Let me take a breath before spewing out this update on all these retail developments around the metro ...
Stein Mart... a clothing store new to Omaha is occupying the space at Bakers Square left vacant by Hancock Fabrics.
Perhaps old news... but in case you hadn't heard... Hobby Lobby is moving from Millard Plaza to the space left vacant by No Frills at 136th and Millard Avenue.
Sorenson Park Plaza (the Vickers Plant), in spite of challenges by Benson Park Plaza is purportedly likely to go forward. It will consist of approximately 600,000 square feet of retail/restaurants.
In case you hadn't driven by there... the Twin Creek retail center in Bellevue continues to expand with out parcels. Apparently pre-leasing is also well underway for Twin Creek Village Town Center... a 150,000 square foot mixed use project nearby.
Kennedy Center at Chandler north of the Kennedy Freeway... long dormant has seen some grading recently... although no announcements for a 450,000 square foot power center.
Apparently a 125,000 square foot strip center is planned on the east side of Kennedy at Chandler now as well.
The Shoppes at Aksarben at 72nd and Pacific are supposed to get underway soon now, having been substantially pre-leased (no annoucements yet) ... and open in the Spring of 2005... a 53,000 square foot strip center.
Strip retail is apparently being developed along the newly opened Super Walmart at the Irvington exit of I-680.
If you've been following the news from Papillion you know that it appears yet another Super Walmart anchored center dubbed "Papillion Market Place" (located at 72nd and Giles) will likely get approval for rezoning required to enable it to go forward. Best of luck to the second Omaha metro Fareway Foods store, under construction and anchoring a much smaller retail center on the west side of 72nd.
In spite of the threat of this giant Super Walmart project ... Jay Lerner has received the support of RED Development to go forward with Papillion Promenade at 72nd and Highway 370 just down the road. Space is now said to be approximately 900,000 square feet between big boxes and a lifestyle center component.
Yet another center in Sarpy is proposed at 96th and Giles... called Mayfair Center. The 190,000 anchor center was to be anchored by a Shopko, however, apparently Shopko has put a hold on new store development at this time.
The suffering center at 84th and Park Drive is apparently also looking to spur a major renovation with the solictation of a new grocery store anchor.
The HyVee at Hawthorne Court located at 180th and Q has been open for sometime. Retail on the surrounding parcels continues to go in.
Also just opening is Harrison Village opposite Hawthorne Court on the southwest corner... and features the metros first Fareway Foods store along with an additional 48,000 square feet of retail space.
Perhaps you've noticed some activity in the Oakview area as well... apparently a Babies "R" Us store will be added along with some other smaller retailers.
Longer term... a developer is planning 600,000 square feet of mixed use at Harrison and I-80 to be called Harrison Hills. 295,000 square feet of retail, 280,000 square feet of office, and -600- apartment units. Apparently the same developer has retail/multi family housing plans for a 22 acre site at Highway 50 and Stoneybrook Rd.
Moving west... at 180th and Pacific, the Pacific Springs Shopping Center will purportedly be another HyVee anchored center. No construction schedule has been given however (probably wanting to see some road access from West Dodge completed!)
Already underway at Western Springs (name of the center anchored by SuperTarget at 180th and West Center)... is a 10,500 square foot outparcel next to Red Robin.
Apparently there will continue to be small outparcels added at the Ridgeview Center (Super Walmart/Lowe's at 180th and West Center) as well.
Oh... and they're pre-leasing for the Center Ridge Shopping Center at -192nd- and West Center... to have 150,000 square feet.
Anyone who's driven west of Village Pointe will notice that grading is starting for additional development. Whether this is where the Best Buy will move or not... I don't know... I noticed they were working late into the night though! Village Pointe West is supposed to start shortly... and will include 600,000 square feet as well... although presumably including the previously proposed hospital/office space. You will also have noticed that one of the new car dealers has started construction on the north side of West Dodge at 180th.
They're pre-leasing for a 'West Dundee' center at 180th and West Dodge as well. No other information.
Out West Maple... Greyhawk Village at 147th (Lowe's/Michaels) is to add more space... and there will also be a "Greyhawk West" with another 200,000 square feet of retail/restaurant space.
HyVee apparently will anchor ANOTHER development in American Interstate Plaza at 156th and West Maple, part of 300,000 square feet of retail space.
And the Thompsen Mile between 168th and 180th is rumored to be the next location for the latest 'yet another' Super Walmart. Office and multi-family housing is planned apparently to be part of the Thompsen Mile as well.

Lots of development...too bad it couldn't be more concentrated though. I guess I'd prefer a super-regional mall or an even larger version of Village Pointe lifestyle center than more big boxes and strip center/power centers.

Concentrated downtown would be one thing... out in west Omaha another. I'm sure the people of Papillion will appreciate what is coming to their part of the metro. And the fact is... the 'power center' developers are becoming more conscientious of visual/pedestrian appeal. It is evident in the newer developments we see, particularly along West Center. I've seen the plans for the Super Walmart anchored development at 72nd and Giles. The Super Walmart aside... it's not a bad retail center at all. And as I've said before... it's not a bad thing that we find ourselves spreading our dollars among several different centers, each with their own niche collection of retail/restaurant attractions.

I saw a sign facing 180th Street that said this was going to be a Sheridan's Frozen Custard. According to http://www.sheridansfrozencustard.com they were voted "best ice cream in Kansas City". two things
First and most important, Walmart wants to rule the world. Its great to see a local employee owned company like HyVee doing a lot of expansion. One new store just opened (180 + Q) two under construction (156 + Maple, 50 + Center) and one waiting to start (180 + Pacific).
Second, there is some mexican resterauant being build next to the new UpStream
