-Red circles are mixed use condo/apt/1st floor retail, etc Ak village type stuff
-Green is the farmers market area. The green spot to the right in the circle is the new garden

Wow almost 8 years ago. As someone new to this website, this is wild to look at.

At this points, what even is the realistic expectations for The Heartwood Preserves final product? The website still advertises some incredible photo renderings.

You are correct, its now "SID Number - 583" not part of Boys Town or Omaha.

The talk from some investors who have stake in the development, there were supposed to be 2 other taller buildings (taller than Union Bank & Carson Wealth), that were to be mixed use. The talk was that these buildings were probably not going to be built due to the current interest rates (this was before they have come back down and settled at 6.5% currently), cost of building materials, etc., as rents would need to be astronomical to offset the cost.

I am hoping this is NOT the case, and they continue to push forward with their original vision of a higher density (like what was shown in the marketing photos on their website when first launched).

30hop, a small restaurant chain in Iowa is opening their first out of state location in one of the buildings currently under construction. I was told it’s going in the same building as The Apiary Club.

Looks like the Demarco home on Pacific is next on the chopping block.

Property changed hands at the end of the year, been dumpsters out there the past few months. The trees and utilities are marked with wheel loaders and excavators nearby.

Reminder: Part of the South Farm deal was that the lady that lived there could live there as long as she wanted. Believe she was active at St. Wenceslaus as the reason.

Also reminder: Original sale conditions of the north farm area from Boys Town was, that Boys Town put "restrictions" on what could be developed there. No idea what that is or was. No CBD or vape shoppes I guess?

If this is the best that modern architectual and engineering and thier graduates has to offer, the urban dev dreamers are in for a big disappointment.

frankly, designs around here took a nosedive in the early 2000s. they don't even compare to thier contemporary designs in other metros. They are neither timeless, inspiring, nor reflective of any identity(td ameritrade may get a pass). my only guess is material cost and effeciency are the only factors.

the carson, au and ubt buildings have done a disservice to the land they were built on. onyx, well, goes without saying, is not a fit.

I'm guessing they planned to place them in this space so it would easily convert into several smaller bays when people don't dine there?

Although a few examples exist of a restaurant taking up multiple spots in a strip mall exist in town, there aren't many that come to mind that are at the $$$$ level. I know Jerico's is one, but I've eaten there once in the 20+ years it's been open.

It looks like it should be a Beauty First or Ulta, not a fine dining establishment, IMO. I'm shocked they'd leave a dedicated building with class and some character to go into this space.

Now they're tearing out all the trees around the Demarco home and will demolish it soon enough. I really wish they had more thought into the design and using existing buildings to integrate in the development. Add the old along with the new would have been more interesting. Utilizing the farm buildings and homes for shops. Leaving a lot of the old trees or at the very least, using that lumber if anything is good to create more mass timber projects.

I know my thoughts are not perfect for this, but it's just so stale for what's gone in so far.

Nah you’re right. This was originally pitched as a pretty special, interesting master planned development, and none of the interesting components have yet to be built. It’s just a lot of disjointed, bland, generic West Dodge development that isn’t much to write home about.

Yeah, I didn't realize that Mahogany was going to be in a regular strip mall building. Gives the developer/owner flexibility. Maybe Mahogany is on a shorter lease?

That would make sense but the ad above shows them on a FIFTEEN YEAR lease! I don’t know what they’re thinking with that aesthetic. They may have shot themselves in the foot here. Maybe the interior will be gorgeous, but yikes to the exterior….

I said nothing about the relative quality of the food. I am only stating that if you are spending fine dining money, you should get a fine dining experience. And there ain't no way you are going to get that in a bay that could have been a Great Clips.

For those that don't Remember, Red Rock Canyon Grill built the other location, when they closed Mahogany Prime took it over. I heard one of the reasons Mahogany Prime moved was because the old building was not up to Mahogany Prime standards.

I agree with this completely. Dining is not just about the food quality, it's also about the experience. I paid a lot of money to eat at Callie in San Diego (a Bib Gourmand restaurant on the Micheline Guide) and it was fantastic. Awesome experience and service, fantastic food and drinks, and an elevated aesthetic and vibe. I paid just about as much to eat at a place in San Francisco to eat the same quality and type of food but it was crowded and in a older building, rushed service, and poor aesthetic/vibe. I probably would not go there again, but I would go back to San Diego just to eat at Callie.

To be fair to Crossroads and Heartwood, L Street lacks any residential component, which both of those have significant plans for. If anything, Heartwood is currently more like Village Pointe Jr., with less retail, so far. It remains to be seen what Crossroads will resemble.
