The National Building - 12 & Harney
Little off topic but, is the building across the street from Moxy currently used?

Heard a rumor about a local operator who may be looking at this building for a Katz's Deli inspired place.Brad wrote: Fri Oct 29, 2021 1:40 amThe National Building to the west? From that listing, it states that floors 0 and 1 are fully leased. But like you mentioned, you wouldn't know it. I remember walking by there all the time when I worked in the Landmark building and there was never anything in it.Brad wrote: Fri Oct 29, 2021 1:40 amThe National Building to the west? Those lower floor leasings are a recent development. I know they added the north outdoor stairwell in the past year and a half or so.skinzfan23 wrote: Fri Oct 29, 2021 1:49 pmFrom that listing, it states that floors 0 and 1 are fully leased. It’s a great location and a really first rate building. With the hotel going up directly across the street I would hope someone will open a restaurant in the building.

I don't mean to disparage anyone but the owner has a reputation for being difficult to work with.

Looks like at least 2 of the floor plans are spec'd for office of some nature with bathrooms in the center of the building. I'd wager the upper floors of this would be better suited for residential with the nice windows.Brad wrote: Thu Jan 27, 2022 4:30 pm The National Building is now for sale, $4,395,000.

Re: The National Building - 12 & Harney
This is the building you're refering to across from The Moxy. You would think this would be a prime location for the right project. With The Fairmont we know it's not in great shape but this one is listed as "fair" by the DC Assessor. Still, it seems like a good bit of modernization work would need to be done for say restaurant/retail purposes. A few years back it was listed for what seemed like too much. I have not see it listed on any of the commercial real estate sites lately but I have seen a random light or two on in the building recently. Maybe they are renting out space and waiting for the streetcar to hopefully increase demand and interest before actively listing it again.omaha79 wrote: Tue Jun 09, 2026 4:16 pm I'm also baffled by the building across from the hotel that now occupies the old Diner location. that has been mostly empty with a for lease sign since I remember a restaurant being there in the late 90's. As someone said above, we sit and lament Jobbers Canyon nonstop, but watch buildings rot all around us.
