Broadmoor 180 (SWC 180th & Dodge)

Post by Brad »

Jay Noddle is on Grow Omaha right now talking about this new development called Block 180.

25 acres
Ground floor retail
Office above

Called it “the neighborhood’s back yard, kind of like Aksarben.”

Completely missed this.

One of the newest is Block 180, planned for the Southwest Corner of 180th Street and West Dodge Road. This mixed-use project, which Noddle has just announced, will include office, retail and multifamily. Noddle Companies is also planning to include experiential spaces, with parks, dog parks, pickle ball courts, outdoor yoga space and fitness areas.

Noddle is working with Broadmoor Development Company on this project and expects construction to begin in the late spring or early summer of 2022.

Is this project even happening? It said they would start construction in 2022, but its now spring 2023 and there's no signs of it.

Probably not. It's almost certainly not going to look like those renderings from a year and a half ago.

They announced that they were opening in the Block 180 building so I figured it was here but it must be across the street. Construction has started .

Didn't Jay Noddle say on Grow Omaha that he was no longer involved in this project?

This seems to be his new strategy. Buy land, make big promises, sell land, leave everyone disappointed with the new strip mall(s).

So when is Crossroads going to be a complete letdown?

Hey, Noddle (to my knowledge) wasn't involved in that. It has seemed like Noddle has been tightening their focus a bit after being involved in Heartwood. They still have their Steel Ridge development at the Highway 50/I-80 intersection, but aside from the Nebraska Med Village Pointe project, I don't think they are involved in any major suburban developments; am I missing something? Seems like Noddle folks are focusing more in the urban core, understandably, and they've passed on the major western projects they've been recently tied to.
