38th and Marcy?
A few of my friends and I are looking at a house in this area. I'm not too familiar with the area, so does anyone have any opinions?

It's a fairly nice neighborhood. My sister lived a bit north of there for quite a while.

I have a hard time judging the area your talking about. Your very near dodge If your not in the Ghetto your very near it. I'm not sure if it's a concern or not. beyond that You'll probably find yourself close to downtown which you may enjoy. If your renting, take a look at the neighborhood if this is an issue. If your buying a house, try to be positive of yourself.

Remember there is that new housing project that will start in the next year or so, that will really be good for the neighborhood.

38th and Marcy?
The area is transitioning and has been for a while. Continued investment by UNMC, projects like that at 40th and Omaha Steel Castings moving out will continue to allow neighborhoods like this one to be upgraded because of their highly desirable location. Leavenworth will keep getting better IMO.
