The site is designated as Low Density Residential in the
Omaha Master Plan within a community 60 mixed use boundary (at 56th
Street and Sorensen Parkway). However, because of the number of
existing multi-family units in the area, the site must be developed as part
of an R6-PUD built at the R5 density (and other more restrictive
regulators).

The requested rezoning from DR to R6 is acceptable when accompanied
with the PUD-Planned Unit Development Overlay and built in compliance
with the more restrictive of the R5/R6 site development regulations.
Submitted PUD plans generally comply with the more restrictive of the
R5/R6 zoning regulations and comply with the goals and objectives of the
Omaha Master Plan. The requested rezoning is appropriate.

Not sure why they want to keep it that way, but okay. Looks pretty much like Prairie Spring part 2.

Not exactly complaining, but it looks dated in my eyes.

OMAHA, Neb. (WOWT) - People living in a north central Omaha neighborhood have started a petition to stop more than 200 apartment units from being built nearby.

Sean and Patty McGhee have lived around 54th Street and Kansas Avenue for years — and for years, a big empty field has been the view outside their front window.

Now, the city planning board has given the green light to build a 210-unit apartment complex in that field, and the McGhees don’t think it will fit in their neighborhood. They say the area is already oversaturated with apartments.
