Wolfson Cars Lot on Saddle Creek & Hamilton

I noticed a real estate transaction happened on the old Wolfson Used Car lot at Saddle Creek and Hamilton St.

Same owner has the whole triangle shaped block that included the old funeral home as well. Anyone heard of any plans for the block?

It looks like the owner of the assessor site has the same address as A United Automatic Door-Glass. They are right up the street from this location. Maybe a relocation for that business?

He owns several of the businesses and buildings near his glass company. Maybe he had an opportunity to buy those properties too. It’s an area ready for development, even if it ends up being another gas station. With all the developments around Ace Hardware it’s just a matter of time before something happens here. Can’t wait to see something better than those blighted properties!

That's a prime spot for something. Really hope it's something cool or at least useful to the neighborhood, preferably not another gas station. I would think Kum and Go (or is it Quick Trip?) and whatever it is across the street got a pretty good lock on that market.

Looks like a 5 floor apartment building with 160 units and 7100 SF of retail here. City spending some money working on the sewers in the area in conjunction. Appears they will vacate the portion of Saddle Creek between NW Radial and Hamilton and that they have plans for some future development on property they own further NW on Saddle Creek.

They do have a turn lane on Hamilton in the plan.

I’ll bet they won’t have a green turn arrow though. There are so many turn lanes in Omaha near Benson and the nearby areas without dedicated turning before or after straight away traffic takes their turn. Drives me crazy!. I think Hamilton NW Radial will be a new bottle neck.

Developers and the city are hoping a 160 unit apartment complex is a catalyst to making the area on Saddle Creek more pedestrian friendly, similar to Benson and Dundee.

I'd love to see this area add some density too... But I think it's so far from having the great bones that a district like they claim to want, needs.

Take some of the existing businesses there though, like the car wash and coin laundry, demo them, and create some 2-3 story buildings with restaurant and bar space plus apartments, and that could work. But I think the area needs more than the two lots, too. So maybe get creative and do not just the normal 1 level mixed use, maybe add basement bars, or even build a small food court in one of the buildings.

One thing that could make an immediate impact is for the developer, who owns A United Automatic Door, redevelop the properties they currently own along the strip, 1410 and 1415 N Saddle Creek.

Unfortunately some of the other properties in the area look like they aren't ripe for redevelopment. The Gorilla Car Wash is pretty new, built in 2014, and there is a decent sized parking lot that could be redeveloped but is owned by Waypoint Church. I guess the church could sell it for redevelopment, but the parking lot adjacent to the building is pretty small, maybe 40 spaces.

If anything, I hope this project turns out to be a momentum builder and brings new life to the area.

Also, could we call it the Peanut District, or the Saddle Creek North District?

I was talking about the car wash at 1508. Geez, I forgot about that Gorilla wash. I went there once, and then realized it wasn't a self-wash place.

Regardless, I could see it being a smaller hub. But acting like it has the "bones" to be anything like Benson, Dundee or Blackstone would take major work. I'm all for it, of course.

Yep. The big Millard Lumber redevelopment did not spur anything at all (unless you count the failure of Millard Roadhouse and building of a medical building). They still haven't even filled the strip mall.

I think that's a great development. It's worst attributes are that it was built in suburban America. As a development, it doesn't make sense right now. But maybe in 20 years when Omaha is a little more dense, it will be looked at as a nice enclave in West O. It would be nice to see more of these throughout the metro though, where you can have a neighborhood headquarters that people can walk too.

I briefly lived not far from here, but there was no way I was going to walk across Millard Ave to get there. Instead I just spent many nights at the bars on the other side of the street, or the Taco Mill.

I went to the neighborhood meeting for this development last night. Developer was patient in answering questions, and Pete Festerson was there to champion the city's/taxpayers' involvement. My biggest takeaway was the permanent closure of the stretch of Saddle Creek from NW Radial to Hamilton. That weird 5-way intersection will become a 4-way. Hamilton will get turn lanes. The apartment/retail parking lot will be able to exit right/south out of the parking lot onto NW Radial.

Neighbors are generally concerned about traffic, parking, traffic, and parking.

As bad at that intersection is now, it'll be downright ugly when they take out Saddle Creek (which basically the most purpose it has now is for people wanting to continue SB onto Saddle Creek while skipping the Hamilton & NW Radial mess).
