Downtown Sioux Falls celebrates year of growth,
braces for more with new retail strategist



SIOUX FALLS, S.D. (Dakota News Now) — Sioux Falls continues to grow at a rapid rate, with several thousand people moving to the city each year. The city’s downtown has seen the most noticeable boom at every mile marker — the last year, the last two years, the last few years, the last decade, the last quarter-century. More new buildings, businesses, shops, restaurants, bars, entertainment venues, and, somehow, more outdoor green space for events and recreation, with more on the way. Downtown Sioux Falls, Inc., or DTSF, is the organization that, DTSF , is “Here to ensure downtown is a place for everyone, every day. We do so by boldly leading the downtown community by championing diverse experiences, economic growth, and a healthy environment.”

The group plays a major role in luring outside events and potential new businesses and business leaders to the city. Wednesday marked DTSF’s annual meeting, attended by dozens of downtown business and political leaders — including Sioux Falls Mayor Paul TenHaken. The mood of the luncheon was celebratory, as the president of DTSF admitted it was the community’s opportunity to toot its own horn about the “wins” it experienced in 2023. “I think we’ll look back on 2023 as an inflection point for Downtown Sioux Falls,” Joe Batcheller told Dakota News Now. “We had once-in-a-lifetime development happening, with Cherapa Place and The Steel District.”

Another new multi-use development coming to downtown railroad district



SIOUX FALLS, S.D. (Dakota News Now) - Yet another new major office, retail, and housing development is coming to downtown Sioux Falls. “The Railyard Development” will continue the recent rapid growth in the “railroad district” on the east bank of the Big Sioux river. It will sit on the four acres of railyard land the city bought from BNSF railway way back in 2015. The anchor building will be a five-story, 56,000 square foot mixed-use facility for retail and office space on the south side of Eighth Street, across the street from the Cherapa Place Two development, which includes the Railyard Flats apartments. The ground level is planned for shops and restaurant space. A parking ramp with 180 stalls will sit alongside. On the south side of the property will be three apartment buildings with over 230 units.

Christensen has been a real estate developer for 21 years with almost all of his properties located in downtowns, including Des Moines, Omaha and Iowa City. He was chosen because of similar developments in downtown Des Moines, downtown Omaha, and downtown Iowa City.

Sioux Falls is really coming along. That area has changed so much in the past 10-15 years. Kinda like downtown Omaha. I always say that Sioux Falls is a mini Omaha as they have a lot of the same shops/restaurants finance and medical fields that Omaha does.
