Johnstone Building (13th and Levenworth)

Entering the Condo market: Johnstone Supply Building at 1215 Leavenworth. 30815 Sq Ft - 5 floors with basement built in 1886. Johnstone is about to purchase lots 7 and 8 in the Stockyards Business park and relocate there. Not sure if they will demolish this building to the west of Soma and rebuild or convert the existing building.

This looks like a good candidate for the kind of massive renovation which Des Moines saw in their White Line Lofts project...

They also added two floors on top of the existing building.

I wouldn't be surprised if the SOMA developers try and buy the property, demolish the existing structure, and just build more of their townhomes. It seems to be the logical thing for them to do, given the success of that development and the proximity to their current units....

Coyote, are you sure Johnstone is moving out and not just adding space with their new property? When I lived in the OML a year or so ago, I remember that building undergoing some fairly significant work to upgrade the loading dock and parking areas. I'd find it strange for them to dump all that money into a location they'd be leaving.....

That reminds me... while driving down Cuming today, I was thinking it's about time they rip off those 'shutters' they installed (no doubt all the rage back in the 60's) over the structure(s) the Salvation Army is in (looks like a nice brick building hidden underneath).

Hmm $1,775,000 for the Riverfront Place penthouse or $1,775,000 for a 5 story building with huge potential? Hmm.

I've been wondering what was the status on this building. I'm sure the views from there would rival anything at Soma.

Investors see a need for storage

Dino's Storage recently expanded a facility at 27th and Harney Streets and is building another at 53rd and Center Streets.

Dave Paladino, owner of Dino's Storage and Landmark Group, a real estate company, said that he built the midtown facility specifically to meet future demand by new residents at two under-construction mixed-use projects: Midtown Crossing at Turner Park and Aksarben Village.

Plans call for 300 condos at Midtown Crossing and more than 200 apartments and several dozen row houses at Aksarben Village, 63rd and Center Streets. He also sees an existing demand there because many of the area's homes are small.

Paladino also bought the former Sophir-Morris Paint building at 27th and Douglas Streets in November. While he made the purchase primarily to house his growing real estate office, he plans to offer some storage, mostly to commercial users but some to residential users, he said.

That's completely stupid. Most of the people I know who live DT do so so they don't have to have so much excess |expletive|. I really hope it flops and goes back to the original plan.

I don't have a problem with storage, I have needed storage many times as I have too much stuff. My problem is with the LOCATION! Build your storage outside the old freaking market! You are going to out storage on PRIME real estate!

sounds like a good location for the Hyatt Regency. Visible from the interstate, near the new Midtown Crossing, within a short distance from downtown. Or is that too far from DT for your liking?[/quote]

THREAD REVIVAL:

Over the last couple of days, they've put up a fire escape off the back of this building in preparation for the upcoming conversion to the public storage use for this building.

Yeah...someone with decent camera skills (hint, hint) should get a pic of this addition for posterity. An amazing example of 21st century fire escape technology. I cringe every time I see it. Hopefully none of the last phase of SOMA townhomes will have a direct view of this modernist structure.
