Costco (122nd and Dodge)


I have been reading this forum daily and just decided to finally join.

Did any of you see the news last night on KETV about Costco? They said Costco plans to build a store at 122nd & West Dodge Road next to Menards. Presently that site has a white ranch style home w/ barns and is owned by the Blumkin family. If the planning board and city council approve ground breaking will be in 2007. I couldn't find the link on ketv.com but hopefully others on this forum saw it as well.

Well this should make all of you who have been wanting one of these happy. I'm not sure what Costco is but I'm glad we have one now.

Costco is a discount warehouse like Sam's..

We have been discussiing this exact location for a Costco in our Rumors section in this thread:

I did not see the story, nor have I seen it reported on any of the Omaha TV or print media outlets as of yet, but we'll leave this thread open just in case we get an 'offical' word..

Its pretty much official unless the planning board or council shoot them down! As the newscast indicated, the submittal has been made. It may not make it to planning board right away, however...

Costco Wholesale has filed a proposal with the city to open a store near 122 and Dodge streets.

If it all works out, the Costco will sit above Menards. The property on the west side will likely be residential.

Costco is 10 times better than sams. This is a great get for Omaha and ever since the one opened up in des moines a year ago--i've never have had to return to sam's again.

Although this is not quite a done deal, it's about as close to 'official' as we can get..

Here is a piece from the W-H:

'Costco Wholesale Corp., an international chain of membership warehouses, has entered into a purchase agreement to buy land for a possible store in west Omaha.

He said the family and Costco entered into a purchase agreement for about 20 acres of the 45-acre site. Additional retail and residential development would be built on the remaining land.

The purchase agreement is contingent on the completion of a master plan and rezoning of the property, Wiese said. The eastern half of the land is zoned for commercial use, and the western half is zoned for high-density residential.

The matter is scheduled to go before the Planning Board in July'..

The Coscto at 122nd and West Dodge is one step closer to reality..From the W-H:

'Costco's plans for its first Nebraska store earned a swift endorsement Wednesday from its west Omaha neighbors and city officials.


No one objected Wednesday as the developer presented plans to the Omaha Planning Board for a large commercial development anchored by Costco on vacant land on the north side of West Dodge Road near 120th Street. The development, to be immediately west of Menards, received the Planning Board's unanimous endorsement.


The property northwest of 122nd Street and West Dodge Road has long been primed for development. The land once belonged to the family that started Kitty Clover potato chips in Omaha. More recently, Rose Blumkin, founder of Nebraska Furniture Mart, owned it. After Blumkin died in 1998, the land was held by four trusts that benefit the families of her four children.'..

There is a "Slusky Development" sign up there by Menards now. Is that one old?

I think Slusky might be selling the lot in front of Menard's that they split off. I don't think they are involved in Costco. Costco is moving forward with platting issues and will begin construction this year.

i always knew that spot would someday give into development, but i also thought it was a terrible location. It does have street visibility, but getting to it is a different question. I think it might be confusing to some people how to get to the access road to get there[/right]

It would be a terrible location for an "impulse" store like fast food. By the time you saw it, and decided you might want to stop at Wendy's, or Taco Hel-lo, for example, you would have missed the exit. By the time you got to the next exit you would have forgotten about wanting to stop. But Costco is a destination store. People drive for miles out of their way to go to it, and once the learn how to get in to it they will remember it for future trips.

I am going guess that that whole hill by Menards is going to go away and the dirt will fill in the valley west of the house creating one HUGE flat development.

They are currently out pouring the footings for the building in the east end of the property.

They also have 2 HUGE surcharge piles compacting the west end of the property.

I loved Costco when I lived in Vegas, but I've never been to Sams so I really cannot compare the two, but I know that the Costco's in Vegas both had a gas station and a good snack center.. does this one plan the same?

I know the state is going to improve the 132nd street intersection, but I don't think it is going to be enough. In this time of walkable neighborhoods and interconnected mixed use areas, why is this development going to be so isolated from its surrounding neighborhood. The 2 Purple areas are going to be the only access points. The red arrows show possible access points which I am going to assume they are not using due to neighbors traffic concerns.

I am not looking forward to going to any of the business along this one mile streach.

I'm also fairly certain there's a precipitous dropoff from the level of Costco to the street level in the Candlewood neighborhood (where the red arrows are).
