The Hill (NEC 168 & State Street)

New commercial area coming to 168th and State. Does anyone know what could be coming in? Gas station on the far north lot???

Looks like the perfect footprint for an Aldi/gateway type of store in the southeast lot. I’m sure there will be the inevitable auto parts store thrown in the mix.

That was my thought as well... I always thought Aldi would be the first grocer interested in this far NW part of Omaha/Douglas County.

To me the rest looks like a Kum & Go or Casey's on the North end, a fast food place in the middle, and whatever the other two commercial spaces would be... Like you said, a tire store or auto parts would make sense. Just a typical suburban development.

Also I'm kinda sad about it. Because for a long time, I've used State Street when I wanted to get away from everybody for a nice country drive. Looks like it soon will be lost for that purpose.

There was a poster from a few years ago, who had planned a ‘unique’ development in there long before the neighborhoods moved in. There was in a topic discussing it. I just looked at a map and he use to have his nice house set in the middle and I don’t see it and looks like land is being developed.

395 single-family residential lots
131 townhouse residential lots

15 outlots for openspace and drainage purposes

Yes that stretch of State Street brings back all kinds of memories. When I worked summers for the Douglas County Highway department back in the 1970s I recall how quiet and peaceful it was to work on that hilly stretch of State Street, as it was far enough away from the city that there was little traffic, and you could listen to the birds sing as they nested in trees along the roadside. And the June air seemed so fresh with the promise of the coming summer.
Very sadly that hilly stretch of State Street also attracted teenagers who loved to speed down the street on weekends, and if they went fast enough they could briefly become airborne, a la Dukes of Hazard. The daughter of a co-worker and two of her close friends perished one evening when their car crashed at high speed into a large tree. It’s hard to un-remember attending a triple funeral.

I remember when Herb Freeman (NP Dodge Real Estate) invited myself, MTO and a few others to his house on State Street to him giving a personal presentation on his land and his zoning laws he was trying to get the City of Omaha Planning Department approved, but was years ago….

A 6500 SQ FT Retail building got their building permit BLD-24-10600

New Horizon Academy, a 13,300 SF Daycare got their building permit BLD-24-14657 on 8/20/20204

PHYSICIANS CLINIC INC owns lot 396, but does not have a building permit yet.

Starbucks never finished filling out their building permit from 15 months ago so something tells me they are not building anymore.
