Is this project still going to plan? With the avenue one (I beleive it was a part of heartwood) as well as the rest or has it been scaled down?

Avenue One is a separate project at 192nd & Dodge.

Heartwood Preserve is certainly not living up to its original billing when Noddle was involved, but stuff and things are being built.

Oh okay thanks for letting me know. Anything on avenue one? That to me looks the most exciting conceptually. Id just hope it doesn’t hurt downtown by trying to create one out west. I’m from down north but I’ve heard people from west O say they won’t go east of 72nd and parents won’t let them go downtown. This was all before the mall was redone though

Did you ever notice that with very, very few exceptions developments that are announced with massive fanfare end up as a non cohesive yawning mess? In the exception category I'd place Midtown Crossing first. Of course that was driven by Mutual and clearly someone in the company saw to it that it didn't end up a sh*t show. Capitol District to a large extent also mostly came through. Village Pointe for the most part is what was originally promised, though over time the configuration changed as retailers teased their intentions and then pulled out. On the other hand, the Boys Town property, Avenue One, h e l l, for that matter pretty much everything on Dodge west of 168th with the exception of Village Pointe. Dodge west of 168th had such potential to be an amazing example of planned development.
Heartwood Preserve and Avenue One have zero soul, zero personality, zero innovation.

Of course, that's just my opinion. I could be wrong

Legacy, TriBeDo, the Southport Outlets (though NEX is nice enough), that one Downtown Millard Plan, I wouldn’t be surprised if Village Pointe was more ambitious once upon a time. There’s been a lot of theoretically ambitious suburban developments over the years that have |expletive| the bed or not happened at all.

I would exclude Millard Lumberyard District. It was never billed as some exciting new area. I think people just had ideas that it would help spur new development, which it did not.
Millard Avenue. The site, which was vacated in 2008, spans 12 acres and will become a new multi-million dollar development. The site will mostly include multi-family housing, some office and retail space at both entrances to the development, as well as outdoor community spaces. The development will consist of seven residential buildings which will be a mixture of three and four stories, totaling approximately 544,000 s.f. The housing units will include 338 bed consisting of a combination of one- and two-bedrooms. Two additional buildings will include 38,000 s.f. of office space and 19,000 s.f. of retail. Ample parking will include 600 residential stalls and two commercial lots providing a total of 295 stalls. The development will be completed in one phase, and construction is scheduled to be finished in 2017.
Apartments, a 2 story strip mall with retail and offices, and later the second strip mall morphed into a police station. Nothing really exciting, but it was written to make people excited.

From what I can find it was going to be called “Millard Town Center” but I’m having trouble finding any good info since it seems to be from about 2004.

I would pretty strongly disagree that Capital District turned out how it was originally sold. The aesthetics of the buildings ended up being a lot cheaper looking and the “entertainment district” area in the middle is basically just a screen stuck in the middle and looks cheap.

In a lot of cases Marty Shukert from RDG would make these amazing renderings and the final outcome, if any, would not only look nothing like the renderings but in some cases be outdone by a trailer park.
I kind of feel bad for Marty. He's very talented.

Great find! A shame most of the images are dead, but I would have loved a project like this from the little we still have.

Ovation has restarted construction. Crew was out cutting the slab where the building burned down. Hopefully they build a new tower.

I keep being told I'm wrong when I scream there's a problem with these "ideas" that will go nowhere. They're just large commercial developments that have wonderful initial art-advertising, but no follow through.

It's like selling a house that doesn't have a spectacular backyard, but it COULD have that backyard, so I get a Graphic Artist to render some Boards of what it COULD look like, Pool with color changing lights at night, Fountains, Fire, Fireplace, Pergola, all the bells and whistles, but it never happens.

The best follow through I have seen in a large commercial project has been Aksarben Village. They kept tight control of each zone. The only areas where they have seemingly lost their way, is in the areas of Residential on the Smaller Lots surrounding the Parking Garages. No one wants to live in a Row House or a 3-level apartment-type building facing a Parking Garage that is going to cost an arm and a leg. It would need to be a Mixed-use building with Residential on the top floors, so more of a 6 story building, with Retail on the first, some small offices on the 2nd.

The original plans for residential were mostly condos, but then they were going to be 400k (15 years ago). They build all those apartments instead. They are so poorly built. The floors shake when walking up and down the halls. It also took them 10 years before there was a decent influx of business. I think the commercial aspect is pretty good now, but yeah, the residential part did not come to fruition the way it was supposed to. It's sad when "disappointing" is our best. Of course this is all my opinion.
I've also had my name on the list for a unit in Westfarms/Heartwood, but no updates since the day I put my name on the list years ago. The way it's going I'm going to be an old person and will end up at Ovation, but will have to cross 4 lanes of traffic to eat dinner :lol:

Development wise, Omaha is on par with receiving a beautiful box wrapped by Borsheims, only to open it with great anticipation and find that the actual contents came from Walmart.
Or Goodwill.

Streets are starting to be poured in the residential area west of Millard North.

The trail and ponds are really starting to come together on the west end. Guessing this should finally be finished up next year.

There's signs of something happening at the building that burnt down. They painted the remaining frame white. Hopefully will start to rebuild soon.

Work starting north of Millard North. A crane has been assembled and some big drillers.

According to DOGIS it's owned by Broadmoor, so looks like apartments.

I'm assuming those are at least a month old, correct? I think that barn roof in your first photo is gone now, correct?

A whole lot more leaves on the trees too.

As for the barn roof, I'll say it again that it's a shame they didn't take advantage of any existing buildings that used to reside here. Even if they had moved the houses that resided off 144th and Dodge out and turned them into little boutique shops, it would have been far more interesting than whatever this eventually turns into.

Not quite a month old but taken close to three weeks ago. I believe that’s the building where the cigar lounge is going, The Apiary Social Club if anyone can confirm.

Does anybody know why Charleston's is moving to Heartland Preserve? It seems like the location north of Dodge has some of the best visibility in West Omaha.

Mahogany Prime was not built as a Mahogany Prime and they wanted to move because the current restaurant is as nice as the other Mahogany Prime locations. Mahogany Prime and Charleston's have the same owner, wonder if they like them located side by side? I agree, the new location shouldn't change much.

If anything the move into a new building might put them on the map in another/different way again. I haven’t been to either for awhile but I will go to both Charlestons and Mahogany’s once open in the new space because I’ll want to see the new space.

Was there something like that that was supposed to be north of Canopy Ave? I know south of it they planned to have a dog park, which they put the grass down a few years ago. There is also a paved open area just south of that, which only has some trees for now.

I walk this whole area in the summer frequently, so have watched it evolve over the last few years. Thinking through what I've seen ongoing lately, this year it looks like the following will happen:
  • The park/trails on the west end will be completed. They made big progress on it last fall.
  • Houses will likely start going up in that area too (just west of Millard North). The streets were also put in last fall.
  • The brick "Main Street" will likely be done. The bricks have been sitting across the dog park/open paved area since last fall.
  • Apartments will start going up just north of Millard North. A crane has been on site for a while now and site work has been taking place.

Black circle is hotel
-Red lines is boulevard
- Orange circle is pond greenspace, amphitheater
-Gray circle is AU HQ
-Yellow Circles are single fam homes
-Purple line is the ped bridge
-Blue Circles are other office buildings
-Red circles are mixed use condo/apt/1st floor retail, etc Ak village type stuff
-Green is the farmers market area. The green spot to the right in the circle is the new garden

The talk from some investors who have stake in the development, there were supposed to be 2 other taller buildings (taller than Union Bank & Carson Wealth), that were to be mixed use. The talk was that these buildings were probably not going to be built due to the current interest rates (this was before they have come back down and settled at 6.5% currently), cost of building materials, etc., as rents would need to be astronomical to offset the cost.

I am hoping this is NOT the case, and they continue to push forward with their original vision of a higher density (like what was shown in the marketing photos on their website when first launched).
