I knew someone that took a job at Applied about a year ago but they have already left the company. Is the partially completed building going to sit there for years now ? talk about a potential eyesore for West Omaha.

Hopefully this will be consolation for those who are worried about AU's HQ, cranes were put back up recently and there is recent activity at the site.

Drake Williams steel wanted all the iron for the job off their property. They have been sending out truck after truck to AU to be unloaded on sight. That is why the cranes are up.

That is what I heard. I'm currently working on the Carson project and will be/ was going to work on the AU project. We'll see what happens.

Nice finds. I would like to see a future new construction in downtown emulate the height and design imagined in these renderings, particularly at the Mercantile (Hines/Conagra) project and in North Downtown with Kiewit's Builder's district.

It would be nice to see this kind of detail for Lanoha’s propsed Highrise on the old UP downtown parcel..

Sadly, I think that subject thread will get moved into the Minarded “Projects Never Built” forum in a couple months...

Interesting too that the map of Omaha included here shows Dillard’s at Westroads coming in 2022. That’s been rumored before to fill the Younkers space, but this is the first time I’ve ever seen a date listed. Maybe it really is going to happen.

One of the renderings looks to be about an eleven story building. I would much rather see that building go downtown than West Omaha. Although by or if the building ever gets built at all it will probably be shortened to 6 or 7 floors. Still not crazy about the Heartwood development at all. Seems to be just urban sprawl.

Nice catch..

The map also includes the Dillard’s at Oakview. An additional Dillard’s in the Omaha market makes sense.. As there are 2 Dillard’s in the Wichita, Kansas metro, which has 350,000 less of a metro population compared to Omaha...

One Dillard’s is plenty for Omaha. Not sure why Wichita has two. One of them could end up closing at some point. Kinda like Lincoln having two Barnes & Noble and larger Omaha has only one. Hard to say if Dillard’s would move to Westroads. They might stay at OakView until that mall is shuttered and then exit the Omaha market all together. Department stores are barely staying alive. The Flagship Macy’s in Chicago is scheduled to close in a few months on the swankiest shopping street in the city. Brick and mortar retail is a mess, wouldn’t put a whole lot of hopes and dreams into it.

You don’t know Dillard’s business model, nor their business health, so you can only speculate..

For years, The Omaha metro had 3 Dillard’s. They look to be adding an additional store to serve the market.. Which makes sense given Omaha’s 1 million population metro...

I Believe Dillard’s was supposed to open a new store at the Empire mall in Sioux Falls. I think that plan has been placed on hold and most likely cancelled. Either way it’s never been built and was announced two years ago. The chances of Dillard’s doing any expansion or movement in Omaha is very low. It’s just the way retail is now. I’m glad we have at least one Dillard’s, especially with Younkers gone.

Yet the CBRE links show a Dillard’s plan for opening in 2022 at Westroads, along with the already long established Oakview location..Omaha is a MUCH larger market than Sioux Falls, SD..with a population that Dillard’s might deem as underserved..

So we’ll see. But you (and I and anyone else) are just speculating right now..only Dillard’s knows what Dillard’s will do...

I disagree. If we want mass transit to be viable across all of Omaha, including a rail line down dodge one day, we need new Urbanist centers like this across the city. Suburbs themselves aren’t inherently the problem, it’s the way they’re built.

While I welcome the new jobs that come with this project, I wonder if they will come at downtowns expense. If downtown could get some new highrises built the Heartwood development wouldn’t bother me so much. Even an eleven story building built DT would be great. West Omaha seems to have a better chance at getting an Eleven story building built than DT does.

I drove by this site a few days ago and noticed the same thing.. No news update that I’m aware of..

You don’t see this happen very often somewhat rare to have construction come to a complete halt. Actually very disappointing, it potentially could stay this way for years. Could hurt nearby property values if it stays idle for many years. Could eventually turn into a haven for graffiti and other sinister activities. Not good at all.

The sad part is, it was not hard to see this coming if you know someone within the company. Their leaders would prioritize a big beautiful campus with shiny windows over investment in innovation in their products/services they offer. They also started planning for this construction in the midst of a complete halt in their sales in their biggest state, California, which accounts for a majority of their income (insurance general or some regulator in the state paused all their activity in the state and they ended up being fined for their practices).

Yeah, lots of parking lots surrounding the Row. Seems like it will end up being Omaha (and every other American city) in miniature.

Nope, that's still the plan as I can tell, it'll just be surrounded by stuff like this. Here is the master plan of the area, with these restaurants taking up the upper right section just below Union Trust. And for those saying this is a degradation from the original proposal, it looks like this area was planned like this all the way back in 2016 when it was first proposed.

I’ll stop short of saying the sky is falling with components of this Heartwood development.. Let’s just see what shakes out. Remember, Heartwood Preserve is 10 to 20 years until a complete project buildout..so we have quite a ways to go...

They haven't removed the cranes, but thats probably an expense they'll make when its certain the project is dead.

Maybe you guys know something I don't but I just did a cursory look at their web site. They've been buying other insurance companies, including this year. The founder bought it back from Berkshire. This isn't a LBO or some snot nose private equity firm buying it.

Has there been an announcement of abandonment of the new campus in Omaha? What have I missed?

I know the last communication that they have had with the Harvey Oaks Homeowners Association is that they are still “100% committed” to the development. It almost feels like misdirection though and my faith is slowly diminishing. We will see after the 180 days. They are reaching out to them after that time frame to get an update.

I drove by this mess on Saturday while surveying west Omaha development. The Governor may have to step in to get to the bottom of this, as this partially constructed building cannot be allowed to sit idle for years. I don’t ever recall seeing a situation like this before in Omaha and don’t know how common this is nationally. Not sure anyone knows what to do next.

There were a number of cases like this during the recession, most ended up being sold to different companies wanting to develop the area later on. This was, of course, at a huge price cut as well.
