Appears to have been repair work on a sewer pipe.. definitely nothing I would be getting excited about with regards to the Hotel now being under construction.

I was thinking sewer because I remember from dig tickets green is sewage. Well maybe it's a precursor..

Well they are supposed to have three levels of parking below the central plaza. Maybe they are diverting the plumbing away from that area so they can dig.

Amazing they can go that deep with the water table there. I remember all the issues with TD Park when they started digging.

I would assume they can engineer a way to make underground parking work about anywhere, just a matter of cost.

Also the Elevation of the Playing Filed at the Ballpark is 980'
The Elevation of the Shamrock Project is almost 30' higher at 1010'

Drove by this weekend. A couple lights were missing, there were some cracks in the pavement with some weeds, and it looked like some trees had been removed. Nothing in the way of construction.

I know they can engineer it, was thinking more in terms of cost. The ball field has the drainage system, but this development is looking at a multi story underground garage. It's elevation may start higher, but it seems to me it will be going much deeper. I had a friend that worked on TD and I know that it became more of a challenge than they initially anticipated.

It isn't "below ground" really but there is a parking garage built into the CLC that has three decks I think. The top is flat with 10th and Capitol and the entrance is at the same elevation as the Hilton.

About this project specifically? No

But lots of projects start late. It happens all the time. This is such a high profile project its just under the microscope from all of us city development nerds. Building something as small as a 1 story office building on a 1/2 acre lot can get complicated, I cant imagine a project this big with TIF, MECA and the City involved. Its also in a CSO area, who knows what the geotech found when they did they test bores being in an old industrial area, and its also in a super fund site.

I am guessing they need all those ducks in a row before they can even finalize contracts with possible tenants and the hotel. Then you add in financing on top of all that, its a big job.

There are a million reasons a project can get delayed, but there very few options for getting a project back on time. Its not like the contractor is behind and they can start working Saturdays. If you get behind during the planning phase, you are kind of stuck.

I have faith in this local developer who has a proven track record, doing a project in a great location, in a good economy.

Finance issues are slowing things up still. Not sure how serious they are, but they are taking longer than was planned.

Heard both financing issues and need. Was told the hotel has good support, but with the Tetrad development announcement, the other proposed structures are in limbo.

Lets hope that at least the hotel gets built. I would love to see much more developed, especially the southeast corner of 10th and Capitol.

I hope they have the ability to just build the hotel if that's what this comes down to. This development was supposed to have separate financing and builders for each segment of the overall development all under the general guide of Shamrock. The Tetrad development is most likely years away from being built, if it happens at all. I can't imagine the Shamrock developments office/retail spaces being altered by something that might happen five years from now way up the hill. It's not like the office space segment of this is a 40 story tower that will accommodate numerous companies with thousands of employees. Apartments have been sprouting up all over downtown/midtown so I can possibly see a little hesitation with the housing portion of this development but even then this would be a new highrise apartment tower with great views, great location, so even this part of this seems likely to succeed. So what will probably happen, because it's Omaha, is Shamrock will only build the Hotel, because of the proposed Tetrad development, Tetrad will scale back because of the Shamrock and Lanoha developments, and Lanoha won't even break ground because of the Tetrad and Shamrock developments.

I was told, not by someone with in the project, but does know a decent amout about what going on with it. Said the financing is a BIG BIG problem. Believes that it will be sometime into the middle of next year before it might be "resolved". The concern is the office/residential portion, and that if it did get built, would be well after the hotel. The hotel has the best chance and if it gets done, they believe it would open late 2016 at best. The office portion construction, would put it close to the time that work on the civic site would be going on. The talk he heard was that if there was competition between the two sites (developers) for tenants, that Tetrad would win out for a variety of reasons.

Obviously this is a complex process to get the financing. It just seems so strange that financing could be secured too late that the hotel could miss Omaha's three biggest hotel events in 2016 with BH/CWS/Trials. That is nearly a month's worth of dates that the hotel could be at ~100% occupancy. Yes it is small potatoes when spread over the entire cost/life of the building, but putting your project on the national stage like that can't hurt.

Why would anyone hold a much publicized Groundbreaking ceremony, then not be able to start construction? Just who doesn't end up with two black eyes from that happening? Everyone looks like turkeys.

Good news! I heard a rumor that they hired the company that has been building the strip mall at 90th and West Center for the past two years to handle construction of the Marriott. That should really speed things up!

I just wonder if it would even be possible to open the hotel by the CWS and swimming trials in 2016. I doubt at this point they could. That would have to be a very aggressive construction schedule.
