Planned downtown Lincoln skyscraper would grow taller than Lied Place

- 22 stories on NW corner of 9th and P
- 40% of condos pre-sold, 50% is the goal for construction to start
- Office space on floors 2-5, 70 luxury apartments on floors 7-15, and 33 condo units on 16-22
- $87 mil price tag with $23 mil in TIF (mainly used for demolition and remediation), financing is already secured
- Hope to start construction next spring and have a 24 month construction timeline

Potential development for new skyscraper in downtown Lincoln


LINCOLN, Neb. (KOLN) - The downtown Lincoln block of 9th and P Streets may look different in the coming years. Recently, a proposal to build a new skyscraper was submitted to the County Planning Commission and is waiting for approval “The amenities will be like nothing we have in Lincoln currently,” Steve Glenn a developer said. The tower is ‘9 Lincoln Park’, a 22-story skyscraper on the edge of the Haymarket. The development would be built where the Melichar Gas Station, has sat for more than 50 years.

‘It would be a stunning feature to the skyline of Lincoln, but it is also respectful to the state capital,” Glenn said. Plans for the building include 36,000 square feet of office space, 70 luxury apartment units, a pool and cabanas on the 6th floor, and a members-only club on the top floor. ‘It’s transformational but it’s timeless, that’s the other thing, we don’t want this thing to look like it was built in 2025, we want it to look like it’s brand new in 2045 and 2065,” Glenn said. “So it’s a very exciting project and one that we think and hope the community will be very proud of.” The estimated cost of the project comes in at around $87 million and includes $23 million of tax increment financing, or TIF, which allows developers to use future property taxes to pay for upfront costs.


“I really appreciate the Haymarket and I want the best of it,” Rachel Walton of Lincoln said. It would change the current skyline of Lincoln by becoming the second tallest building in the city, eclipsing the newly built Lied Center apartment building. Lincoln residents are intrigued by what is to come “I think it’s exciting to see the city itself is growing,” Jackson Myers said. “I think it is something we don’t see yet in the city.” “I think the Haymarket has a classic downtown vibe, but I think that it might change the vibe but it would also keep the vibe normal.” Walton said. Next steps include getting approval from the planning commission and city council. If approved developers hope to break ground this spring, and have a construction timeline of 24 months.

That is awesome for Lincoln, and replacing a gas station to boot! Also, $87MM, that's all it takes to build a luxury mixed use tower? Seems scant compared to the $600MM+ budget MoO is working with. Haha. With MoO's topping $600MM, and the total projected redevelopment investment of MoO's midtown campus and the Library site at around $1B, I hope we see a few of these type of towers at the midtown campus.

I think the original intent is in place for State Capitol viewlines. I think it only applies for the downtown zoning.

That is what I have heard too. The height limit is 275 ft, I think.

City councilman told me that the threshold for demo and remediation to begin on the gas station and then groundbreaking for the tower is that 50% of the condos are pre-sold. Right now, they are at 40%. This was all mentioned in the Journal Star article but nice to have it confirmed.

I’d accept that if the capital were closer to downtown, but it’s kind of a stretch to think that a few 275+ high rises would ruin sight lines; I mean, Lincoln ain’t exactly Austin.

Well, the limit is 285ft so you could have several 275 footers and be in complete compliance.

Is this a common problem, I ask, because a similar problem happens to be in Santa Fe, because of height zoning in the city.

City height limits on this site are 275’, FAA limit is about 250 on this specific site.

Scraper passes first hurdle. Developers are hoping to break ground next spring or summer.

Flight path will prevent the tower from hitting the 275' limit, but it will still surpass Lied Place to become Lincoln's second tallest (if built).

Lol, it is projected to be 6 inches taller than Lied Place. How far away from the airport does a tower need to be in order to be able to get up to that 275 number?

You get a foot of vertical height for every 50 from the runway.

Lincoln Bold skyscraper proposes valet parking program amid Haymarket businesses concerns


LINCOLN, Neb. (KOLN) - A few weeks ago, 10/11 Now first reported that some Haymarket business owners were worried they’d lose customers during the construction of a planned skyscraper because of traffic and parking difficulties. On Wednesday, the developer behind the massive project shared some news in hopes of alleviating those worries. Steve Glenn with Lincoln Bold said there will be a free valet parking program for customers of the businesses affected during the construction of the planned 22-story building. Construction could start in August and take two to three years. That has some local business owners raising questions.

He’s announced a partnership between the Downtown Lincoln Association and Lincoln Bold developers that would provide a free valet parking service for customers of P Street businesses between 9th and 8th Streets, like The Mill or Vincenzo’s.

Such a great-looking project. There is quite a coalition of NIMBYs trying to fight this project (I awkwardly have a cousin who is among them), but hopefully the developers have enough steam to muscle through. Between this, Lied Tower and the project replacing the JournalStar, Lincoln is poised to have a heck of an entrance into downtown coming down I-180.

I never understand that, especially in a commercial area like this. They all stand to gain once the project is completed.

For the past several months I have been going to downtown Lincoln twice a month and the Lincoln skyline is indeed quite impressive coming in from I-180.
My old signature got too old. So old it was getting almost as old me as me. Yeah, it was up there in years.

Haymarket business owners are determined to block this thing. They say they want the project moved, not killed. But the developers remain steadfast that they will build it in the Haymarket location. They way this tower is to be woven-in to the existing fabric reminds me of the kind of thing that goes up in Chicago and other dense cities. Kudos to the developers for sticking to their guns. It's also reassuring that the Urban Development Director unequivocally shot down the argument tha some business owners tried to make that it's a tax-payer boondoggle. He pointed out that once TIF payback is complete, this property will be paying $2 million in property taxes compared to the $8,900 paid by the current occupant.

I hate NIMBYS so much. Move it? Where? This is the heart of downtown—it’s where dense high rises should be. The audacity of people to demand that everything stay the same once *they* get theirs always astounds me. Plus, once this thing is built, it will benefit Haymarket business owners a heck of a lot more than a gas station.

I think the city council is considering some action on this soon. You can bet I’ll be emailing my council member to support this project and I’d encourage others to do the same!

The business owners suggested another lot downtown, but outside the Haymarket. But I agree with you. Once this thing goes up, they'll have a thousand new residents living on the same block as their own businesses! I'm sure The Mill (for example) will see a change, but not for the worse. With the amount of foot traffic this tower will bring to the neighborhood, I see a coffee shop like theirs having the problem of how to deal with an influx of clientele. Correct me if I'm wrong, but I thought those are the kinds of problem people want to have when they open a business in the first place.

As for construction headaches -- so many other cities handle this kind of stuff all the time. Maybe these business owners can learn from other communities how to handle a gigantic blessing of a development.

The building looks great. Assuming the NIMBYs lose, the drive into downtown on I-180 will be quite the entrance (it’s already pretty solid!).
