adam186 - I know its not your project, but in your career have you ever come across a property that was split between hotel and condos?

THere are already tons of them around the country. What comes to mind immediately is the new W hotel in Dallas. It is hotel/residential. THis is not a new concept at all.

It's certainly not a new concept. I was just pointing out the issues inherent with that type of setup, and why I would be hesitant to buy one.

It's quite simple. Lower floors hotel, upper floors residences. I doubt they share many amenities.

I am not sure if this is new or not, but tonight I noticed for the first time there is a billboard on 480 just south of Martha, on the east side? If this is new, what a positive sign!!!

I'm tellin' ya, Eomaha Time Share. We'd have a cool party pad and help get this built. This is where our second stimulus checks should go.

I have to wonder though, if the people that can afford $300,000-$700,000 condos are having trouble with financing, how really bad off are things in other parts of the country.

i have always wondered if when they complete wall street tower, the news stations will have their back drops be of a different perspective. Namely, from the southeast side, looking to the northwest. Like some of the avatars people use on here. That way you can see all 3 tall buildings, and everything in between. If they used the same point of view now, it'd cut out woodmen...

Regardless of when/if Wallstreet is built, it won't present a different shape. I'm talking the "next" building. Something with a rounded top, a pyramid top, etc.

haha yeah, i had thought about that while posting it, but from an architectural point of view, the building is good looking. Now, if that same building were in Chicago or Minneapolis, people wouldn't be too upset over it

But i'm glad that someone agrees about mixing it up a little!

as for Dubai, not many of their skyscrapers would fit in virtually anywhere in America (got a few that would), because some just have some odd dang shapes. New York has some more that are similar to it, but has a nice mix of all flavors. I don't like the fact that Dubai's skyline is so narrow; i appreciate that they're going for the spread out look but there's not much density. Like Callista Flockheart on family guy: see her from the front, until she turns sideways and is invisible. A Chicago, it is not

The Burj is huge...

Here are a few, not all, of the reasons I have come to my conclusions:

1. Townsend took way too long to start the sales effort after winning the RFP that they missed selling condos in a much different market.

2. The market doesn’t really care for a Celebrity home crammed into an architecturally boring 32 story tower made out of mostly storefront glass (that is then covered up by drywall (see model units) ).

3. Townsend still hasn’t hit the magical pre-sale number they keep claiming they must hit to start building.

4. The only reason that Townsend might be close to hitting a magical pre sale number is because a hotel seems interested in half the required presale space.

5. Even in the last OWH article Townsend admitted that there wasn’t a signed agreement with the hotel.

6. The project will cost over $100 Million and hasn’t started yet. Since it’s not out of the ground it won’t start this year or next because of the credit crises and resulting aftershocks.

7. Real estate prices will continue to slide and 2006 prices won’t be seen again until 2015.

8. In May 2008, Townsend said construction could possibly start in late summer.

9. Today’s schedule and the one Townsend continues to modify in the OWH every few months is more than a year and half off from what was promised to the city in the RFP.

10. Townsend has never built a new project from the ground up.

11. What happened to Wall Street Tower in Dallas? Pulled from Townsend’s website … hmmm…

12. Trump can’t even finance a condo tower today. Note what is happening with his tower in Chicago and his recent quotes about the condominium market … i.e. the condo market is dead, the condo market has collapsed

I heard that they only needed four more units to sell. That seemed low to me, but if I remember correctly, that is what my source said.

Another interesting thing was who is going to own the first floor and the entire top floor, but I can't reveal that info....yet.

Despite the info I learned, I personally have my doubts that this will start anytime soon.

Thanks for posting that photo. After seeing that, I believe that this project is most certainly on track for a spring start.
