Proposal
The project site is comprised of two vacant parcels located in a single family residential
neighborhood. These will be replatted to allow for the development of 14 single family homes,
each on their own parcel. The homes will be for-sale units of about 1,750 square feet in size, each
with three bedrooms and two baths.

The homes are designed to be affordable for-sale units, sold to income households at 60 to 120
percent of the Area Median Income (AMI), as required by the developer’s Spark Capital funding
source. Spark is a local organization working towards becoming a Community Development
Finance Institution (CDFI), and is partnering with the Impact Development Fund (IDF) out of
Denver. They help to cover the gap between the construction cost and the final sales price

I'll be interested in how expensive these end up being, but they look like some nice rowhomes. Glad to see any development that isn't just single family detached houses.
