Pepperwood Village - Bakers (156 & Dodge)

I drove by the Pepperwood Village Bakers and noticed a large part of the parking lot was under construction. Are they building a Baker's Gas Station?

Really? I'd be surprised if it were - Starbucks has a location on the other side of Dodge just west of Jensen Tire.

Agreed - and would they label that as a "fast food restaurant" when it comes to zoning and proposals like this? I would think given the rise of coffee popularity that they'd actually call it out as a coffee shop.

However, I'm also surprised they're building a store at 96th & L St... drove by it yesterday and it doesn't look like any other Starbucks I've seen in the area.

As my primary grocery store, I'll cross my fingers that it's not a Starbucks or Dunkin Donuts. Starbucks would kill Karma and I don't think the bakery at the store or La Petit Paris would appreciate crappy thawed donuts taking away their business.

One of the main chains like McDs or Taco Bell would do really well in this area since there aren't any nearby on Dodge.

Nearly everything on that site is identical to the newer 90th and Maple Starbucks. As for why they label it "Fast Food" and Not "Coffee Shop", I'm assuming they serve enough food items to be considered fast food. Omaha requires a longer drive through lane for Fast Food.

I'll venture a guess and say it's a new to market type of fast food since they're being so quiet about who it's going to be. If it were a McD's or Starbucks, they would probably have announced it by now as they have other locations.

Almost all projects with national companies are "quiet". They probably wont even sign a lease until this is approved and a building permit gets approved.

The Starbucks on the other side of Dodge could be moving locations. Perhaps there is not enough traffic or visibility where they are at now or they're wanting a different ownership or lease deal.

Yeah I would pretty much take anything over a Mega Saver. It is crazy though how many Starbucks we have and a still being built.

It was a Major Amendment, so after Planning Board, it needs to go to City Council, then after the City Council Approves, they can apply for a building permit. All these steps with the city take time.

I'm pretty sure Le Petit Paris also sells coffee, but I agree that is a really crappy thing to do as a landlord to allow a tenant a big tenant to come in and compete with two of your locally owned existing tenants. I'd be furious if I were either of those two.

Generally shopping center tenants have one manner or another of “non-compete” clauses in their leases, designed to protect, for example, two Mexican or two Indian restaurants from opening in the same center. Sometimes the clauses can be more specific, such as preventing two stores in the same center from selling donuts, or pizza. I have no idea how leases at Pepperwood are structured.

Not that Target ever made their own onsite, either - but my entire household LOVED their doughnuts. After covid, they took them out, but eventually brought them back. And then they dumped them altogether for Krispy Kreme's |expletive|.

I don't mind Krispy Kreme if I drive thru their store, however the ones they sell in Target and WalMart suck.

I also preferred HyVee's over Sunrize Doughnuts on 180th & Q St when HyVee was making them onsite.

I actually miss the doughnuts that Fremont Lakes made when I was a kid... about 40 years ago, but for whatever reason I still remember them being amazing. They were a bit crunchy/crispy on the edges.

I worked for Baker's way back when Jack was still involved - after they sold to Fleming, but before they sold to Kroger. I worked at Spring Valley (50th & G). That store made fresh donuts every night - rolled the dough and everything - then delivered them to 5 other Baker's early in the morning so those stores would have fresh donuts. Super Saver in Millard used to make their own donuts, too. Not sure if the SS in CB still does or not.

Any chance this is a Panda Express? The original announcement matches perfectly with PE's requirements on its Website. Quick map search of existing locations shows this would be a perfect spot.

Thanks for following up, Brad! I am just set to have my hopes crushed and it's going to be a Starbucks or Panera Bread. At least Starbucks is satisfactory, but Panera Bread just makes me angry with how awful they've become.

10 months later, still nothing
10 months ago was before Starbucks announced all those closures. I don't know about this one, but there was another one still in the planning stages that was cancelled.

I always thought it odd that a Starbucks would open at Pepperwood. Originally, Starbucks was in Pepperwood next to Jimmy John’s (where Karma Coffee is now located). In 2014 Starbucks relocated literally across 156th and Dodge on the south side of the street..unless the plan was to open and move back to Pepperwood and close their current 156th location…

I noticed that this Parcel is back up listed for lease online so whatever was planned must have fell through.
