Hmmm. I think I liked the original better and I really don’t like the concrete wall facing the street on the lower elevations.

No, it ain't bad. Maybe semantics, but I am pretty sure the Texas doughnut refers to units wrapped around a multi story parking garage. This looks more like a 4 or 5 over 1 type structure to me.

I don't think I have seen such detailed plans for the landscape plants that they plan to use on of these before. Kinda made me laugh. Usually it just says grasses, trees or plants. They have a whole page identifying the plants.

To be honest this building design could have been better, this building has repeating monotonous patterns. Maybe it's just the preliminary renders but I hope they invoke a variety of layered textures. The Brickline is a great example of a nice apartment building with varying visual features and balcony designs vary, also the multilayered textures make the Brickline look classy.
Though maybe this apartment complex to be built is more lower budget, so that's a factor.
Still the most important factor is that this area is getting some much needed good density in this area.

I disagree. There are some nice brick treatments on this and it blends well with the brick building that will remain. Much better than some of the other recent projects.

Drove by today, fencing going up and large hole has been dug. The parking surface has been removed and work is active on site.

See how this development actually preserved the buildings already there, planned ahead on parking instead of just throwing up a garage, and actually took time to blend in to the neighborhood? Backhoes digging out a future apartment site in Omaha’s urban core unearthed some unexpected remnants of an old dairy factory that once distributed milk to doorsteps via horse-drawn wagons.
Among the surprises: mysterious tunnels; intact ice cream bottle lids that spilled out when a vault was struck and an entire foundation of a brick building.
“We knew there’d be debris, but not to this degree,” said Tom McLeay of Clarity Real Estate Companies, a co-developer of the 194-unit Oxworth apartment complex that will span an entire city block. “It’s almost like we’re amateur archeologists, discovering this century-old dairy foundation that hasn’t seen the light of day for 40 years.”

Yes, on the other hand, maybe some of the surrounding underutilized buildings could be rehabbed towards that end. I think there are a number of buildings in this Leavenworth corridor that are being used yet for storage/light industrial use but as this area continues to transform with more multifamily housing I'd expect more commercial demand to follow. Down the street I believe the former Leavenworth Cafe still sits empty and Vintage Oasis has also shuttered.ita wrote: Thu May 21, 2026 11:55 am
This was earlier this week. I wish they had planned some ground floor commercial space along Leavenworth. Otherwise, nice in-fill project for the area.

I saw it Monday when I was heading down but wanted to come back when the light was better so I go there about 8pm last night.
