36 & Leavenworth Apartments (NWC 35th Ave and Leavenworth St)
I live in this area and I have seen this property for sale on Crexi located on the NW corner of 35th Ave and Leavenworth St. As of the past few weeks, I noticed the Family Dollar located on this site has been shut down and some For Sale signs have been put up on the windows of the building.
I spoke a couple people in the neighborhood and they mentioned a developer has bought the site and plans on building a large apartment complex. Does anyone have insight on this rumored project?

Just passed by this building and it is completely empty. Google says its temporarily closed…has it traded hands recently?

Oak Investment owns that property. I think someone posted a few months ago that lot was destined for apartments.

Yes - I talked with some business owners around that area. They mentioned a developer (unknown name) is in the design phase of an apartment complex going here. One business owner even mentioned 8 stories, which would be great. But again, just a rumor. Figured to pass along the info to the forum.

Edit: they also mentioned Family Dollar could potentially be the first level retail in the apartment building.

I can't imagine FD would want to pay those higher rents. But who knows. I’ve been told second hand from the manager of the FD, that there was an uncontrollable black mold issue in this building and they won’t be relocating there once it’s gone. I’m assuming once the building is gone FD is gone, not really a store for and area that is gentrifying.

Rumored 60-80 unit apartment complex going at this location. In design phase. Design still has to be completed and land acquired before anything firm to be announced.
If it happens, it would be some great infill along Leavenworth next to Cosgrove, Leavenworth Lofts, and all of the activity happening around The Mill.

Probably won't ever happen, but outside of 13th if there were any corridor I would like to see a road diet it is probably Leavenworth from Park Ave to 40th street (would be fine with it to Elmwood, but I don't see that sitting well with UNMC). The street parking is EXTREMELY tight in front of The Mill, parked cars are regularly out in the travel lane. That stretch going down to one lane each way with a middle turn lane would make it much more pleasant to walk and drive.

On Page 15/16 of the Vision Zero plan, it shows this portion of Leavenworth targeted as high priority. I really hope they consider a road diet here, but I'm assuming it won't happen until something tragic happens like a pedestrian death or severe car accident. The Vision Zero Action Plan sets a goal of zero fatalities and serious injury by 2045. Yeah a lot of the old streetcar streets have a lot of residual wideness they don’t need anymore. Not quite sure if this is the location but I saw an announcement online this week for a 5 level 28 unit Leavenworth Lofts building, featuring a ground level art gallery, and 1000 square foot 1-bedroom units. The top level penthouse units will have a secured entrance and rooftop terraces. Lower floors are designed for short term (a/k/a AirBnB type rentals). There will be secured garage parking. Completion estimate is spring 2025. Sullivan Development Company is listed as the developer.

Huge for Leavenworth. It ended up being more units than what I was initially told a few months ago (60-80).

It says the site includes a “vacant restaurant.” But…Taste of India isn’t “vacant.” Anyone know what’s happening to it?
That is literally my favorite restaurant for 200 miles. I’ll die if it closes. It would be in my Top 5 favorite things about Omaha. (I’m not even exaggerating).

I just wish they wouldn't use jasmine "generic" rice on all the dishes that are not labeled Biryani.
Jasmine rice has a strange wet, gelatinous texture that doesn't fit with Indian food. I've had this generic rice at Taste of India. This rice gives me a half experience as the rice tastes meh. Even if they add saffron, saffron doesn't do anything because this rice isn't meant for Indian food, unless the restaurant is "budget".
Flavors, the Indian restaurant in downtown, in the other hand uses Basmati rice on all it's dishes, with no exceptions. Their Basmati rice is light, airy and not wet. I love the texture and how the rice enhances the feel of the main dish. The amount of dishes and variations that Flavors offers is mind-blowing.
I've also looked through the kitchen when the door is left open and their kitchen is impeccably clean and orderly.
I've had Saag Paneer at both restaurants, Taste of India and Flavors. Flavors version blows out the Taste of India version out of the water. In both flavor, texture and the use of perfectly cooked Basmati rice.

It's not looking like it. The TIF application has some site plans and the apartment building takes up the whole lot and there is no retail space.

One of the cons of the current development in Leavenworth is the demolition of these types of older retail buildings. UNMC is demo-ing some street level retail around Barleycorn Pub as well. Those storefronts looks decent enough for re-use, but they will go down with no known redevelopment plans.

It will be interesting to see how the whole Leavenworth corridor develops. It has the potential to be a really balanced strip, but with tearing down of existing structures and rebuilding apartments that cover the whole block with nothing on the ground floor it starts to become disconnected. Some of these older buildings in the area probably had to be torn down, but hopefully it doesn’t spoil its potential.

A year ago I first moved to Omaha on Leavenworth in this area and I would say the change isn’t really for the better. All that I’ve noticed is more homeless people are being pushed to 480 or Saddle Creek and more millennials are walking small dogs outside their 5 story. When local businesses start moving/closing then it’s not “redevelopment” it’s a takeover, like everything there’s positives and negatives with all change. (I like my current area way more). They need to leave the retail corridor alone because there’s some really nice local Latino stores there that none of these new residents are even shopping at.

I’ve been here a bit longer and none of those Latino stores on Leavenworth were open 5 years ago. That whole strip was almost nothing at the height of the pandemic. Leavenworth has too many gas stations and liquor stores East of Saddlecreek and still plenty of vacancy. I disagree and say pretty much all the infill is welcome.
