Papillion's Beautification Plan
yadda yadda yadad, Papillion's beautificion is long over due. I really thought 84th St to 96th on 370 would take off in growth by now but I guess the new mall and Market Pointe beat em to it. Also to point out 96th extention from 6th/Cornhusker to 370 is soooo over due. It was suppose to be completed 2 years ago and I heard nothin of it since. It's odd that 168th Harrison to Gretna (Chalco) has more retail/homes goin in then SW Papillion. Especially w/ the new High School bein there.

Today I noticed a new neighborhood being developed SE of 72nd and Giles in Papillion. I've always been surprised by the lack of growth East of 72nd in Papillion. Looks like it will need quite some grading.

Coyote... that would be the Big Box Behemoth in Market Pointe.
All of Papillions new residential is along Cornhusker's 'Eagle' row and south of 370, west of 84th.
Anyone notice there is a new subdivision about halfway between Bellevue and Papillion on the north side of 370... it won't be long before the 'cities' are connected.

Man - all of that is MP? I knew MP was building there but on that much acreage with the Promenade just down the road? Trying to level the field there is going to be quite a project. How quickly 72nd and Giles has changed just in the past year.jhuston wrote:Coyote... that would be the Big Box Behemoth in Market Pointe.

Correct that most of the new development in Papillion is 108th to 90th 370 to Capehart road. I did see a big new neighborhood being started on E side of 84th from S of Schram to Capehart.
Then you have Titan Springs around 60th - 66th and 370. Part of Lakewood Villages at 48th & 370 is Papillion school district, but most of it is Bellevue.
You already mentioned the Eagle Hills area from around 52nd to 72nd and Cornhusker.
Don't forget about the Val Verde area from 96th to 108th and Giles, but the North side is actually La Vista.
There are a lot of new areas around Papillion. Their showing in the Parade of Homes this year is supposed to be larger than in the past, which is great for Sarpy County!

Is there ever going to be a big annexation battle between Pappillion, LaVista, and Bellevue?

Actually Val Verde and the neighborhood behind it is considered La Vista. Why I'm not sure. It's all south of Giles.

It is odd. For whatever reason, more development seems to be occurring in Sarpy both east of and west of Papillion, than along the 72nd and 84th corridoors. In time it will fill in, but in 25 years there has been next to no southward growth in the Papillion areas between 60th and 96th Streets. Papio Promenade will either change this fact, or fall victim to it.papiostud wrote:yadda yadda yadad, Papillion's beautificion is long over due. I was wondering the same thing. The last we had heard, the tenants would be announced during the shopping center convention in May. Well, looks like the convention is May 22-25, so hopefully we'll hear soon!
