A similar request previously went before the Planning Board and received a recommendation for approval at the April 2025 meeting. However, since that time, and with additional site information, the applicant has made necessary design adjustments-most notably the removal of the underground parking structure originally planned beneath the proposed
building. This change has resulted in a slight reduction of the overall building square footage and adjustments to the surface parking configuration, which requires a new Special Use Permit application be submitted due to the reduced number of off-street parking stalls. The building's exterior materials, operational functions, and overall programing remain unchanged.
The submitted site plan proposes development of the site by Girls Inc., as a recreational club providing education, health/wellness space, a gym with outdoor playing areas and sports fields. The proposed use is classified as a Recreational club in Chapter 55, Zoning, of the Omaha Municipal Code.
The facility will consist of an approximately 36,000 sf building dedicated to afterschool programs, workshops, and recreational activities. The club will be open to girls ages 5-18 from 230pm-6pm Mon-Fri during the school year, with extended hours during breaks and summer (7am-6pm during summer). The facility will accommodate up to 300 girls during peak hours and will also include rental opportunities for the community.
