I saw that map yesterday. I highly doubt it was put together by anyone with ties to the project. It was far from anything official or sanctioned by the developer

Bummer - multiple viewers of the map but no one grabbed a screen shot, LOL. Couldn't be any worse than the rumors that swirl due to Reddit discussions if the graphic ended up on this site. Would be interesting to see what people are simply thinking they could do with the expansion.

THe first thing that jumped out to me that said this is fake at best is that IKEA was on a lot size that might hold a large gas station.

That's a new one - do you have to "assemble" their gas from different raw chemicals and other materials (similar to how you have build all of their other products? )

If that were true the site would be publicly known by now, as would a plan for the structure. Depending on the scope and scale of the project, site preparation would likely already be occurring or might even be completed. At this stage (mid February), the construction company involved would even be known. Permitting would be going on. Some of the necessary materials would be on site or arriving.

A Lego store might very well end up out at Nebraska Crossing, sometime, but anybody telling you it is evolved to the point one would be opening this summer is sniffing glue. I guess a genie is involved that would just bob her head and make this all just magically appear, I guess?

My interpretation of "pre-construction" in this case could refer to final planning. At most you're looking at a plumbing and electrical permit... no new structural elements required - I've owned retail locations, permits and construction doesn't take long when you have a vanilla box.

I agree - I do give Yates a lot of credit for turning this place around. I remember not too long ago when it was a ghost town and had about 3 retailers in it, I think one was a comic book store.

I support his ideas - I don't believe they're necessarily all feasible (ie, getting an NHL team here). However, at least he's motivated.

I do believe that corridor (ie, where NEX is and perhaps even west towards Lincoln along I-80) has a lot of potential. I feel it's the best location for a store such as IKEA.

Sounds dumb but that LEGO store will be packed open to close. I started thinking about it and it will likely be the closest store to Sioux Falls, Grand Island and several other small to mid-sized communities.

This will definitely be popular and another good get for Nebraska Crossing. KC just got a another LEGO store in their new airport/terminal. Kind of caught me off guard.

When my boys were young we took them to the Legoland at Crown Center in KC, and also hit the Lego store at Mall of America.

As much as Yates mightve not worked out at Crossroads and as mentioned have some high expectations for Nebraska Crossing, I feel he can have succession with NC. Having the state to back him up and the ability for so much space and a prime location.
