Freight House District - $310 million KC Development

Today, Vince Bryant of 3D Development announced his plans for the Freight House District in Crossroads. The Freight House District is the area to the north of Union Station/Crown Center. The plan announced today is for the area bounded by Main, Grand, 20th street, and the KCTR tracks.

The $310 million project will be buit in 3 phases and include:

- 150 room hotel
- 12 for-sale townhomes
- 18 floor office tower, 250K sqft
- 75K sqft low cost office renovation of a current historic warehouse
- Two mid rises containing 200 apartment units
- Will incorporate the proposed Greenbelt pathway (also spearheaded by Bryant)

The center piece of the new development is "The Podium" @ 2111 Main street. 18 story office building with a 150 room hotel. An area incentive plan has been approved by council and the land has been acquired. The tentative timetable calls for residential project to began construction in 2021, the Superior office renovation in late 2021 or early 2022, and the Podium office and hotel project in 2022. 3D is pursuing national developers to partner with for The Podium.

Bryant is also pursuing a $50 million apartment project called "Tracks 215" in another section of the Freight House. Tracks 215 is on track to start construction in late 2020 or early 2021. Bryant's previous CrossRoads projects include Corrigan Station i & ii, The Grand (250ksft office, food hall/market space,undergound parking garage, with new construction office/retail potential)

Should have some great views of Downtown. Where does the old "Freight House" with Jack Stacks BBQ fit in to all this, is it just west of the tower?

The left part of that building remembers of KC's DT Marriott. They have so much momentum now in that part of DT KC.

In that rendering, the bridge in front (west) of the tower is Mainstreet viaduct and to the west of that is the freight house restaurant building.

Parcel viewer showing that Vince has acquired the land needed for phase 1. "The $125 million residential plan calls for two, mid-rise buildings with up to 200 units and a dozen for-sale townhouses" It was previously reported that Bryant projects a 2021 start with financial backing from an investment group backed by Larkin O'Keefe.

Building 1 of Vince Byrnat's Freight House District is moving forward: "The Tracks"

Developed by Milhaus who bought the plan from Vince.
Designed by Helix Architecture
Apartments: ~210
Parking: ~260 (includes 100 spaces for neighboring office buildings)

Geotechnical drilling is wrapping up this week. All incentives have been approved for this project.

This just finished up some final budgeting was told by the Developer this will start in July. It will be a great add to the area.
