just too close.

Maybe La Vista is working on taking back some of the tax base they lost to Papillion. :)

It sure looks like it says Target... with the bulls eye logo to the left of it.

I can't recall either (it's heck to get old), was there supposed to be a theatre going in here. Looks like a theatre behind Cabela's. Obviously that's a lifestyle center at the southeast corner... restaurants lining the entrance.

Wow, what a mystery. I have a source who provided another site plan... and the hotel/convention center closely mirrored what your previous plan looked like.

Also, the home improvement store probably was what they expected to be Millard Lumber... which as we know is supposed to be going to the old 'Western Electric' property.

I'm thinking your first site plan is the most accurate one.

Michael Bowen, president and CEO of Westwood, agreed, saying he had faced several challenges trying to draw retailers, particularly stores like Crate & Barrel, which tend to be more popular with female shoppers, to Westwood's lifestyle center development in La Vista, Neb. Called LaVista Pointe, the 550,000-square-foot center is anchored by Cabela's and surrounded by a Marriott Hotel and convention center, as well as a regional home improvement center and a theater complex.

"We had a very, very challenging time trying to co-tenant female-oriented retailers there because of the perception that Cabela's tends to be more popular with male shoppers," he said. "Instead of relying on just one anchor tenant for Sundance Commons, we want to bring in three to four anchor tenants, two of which will be comparable to Cabela's drawing power."
This article was in Utah's Daily-Herald - I believe on Jan 26th - talking about a Cabela's in Utah being developed by Westwood Development Group - the same developer for Southport West of LaVista Pointe. So - does this mean they are trying to bring a Crate & Barrel here as well as a regional home improvement center?

This is strictly some personal speculation here but perhaps the move of the home improvement center (Millard Lumber) to another location is part of a plan to change the direction of this development some. Another type of retailer (Target or something) would be better suited to a shopping center with Crate and Barrel etc.

That being said, is this a good location for a lifestyle center? Don't they normall try and locate them in the center of residential areas?

According to the World Herald, the La Vista Pointe plan is the most up to date working plan for "Southport West." The article isn't online yet, but there's nothing too exciting to report. Cabela's breaks ground Thursday, the city plans to pay to develop the parking lots so retailers won't have to pay for it themselves, Hammon's has yet to release any building plans for his hotels. One thing missing from the article is the mention of the Embassy. I'm a little worried at the moment if that is still going through...at least as an Embassy.

Those surface parking lots are fantastic, I wish they had room for more.

Seriously, would it be so radical to build a retail development with a couple parking garages. Maybe even one you could park your car and walk from store to store without risking your life crossing miles of parking lots.

That is exactly why I hate Village Point. What a missed opportunity, to only but in surface parking and no residential or even a hotel is just sad. Lifestyle center? Village Point is a strip mall.

Building plans submitted for Cabela's indicate that the La Vista location will have many of the same features as the Nebraska-based company's other stores, including an indoor archery range, a shooting gallery with laser guns, a food court, a walk-through aquarium and a centerpiece called "Conservation Mountain" with mounted animals.

Looks awesome, IMHO... And the aquarium is a free thrill for my almost 2 year old. Nemo doesn't have to be tropical when you're under 2, he just has to have fins! :-)

It WILL be smaller than other 'super stores', but ours is one of the few which will be built without the use of tax incentives (we can probably thank the presence of Bass Pro Shops for that).

Wow, they must be working with a skeleton crew. I drive by here every day, and it really didn't appear like there was much going on back there (just a couple of trucks and backhoes). Obviously I haven't been paying close enough attention.
