OMAHA, Neb. -- Omaha wants an inviting new housing complex on the site where the Wintergreen Park Apartments were condemned in 2005 and demolished in 2006.

Plans were released this week for the property, which had fallen into disrepair and become a haven for violent crime. City leaders, including James Thele in the Planning Department and Councilman Jim Suttle, said they hope future development will make residents forget about the complex's troubled past.
Along with infrastructure and zoning requirements, the city's plan spells out what the city wants on the 25-acre property, which includes single-family homes or an assisted-living facility.

Thele said the plan is already attracting outside interest.

Habitat for Humanity plans houses for former site of apartments in North Omaha

Habitat for Humanity plans to build more than 80 houses on the long-vacant former site of a troubled apartment complex in North Omaha.

The homes will be erected on more than 15 acres of land near Sorensen Parkway and 51st Street that has been vacant since the city tore down the condemned Wintergreen Apartments in 2006.

Habitat’s proposal, pending review and approval from the Omaha Planning Board and City Council, calls for 88 single-family houses, with three to five bedrooms, on the 15.5-acre former Wintergreen site and an adjoining 3 acres. Omaha Mayor Jean Stothert announced Tuesday that the city will partner with Habitat on the development.
Took a bit of time, but this site is finally being developed. The City is revealing a lot of projects on long undeveloped sites this week.

January 2005 The city has an order to demolish an empty building at Wintergreen that was damaged in a 2001 fire. Another building was partially burned in a fire this month (January 2005).

Wintergreen Park Apts AKA Myott Park Apts.
The owner was ticketed for conditions at those apartments. Avram Cimerring, who is based in Israel, bought the Wintergreen Park Apartments and the Park Crest Apartments within the past year. Problems at both properties predate Cimerring's purchase of the building.

"It's just dangerous," the Rev. Kristen Gray of Eagle's Nest Worship Center said of the nearby Wintergreen, a 213-unit complex that is mostly vacant.
Avram Cimerring owns both Wintergreen and Park Crest, a 155-unit complex at 48th and Sprague Streets. He declined this week to comment about the properties.
"I'm worried," said northwest precinct Capt. Paul Cook, who meets monthly with others to discuss how to help Wintergreen. "About the condition of the buildings, the condition of the apartments and also resident safety."

The federal housing department has ordered the property to be turned over to someone else or lose its federal subsidy. receives $100,000 a month from HUD. Hud is also requiring a new management company and a total rehab.

Habitat breaks ground for 85 new homes on long-vacant North Omaha site

Work is about to begin on 85 new homes on a hilly patch of abandoned land at 52nd Street and Sorensen Parkway in North Omaha.

Habitat for Humanity Omaha is building the development, which it has dubbed Bluestem Prairie. It’s intentionally designed for multiple generations of people. Habitat believes that mamas and papas and babies, and grandparents too, will make their homes and build community there.

The nonprofit says Bluestem Prairie will provide “affordable homeownership opportunities for families of various sizes, ages and incomes.”

The development will bring new life to the well-located but long-neglected site of what had become the notoriously ill-maintained and troublesome Wintergreen Apartments.

The three- to five-bedroom homes will be sold to qualifying low-to-moderate income people. Twenty of the houses will be geared for empty nesters, including 10 “zero-entry” villas that have entryways with no steps. Another five homes will have an accessory dwelling unit, essentially independent living space for an extended family member.

The houses will be sold at the appraised value, which has not been determined but may be about $170,000 to $200,000. Mortgage payments are expected to be about $1,000 to $1,300 a month, according to city documents.

I think it's neat they are doing some ADU's here. It's too bad it's limited to 5, but hopefully future Habitat projects can incorporate ADU's.

He faced legal consequences and in 2006, the city decided to tear down the complex. This left behind a lot vulnerable to dumping. Soon after, Habitat for Humanity came in. A new — and very different project for Habitat Omaha at the site of the former Wintergreen Apartments took shape. The neighborhood at 51st and Sorensen is called Bluestem Prairie. It'll provide affordable housing for seniors and families. 3 News Now visited with area high schoolers, who pitched in on Tuesday to start building the new homes.

Habitat for Humanity using $1.1 million to revitalize neglected park in North Omaha





A park built in 1973 was once known as the Castle on the Hill, but in recent years, the green space went from an oasis to an eyesore. "It's had its troubles over the years. There was a lot of concentrated poverty in this area," said L. James Wright, district director for Congressman Don Bacon. Myott Park sits nestled between 52nd and Sorensen Parkway, the blighted area just feet away from homes, a couple blocks from churches and a few miles from schools.

Glad congressman republican Don Bacon secured funding for this project to make it happen.

North Omaha has been forgotten for so long, it's nice to see revitalizion in North Omaha, making a vibrant flourishing neighborhood in the North!

Will be good to see what the city can up with on revitalizing South Omaha too!

I live not too far from this project. North O needs this. It will solve some housing issues and might spark some building. A lot of the homes in this area need renovations and additions as they are built too small. A lot of them are cheap fix and flips
