Flats on Howard (24th & Howard)

Post by Brad »

Flats on Howard (24th & Howard)
The applicant will build a six story multi-family residential structure. It will contain 120 market rate
apartment units located on floors three through six, with a workout facility and leasing office on
the first floor, and parking stalls on both the first and second floors. The project will operate as
an expansion of the existing Flats on Howard apartment project.

The Developer is 2323 Howard Street, LLC, managed by Todd Heistand.
The applicant anticipates construction beginning about July, 2022, with construction completion
estimated to be about August, 2023.

Also happy about the infill!

I can't resist the urge to point out yet another project in the same bland color palette that typifies new Omaha apartments, but I'll still take it for more infill!

This feels about perfect to get rid of that surface lot!

There are some really nice old buildings next to this. Going with the brick façade feels right.

I’m glad the surface lot is going away but this is rather bland. I wish they’d at least orient these to the street a little more….where’s the front door? I only see windows and walls.

This rendering looks worse than the one in the TIF docs, so maybe something changed. But I agree, this does look pretty bland. Happy for the height and the infill, but I feel like we can do better. Hopefully it turns out better than this rendering.

They generally do.

If ever housing is abundant enough that affordable housing is sufficient, I'd love to complain more about bland buildings... Until then, I just love infill. Especially if it's taller than the typical Omaha 4 stories.

This is a good project as infill; design is the usual. Nustyle and Arch Icon completely revamped that neighborhood including the Dewey court units and building the 24th Street Garage Lofts, which are affordable housing units. I would like to see the Enterprise property on the corner of Harney and 24th redeveloped. Maybe the streetcar will help that. It would be a good spot for ground floor retail/office space with residential on top.

It’s interesting that the Urban Core plan specifically calls for a lot more buildings in the 8-10 story range. Hopefully the city council can adjust zoning laws and building codes and we can start seeing fewer buildings in this 4-6 story range.

I wonder if this developer would consider the project if it can't use 5 over 1. It looks like they are already taking advantage of TOD parking requirements (132 spaces) and it's GREAT to see some 3 bedrooms.

But I do wonder if moving to steel would make the parking untenable, and the bring the costs above what the developer is willing to pay.

It doesn’t necessarily have to be steel. New building regulations are allowing for taller wooden structures with certain caveats.

My understanding, and I could be way off as this is far from something I'm proficient in...

Mass timber buildings can get a lot higher with IBC 2021, which Omaha hasn't adopted? But Mass Timber and 5 over 1 are pretty close in max height.

Am I way off here, or are there other materials I don't yet know anything about?

Depending on various factors that I don’t want to read into, mass timber buildings have now gone into three different categories that can be up to 18, 12, or 9 stories in height in IBC 2021.

OK, so I'm the right track at least.

I remembered the max height being 18 stories for mass timber in IBC 2021... And 8 or 9 for IBC 2018 from memory.

Grokking the IBC as someone not paid to do it, I just end up questioning my sanity. The tables are tough because each table really expects you to have other tables memorized lol.

TIF was approved for this project yesterday. (falls within the streetcar influence area, so the TIF funds are going to help pay for streetcar construction) Hopefully construction starts soon.

Mentioned in another thread, but this is vertical. Just concrete right now, will pop quickly this summer when they start wood framing. Going to be a big presence in the area.

They are now working on the third floor of this building. Tentative completion/move-in ready is scheduled for Spring 2024. Being next to this, it will add some decent density to the area. Nice infill for sure.

A lot of potential in this area of downtown. Hopefully this is a sign of things to come.

I'm really excited for the infill happening here. It'll be interesting to see how recent developments change the retail in this area of downtown.

I saw those pictures on a posting for the old house to the north covered in ivy. Hopefully they can sell it and refurbish it, but it needs a ton of work.

This has to be a real shot in the arm (perhaps a bad metaphor for this neighborhood 🤷🏼‍♂️) for the area, as a number of coffee houses and small restaurants are trying to find success within close proximity to this project.

I think the building is great infill overall, just wish they could have put some decorative overhangs or something on it.
