Cherapa 2, 3 & 4: $160M new retail, office & apartment development planned on Sioux Falls’ Eastbank

A new $160 million development will change the face of Eastbank in downtown Sioux Falls.

Three new buildings are planned right by the current Cherapa Place near the Arc of Dreams.

Cherapa 2, 3 and 4 will add 180,000 square feet of office and retail space to this corner of downtown, along with 150 apartments, 12 luxury condos and 1,000 parking spaces.

Looks great, I really love Sioux Falls, hopefully they can pull this one off.

Sioux Falls is going to have a great urban feel to it, more than what you’d expect for a city of that size.
He said "They are some big, ugly red brick buildings"

I have always said this about Sioux Falls, it has a mini-Omaha feel to it. It has a lot of the amenities Omaha has just to a lesser extent. Sioux Falls has grown almost 20% in the past decade, and is getting close to 200,000.

I could be wrong but it feels like Sioux Falls has had quite a few of these big downtown projects that have fallen through.

Yes, they have, another reason why I think there are like a mini-Omaha. They release great renderings and have great ideas but to get them to fruition is another story.

They did have one called Railyard that ‘died’ down here. The difference in this one might be that the developer of the Cherpa 1 is the one who owns the land and is proposing this project….time will tell.

My wife is from Cedar Rapids Iowa which about 20 years ago was a very similar size town to Sioux Falls but now Sioux Falls is over 209,000 and Cedar Rapids is only 136,000.

It’s amazing the growth that Sioux Falls has seen, when we were last up there about three years ago it reminded me of a mini Omaha with all the different restaurants and shopping areas they had.

Actually their MSAs paint an even more dramatic picture. 1990 Cedar Rapids was 210,640 and Sioux Falls was 153,500. Now CR is 276,520 and SF is 276,730.

I was in Sioux Falls this past November, I got a chance to drive downtown and it looked like two mid-rise buildings were going up, both looked to be about 9 or 10 floors. I thought this was very impressive for a metro of this size. Needless to say these two buildings will have a big impact on the city's growing skyline.

Yes there may be a couple new midrises going up in Sioux Falls, but it is one of the toughest cities to get around. The infrastructure and design of that city is a nightmare. Having spent a few years of my life living in South Dakota and having some family that live in Sioux Falls, getting around the city is a problem and will most likely always be a problem.

The growth is spread out, the city didn't invest in the urban core and grow the infrastructure with the population - which is why it takes 15 minutes to travel two miles most of the time if you are not using the interstate system of course. It is mainly a city filled with parking lots and strip malls, which is pleasing to some, but is a tough design for city transportation when the population has grown so much.
