Estates at Loveland (87th and Pacific)

Recently I noticed while driving east on Pacific Street that the 7 houses on the south side of Pacific, from just west of 84th Street all the way to 87th Street, seem unoccupied. None of their yards had been mowed in weeks (until yesterday, when all were mowed at the same time), and there are no vehicles in driveways and no lights on at night.
I’m wondering if someone hasn’t purchased the whole set of them, maybe with redevelopment plans for this patch of Pacific Street. The land would be perfect for a row of townhouses. The lots are all huge, with room to route ingress and egress to 87th Street, where there is a traffic signal.

Properties at 8407, 8413, 8417, 8607 and 8625 Pacific and 1125 S 87th Street are all owned by SNC Investments, LLC. SNC Investments owns several apartment complexes around the country.

This is my neighborhood and I posted about it on our Nextdoor neighborhood site last summer. I about |expletive| my pants when I saw the terrible properties that SNC owns... The owner of these particular lots immediately spoke up. He (DYER WILLIAM F) lives right behind one of the vacant houses. He told me he is working with an Architect on a new project that he would be proud to live next too for years to come. The county values his house at just under a million and he says he isn't going anywhere. He originally started with 4 of the properties on Pacific, but the city wanted him to add 8625 and 1125 for better access. He seems like he really has the best interest of our neighborhood in mind. If I had to guess, it will be something like "SPRING GREEN VILLAS" on 90th and Westover Road or "ARBOR SANCTUARY" on 90th and Dupont.

If I remember right "SNC Investments, LLC" in one state can be completely different from "SNC Investments, LLC" in another state.

I agree that something akin to the two other developments off 90th Street would be fine additions to this strip of underutilized land. I certainly don’t foresee an apartment building or buildings going in here, however. The neighbors would not stand for it.

According to our neighborhood news letter that came out over the weekend, A notice was sent out by the City Planning Department a request for rezoning approximately 7.2 acres into 18 lots for single family residential development. Neighbors within 300 feet of that space should have received a notice. The public hearing on this will be Wednesday, October 2 at 1:30 p.m. in the Legislative Chambers of the Civic Center at 1819 Farnam Street.

Wow, that's interesting. I like it. The lots are still pretty large at nearly .4 acres each.

So does that 8th house lose the direct access to Pacific and will have a driveway into that new street?

These could get some street noise from Pacific and the High school. But I’m sure the developer will be clever with the design and layout. Probably will be pretty pricey.

Its amazing how little opposition there has been to this project. The neighborhood across 90th is really opposed to the Sunset Golf Course Project. The neighborhood on the NW Corner of 90th and Pacific has some opposition to that mansion being leveled and replaced with 7 houses. Loveland Flats had a little opposition at first. Overall, the neighborhood has really supported this one.

Losing Sunset hills golf course is a major blow to the Sunset neighborhood. I can see why people are upset about that one. Hopefully some of the old golf course land can be saved and used as green space. That golf course was always vulnerable to change since it was small and sits in a part of Omaha were undeveloped land is scarce.

I live about 1 mile from this development. I had long thought that this particular strip of homes could be better utilized as row houses, as they fronted busy Pacific Street, and had huge lots. The area also had spectacular landscaping, with trees reaching close to 100 feet in height. A developer with even a small social conscious would have worked much of that landscaping into any redevelopment plan, and not simply bulldoze everything in sight.
That was pretty much what was hinted at by the developer.
Anyone who drives by the property knows how that all played out.
One more missed opportunity in a city full of them.

Yep, any time you can have brand new custom home builds in a desirable neighborhood, they will go fast.

I could see that, however, lumber prices are back up again. They got back down to about 200%-300% of the pre-pandemic price, but have steadily been rising over the last couple months, and as of right now, are back up to 400% or more. And the prices change quickly, so I wouldn't be surprised if within the next couple months, the price of a 2x4 is back up to $12+. I hope not.
