You're not going to get much sympathy here. It's a four story building that's going to be built on an empty lot with industrial buildings on two sides, a highway on the third, and a gas station on the fourth. Destroy property values? If anything it'll raise them...mikekristie wrote: Thu Apr 06, 2023 4:48 pm This is a terrible idea this is being put into a residential area that has been here a long time and it's going to lower all the property values. Whoever approved this doesn't care and all they're worried about is tax dollars.
[Criminals] aren't acting out of the finely calibrated selfishness that prompts sober citizens to line up behind a microphone in a well-lighted room at a zoning board meeting. You can't hope to jam a stick in the ground without all its potential neighbors jostling each other to be the first to explain exactly how the stick will destroy the quality of their lives; how, while playing, their children will stumble against the stick and be abraded, giving rise to fatal infections, or how the stick will eventually start to lean, undermining property values. [...] In the suburbs, every new structure more complex than a mailbox is portrayed as the emotional equivalent of a pit lined with spikes and covered with a grass mat. [...] people who testify with straight faces that Chicago is full—the city reached its point of maximum human saturation, alas, with the arrival of themselves, and now the addition of even one more person to their neighborhood would, it pains them to report, mark the advent of a nightmarish dystopian world of overload, gridlock, and social breakdown.
Every thing I have ever seen on this form of NIMBYism says that it's not just selfish, but wrong on every level.mikekristie wrote: Thu Apr 06, 2023 4:48 pm This is a terrible idea this is being put into a residential area that has been here a long time and it's going to lower all the property values. basically_the_conclusion_always wrote:The fear that housing density will hurt property values seems to be primarily based on
anecdotes. By contrast, most research has come to a different conclusion: in general, neither
multifamily rental housing, nor low-income housing, causes neighboring property values to decline.
Two studies have taken a macro look at home values and house appreciation near
multifamily housing properties. One study focused on “working communities” throughout the
nation – neighborhoods of predominantly low- and moderate-income working households. The
study looked at data from the 2000 US Census and compared house values in those communities
with the share of multifamily housing in those communities. The conclusion: working
communities with multifamily dwellings actually have higher property values than other types of
working communities. In other words, the average value of owner-occupied houses was highest
in working communities with the most multifamily units. In fact, among working communities,
“the high multifamily areas had the highest home values, the mixed-stock areas the next highest,
and the single-family areas had the lowest.”15 The study also noted a similar phenomenon with
respect to income: among working communities, higher household income was positively
associated with the share of multifamily housing.16
Eh, I think that's too far for the spirit of eomaha personally. As the adage goes: "Attack the ideas, not the person".
I’ll rephrase then. His idea/opinion on that lot becoming apartments is idiotic.Athomsfere wrote: Fri Apr 07, 2023 2:56 amEh, I think that's too far for the spirit of eomaha personally. As the adage goes: "Attack the ideas, not the person".
Obviously it's a kneejerk reaction to a million incorrect things he's been told over his / her life. It's unfortunate so many are so quick to become a NIMBY.Louie wrote: Fri Apr 07, 2023 3:20 pmI’ll rephrase then. Don’t forget the storage units right there on 6th… as well as the abundance of vacant lots that used to have houses… and the crumbling roads… and they’re worried about property values? This is a lifeline being injected into this area! Be thankful!! Look on Google street view and see for yourself.Athomsfere wrote: Sat Apr 08, 2023 3:30 amObviously it's a kneejerk reaction to a million incorrect things he's been told over his / her life.
