La Vista Crossing is slated for completion this spring

Moved dirt, steel structures and "Coming Soon" signs show how the intersection of 72nd Street and Giles Road continues to be developed.

Besides the proposed Market Pointe development on the southeast corner of the intersection and Fareway Foods at the southwest corner, the latest development at the northwest corner is La Vista Crossing.

Kanne Korp, L.P., a development company based out of Omaha, announced the retail shopping center in December. Construction started last August and plans show the incoming businesses to move in by April.

Todd Kanne, of Kanne Korp Investors, said he is anxious to see the steel frame, brick and roof in place.

"It has been a long time coming and it's getting exciting now that you can see what you had envisioned for one to two years," Kanne said. "To see it come out of the ground is refreshing."

La Vista Crossing is a 3.39-acre project that will consist of a more than 16,000-square foot retail building with a minimum bay size of more than 1,700 square feet.

Another piece of the landscape is a 66,000-square foot outlot to the west of the La Vista Crossing building and east of a residential development. Kanne said it may be developed in the future, but is currently listed for sale.

Kanne said La Vista Crossing started nearly two years ago after the residential development near the area was built.

After the land was purchased February 2004, the planning between the city of La Vista and building designers took longer than Kanne anticipated.

"But the city of La Vista has high standards for the look they would like portrayed on the corner," Kanne said.

Through negotiations, the city and Kanne agreed to use glass and brick in the structure for a classy style.

"We wanted to do it right and not cut any corners," Kanne said. "I think with that in mind it was easy to agree on a finished look because we both had the same vision."

Up to 10 retail stores and services are expected to lease spaces. Leasing agent Dan Fishburn of Magnum Realty, Inc., said United Parcel Service of America is one of the businesses to locate in La Vista Crossing. Fishburn said one other lease agreement is under review and other proposals were sent to several businesses.

Fishburn said businesses such as hair salons, dentists, medical services and other businesses already in the metropolitan area that may want to expand to a second location have been the target of his recruiting drive.

He said the response to the site has been positive.

"I wish the building was twice its size," he said.

It is an ideal spot because of the traffic, bringing in more than 28,000 cars per day, and other major businesses coming to 72nd Street and Giles Road intersection.

Kanne said he is pleased to be a part of that growth.

"(La Vista Crossing has) really come together and I think it should be a lot of fun as the area grows," Kanne said.

I didn't see any picture on their web site.

Anyway, sounds like a nice project, and it's not too far fro me.

It's funny how on their website, they have the OMAHA skyline image....for the La Vista Sun. I mean, I understand that they're part of the metro, but if you're going to put Omaha on your web site, at least put the UPDATED image! ;)

Its too bad that La Vista, which seems to have the strongest building codes for creating aesthetically pleasing developments in the metro, seems to have the least amount of room to grow for a not already landlocked metro community.

Actually their city limits stretch out toward 144th St. now.

Since when? I knew there was talk about a large westward expansion of La Vista along the Sarpy border but didn't know they've done something already! If I was mayor of La Vista I would get signs on I-80 asap to provide more visibility for the town and to make travellers more aware. Bellevue aside, if any small town has a chance at big expansion (akin to what Overland Park & Olathe are to KC) its going to be La Vista and Gretna. Their biggest advantage is Omaha's inability to annex across county lines and an interstate corridor running through that prime land.

We live in the 144th st area and we are not part of La Vista. The city limits go out to 114th.

I believe the speculation has been that La Vista could annex out that far... in a long, narrow swath.

I believe this is correct. They go out to around 114th street. They have planning jurisdiction out to around 144th. From what I understand they have the rest of western Sarpy County from a mile south of Giles (after 96th street). They evidently have an agreement with Papillion so they don’t have annexation battles down the road. Papillion will grow to the south and west. I’m not sure but I have heard talk of a possible agreement with Gretna too. I think Chalco will eventually go to La Vista. Since there is no rush, I think they will annex out there when it makes more sense financially.

When you travel south on 126th St. from the I-80 interchange you see the "LaVista city limits" sign about a half mile south of the interchange. However the new Embassy Suites on the west side of 126th St. is planned for annexation by the city once it is built. The zoning jurisdiction stretches out to about 144th St, and the city has long term plans to develop as far as 180th St., south of Harrison.

I think La Vista annexed Giles out to 120th but not any of the land on either side. The Sarpy county cities have a habit of doing this.
