Site Characteristics:
The property is comprised of approximately 3.29 acres developed with a vacant commercial building in the North Park office complex. Property to the north, south, and east is also located within North Park and developed with similar office/commercial buildings. Property to the west of 120th Street is zoned R3 District and developed with single family residential uses.
Development Proposal:
Submitted plans show a major addition/expansion of the vacant building with a six-story tall, 150-unit apartment building, along with amenities and parking. Based on the unique character of this site and the proposed multifamily residential use, modification to the development requirements of the CC District would be required and, as such, the applicant has included a request for a PUR-Planned Unit Redevelopment Overlay District. In addition, multifamily residential uses are a conditional use in the CC District and, as such, the applicant has included a request for a Conditional Use Permit to allow Multifamily residential.

I used to work across the street. There would be an RV in the parking lot almost everyday. So yeah, very good upgrade.
We need more high density residential in our business parks. It will give a nice option for people who work in the business park. There are a lot of entry level jobs here.

That building isn't currently in the flood plain. It is in the new proposed flood plain but it sits higher then the flood elevation. Also, I believe the apartments are only going to be on the upper floors, not the ground floor.

In its new form, the obsolete health club will gain heft and height: A single story is to grow into six, and new wings are to be built in the parking lot.
Old parts will be fine-tuned as well, with an indoor pool revamped and an airy lobby retooled as a main entrance for residents of the 150-unit market-rate project.
The repurposing of the structure northeast of 120th and Blondo Streets has received a preliminary thumbs up from City of Omaha planning officials, who see it as a good re-use of a derelict infill property.
One interesting tidbit from that article is how they were inspired by the apartments on 72nd and Dodge.

I noticed one the other day but it was smaller, not sure if it qualifies. It looked like one of those ones that doesn’t have a cab at the top, not sure the technical name.

Yeah the new one isn't a tower crane....more like a crawler crane.
They’re been taking their sweet time on the existing structure. Must have encountered issues with the indoor parking, hence the addition of the apartments and |expletive| to parking lot. Glad to see it going vertical.

Its a hard to get a good photo. The holiday Inn blocks the view from the south, which I prefer in the winter months. The easiest spot is from the office building to the north, but for another month or so, you are mostly looking in to the sun. It will be a nice spot for a early morning or late evening photo once the sun move north. I thought about parking in the neighborhood to the west and shooting across 120th street in the afternoon. Otherwise it shooting from 118th street in the morning.

Thanks, I think I have something even more recent.
Its strange. A picture is worth 1000 words, but they sure don't spur discussion lately. However if posted a comment saying "This apartment is great with all the free parking", I'd get 15 comments saying what a P.O.S. I am... LOL. I'll just stick to taking photos.
