I think I like the idea, preserving the natural flow and contour. The picture of homes provided though doesn't exactly scream compact development.

A good start. Hopefully it will cut down on all the cookie cutter developments.

I was kind of concerned about the no grid portion, though. A good overall grid system (L, Center, Pacific, Dodge, etc), is good, and could easily be incorporated into the topography.

I hope they can work to make this area as dense as possible while maintaining its natural beauty. We have some beautiful landscaping in Douglas County, it would be a shame to lose it. I realize that we need to make the most of every square inch of land in Douglas Co because thats as far as the physical city of Omaha can grow, but you can't just get rid of all this natural landscape for that. Hopefully this will turn out quite nice.

Ok I'm skimming through the report, and I'm actually very excited about it. It seems like the county is highly discorugaing acerage developments. They are also want to make design standards for businesses and residences in the area. They sound like they really took to heart what the Omaha By Design plan said. They are talking about requiring certian amounts of trees ect for developments, making greenspaces, trails ect. There is even a mention of creating a reserved area for future URBAN districts. The only thing I am disapointed about is there is no mention of light rail or alternative forms of mass transportation. The focus of trasnportation in the are seems to be highways :x . Maybe Omaha Streetcar could do something about that, I mean the report is labeled as a FIRST draft. Anyway, this is still very exciting.

Good idea about Omaha Streetcar involvement... at the least, the report could point out potential transit corridors - either for rail or bus - where a higher concentration of development could occur.
