The City of Gretna Planning commission meeting for Nov 23 has this line item.
C) Hy-Vee, Inc. c/o Andrew Reich, 5820 Weston Parkway, West Des Moines,
IA, 50266
Requests: Approval of a conditional use permit to operate a Hy-Vee Grocery Store,
which is classified as a large box retail in the MUC Mixed Use Commercial
zone.
Description: Existing Lot 358, including additional ground platted as Lot 1 Aspen Creek
Replat 5, Sarpy County, NE. Generally located north of Highway 370 and
East of 192nd Street
.


Dirt started to be moved on this ground about 2 weeks ago.
For the record  NEBUGEATER does not equal BUGEATER    !!!!!!!

I spoke with a guy that I think was the assistant manager at the new Hy-Vee Fast & Fresh Express near 204th & Harrison. He said the Hy-Vee at 192nd & Hwy 370 is suppose to open in 2022 and is supposed to be the largest Hy-Vee in the Omaha area. I'm not sure how true all of that is, but he was emphatic on both points.

With dirt work started, the fall of 2022 is not out of the question at all.

It's a catch-22... the ppl and the store at 180th & Q is very nice and helpful, but when they run out of stuff (which is way too often) they don't have much back stock due to the overall size of the building. They seriously run out of things they should not run out of... cold coffee drink, frozen potato patties (ie, wanna be Arby's potato cakes)... and they don't have several vendors to choose from. IE, potato patties are Hy-Vee house brand only. I know it's being picky, but it stinks having to go to other stores to get things HyVee simply can't keep in stock.

180th & Q is supposedly their highest-grossing store per sq ft in the entire company. Which isn't surprising because it's always busy and it's their smallest store in Omaha.

I've asked them if they'd ever extend that store west where they have a decent chunk of green space left, but a manager told me it was over $4 million and they won't spend the money on it. I'm sure that's even less likely to happen when they build these other two stores.

In any case, I'm surprised they're going to build 2 more stores in the same general vicinity to 180th & Q as I'm sure it's going to cannibalize a lot of that store's business. But, maybe that's why they want to build these other two, to help with the business level they see there.

Do you have info other than the gas station that they will build at 204th & Harrison? I have heard specificity that they will NOT build there. There is also a Fast & Fresh that this sign is up to build another location along Hwy 6/31 near Center street. It is in the green space to the S of the strip plaza that has the Starbucks and Table Rock Co in it. The street that goes to Victory Lane for the car condo's

Well, it could just be hearsay I suppose as I thought they were only building the Fast & Fresh there, but I was told by an employee at the gas station on 180th & Q as well as a manager at the new ACX movie theater that's nearby.

IMO, I think that's too close to the Q St store so I do question that. But maybe all of the building in Elkhorn justifies it?

I always thought 180th & Pacific was too close too 180th & Q. I'm sure Hy-Vee has people more informed and experienced than me that have it all down to a science based on population density, traffic patterns, and so on.

192nd & Hwy 370:

What I heard when Hy-Vee Fast & Fresh Express was opened at 192nd & 370 is that the full Hy-Vee typically follows within 2 to 3 years. I don't know what the source of that info is or if it's accurate at all. It was easy to confirm a full Hy-Vee was going to be built behind the 192nd & 370 location as Hy-Vee had already bought that land.

204th & Harrison (George B. Lake Pkwy):

I've not heard anything about a full Hy-Vee at 204th & Harrison. Does Hy-Vee own any of the property in the immediate vicinity of their 204th & Harrison convenience store?

Hy-Vee doesn't show as an owner on Sarpy Assessor's website for 204th & Harrison. FWIW

That Hy-Vee Fast & Fresh Express is on the north side of Harrison at George B. Lake Pkwy. So, probably a Douglas County Assessor thing.

I looked all around that area when I showed that location in the Grow Omaha Construction Update a couple months ago, nothing was showing in Douglas county at that time.

It's good that this location is continuing. I've seen that HyVee has been putting some of their new store plans on hold lately.

Looks like signs are starting to go up on the building. I saw a sign when I was driving on 370 today, was it Wahlburger? I would have to drive up close to confirm lol

I browsed through the HyVee website to see if they mention the opening date, but no luck. However I did come across another store they recently opened in Wisconsin and shockingly they did in fact state they have a Wahlburger's inside. They also have a sushi place, that goofy clothing shop and some other nonsensical concepts. You would think they would have learned from the other recent fails they've experienced. I've heard first hand the clothing section is not doing well... it's not even doing "OK". But I suppose if the blueprints are in place and materials have been ordered you can't do a lot to change the entire store layout.

I am looking forward to a better liquor dept when compared to their store on 180th & Q. Also I'm hoping they have a lot more backstop than the Q St store. The store director at the Q St location started jacking up that store's prices well before covid... and was happy to brag about the store's profitability. I guess if "Joe Consumer" is will to pay the price then it's our own fault.

Of course now that 192nd between Giles and HWY 370 is torn apart it will be a real challenge to make it over that way.

I'm so "wait and see" on this stuff these days. Originally, I heard opening dates of Autumn 2022 for the Gretna Hy-Vee. Heck, even when construction is complete there's no guarantee it will open right away. Look how long the completed Amazon fulfillment center say there. before operations began. I'll wait until I see the "Now Open" banner. lol

Late 22 was there announced target date. They did officially say that it was delayed too before then. I have not seen anything official on a new date, though. I get that too since it can be a moving target that they cannot always control.

Car washes are out numbering Starbucks by now - at least the rent will be too high for a dumpy MegaSaver to drop a store nearby!

Not to go too off-topic, but has anyone heard when there might be any movement on the Elkhorn HyVee at 204th and Maple? They have been sitting on that land for over a decade.

I have been wondering about this, and my friend who lives in Elkhorn keeps asking me about the 204 & Maple St also…

They sat on 180th and Pacific for like 20 years IIRC, they must have some sort of formula for households within a certain distance

I agree on the car wash thing - I wanna know who has the $$$ to build all of these at one time. And it's not only one person/company, there are two going back and forth (Tommy's and Rocket). I wonder how many people have signed up for one of them and tried to drive thru the other brand?! 🤣

It's the shift to subscription-based car washes. Pay a recurring flat monthly fee and go get your car washed as often as you want. Of course, that's really only handy when there's several same-branded car washes (one close to home, one close to work, etc.) where you can go to get it washed when you have time. So, businesses like Rocket Car Washes, for example, are building locations like crazy.

People love those monthly-fee car washes. They'll be lined up while it's raining to get their car wash. They pay a flat monthly fee for it, but they sort of forget about it,and think of it as a "free" wash. So, even if it's raining, why not? :)

When I was managing C-stores in Dallas, 1982 most of the major gas stations offered free car washes. No tickets, no codes, no credit cards--just roll up to the door and take your turn. I'd wash my car once coming to work, and again at the end of my shift, and like you said, when it was raining.

Sure, they were nylon bristles and you'd lose your paint job if you kept it up, but free was free.

Forty years later, you can spend north of 30USD on your car warsh. Tempus fugit.

The latest Apple Maps update for Omaha shows the Gretna Hy-Vee building. It appears that Omaha’s display is now up to date as of at least late summer 2022.

The location is noted on Google Maps also

Any update on when it plans to open for sure? Also any recent photos? I believe the latest above still show the steel skeleton going up. I imagine they have to be at drywall by now, aren't they? Since 192nd is torn up between Giles and HWY 370 I haven't been over that way for some time.

Are any other businesses or strip centers going to open around the same time? The HyVee on 180th and Q had that attached strip with dry cleaners, an ice cream place, Chinese place and so forth. Then DJ's went in soon thereafter along with McDonald's. On the other side you have Scooters, Godfathers, etc. A lot of that seemed to go into around the same timeframe. I read Culvers supposedly bought land but that means it's still not even graded. Plus when Culvers was interviewed about it they made it sound like they're still only considering the area.

Get ready for 2.5 to 3x more in the area. These are all funded by private equity with almost bottomless pockets. One of the major ones closed another round of funding and will cause the others to do the same. The end goal is to either get acquired or go public. With car values up and people loving subscriptions it seems to be working.
