Block 65 - 15 Story Apartment Building

Block 65

Argent Group, from Chicago, is planning a 15 story apartment building for 14th and N. This would be next to the Sharp Building.
That means the building proposed for the southwest corner of 14th and N streets will have high-quality amenities, including a coffee bar, fitness center and an expansive lobby with a door attendant.

It includes about 200 apartments — mostly one- and two-bedroom units and a few studios — three floors of private parking with 165 stalls accessible off 14th Street and the alley cutting through the middle of the block, and a fourth-floor exterior deck.

Matthews said Argent is still negotiating with the city on the need for retail space on the first floor, which is usually a requirement for downtown projects that receive tax-increment financing.

I searched around for information on Argent Group. They built the Latitude in Lincoln. They were also the original people behind the Moselle twin tower project at River's Edge in CB. My understanding from reading city council minutes from the end of last year is that they are not part of that project anymore, but I may be wrong.

Two high-rise apartment projects in downtown Lincoln poised to move forward
Two multimillion-dollar projects for downtown high-rise apartment buildings — one in the Gold’s Building and another at 14th and N streets — are within a week of getting a green light from the City Council to move forward.

The council held public hearings on both developments Monday: a $71 million project that would build a 15-story apartment building at 14th and N streets and a $50 million renovation of the Gold’s Building into apartments and some office space.

The council will vote on both projects at its May 3 meeting. Several council members had questions, but none raised objections during the public hearing on Monday, and no one spoke in opposition.

This is awesome for Lincoln. Its just as surprising that we have not seen similar proposals in Omaha.

Fantastic news that this is advancing. Would be great to get rid of that surface lot.

Agreed. But Lincoln has one advantage I would think. The college plus everyone moving to more urban living...

Agreed. But Lincoln has one advantage I would think. The college plus everyone moving to more urban living...

I think Omaha struggles partly because it is pushing multiple large developments at once. Lanoha takes a whole city block, Civic site is essentially four city blocks, Conagra/Mercantile is 20 acres, Builders District is similar in size. This leaves out a lot of potential developers when the City is looking for whole city blocks or districts to be developed.

That is a good point. We still have substantially more open real estate in downtown Omaha compared to downtown Lincoln.

Midland Business Journal reports this is still moving forward with construction slated to start in 2022.

The boost here is a state capitol and a 30k university on either side of downtown. Really sets up the core for success.
