Here's one for the missing middle housing fans. This is an ADU consisting of a two bedroom residential unit built on top of a garage, I guess a modern coach house. Anyway, nothing extraordinary about the design, but something we don't usually see.

I thought the same things. I thought ADUs were supposed to be very easy to create. But maybe that's only if the construction is none, or minimal.

I think ADU's are supposed to be easier to do in TOD district, which this property is not in. Looked it up. You're right. The original code required getting 50% of your neighbors to petition for the change. So a step forward, but not as relaxed as I for whatever reason though. It makes sense though. You don't want Jim Bob slapping six pallets together and calling it habitable.

I agree there should be a permitting process, like any structures, but it's ridiculous to involve the city council. Omaha is decades behind in common sense planning reform.

ADU change was an incremental step from the previous where ADUs were never conformant and would require zoning waivers in every case. It was a good change, but a long way to go.
Part of the nudge nudge is to make these approvals so mundane and routine that the powers that be get more comfortable with the idea of allowing them to skip what's become a rubber stamp.

Yeah, they really should be rubber stamp approvals. Have the right types of contractors been brought in? Approved. looks pretty run of the mill. i wouldn't know there was anything out of the ordinary if i didn't have to google what an ADU was.

While not groundbreaking, it is a fantastic alternative to what I have seen when it comes to detached garages in urban Omaha. I remember at least a couple instances where the city agreed to convey a vacant lot they owned to a neighbor who wanted it just to build a detached garage. That include a fairly large lot as well.
