WallStreet Tower Omaha

Does anyone think that with the ground breaking for the new stadium scheduled for late January, that there might be a push or at least some more positive developments with WallStreet Tower due to its proximity and overall North Downtown revitilization? I would have to believe that this would benefit the tower, but I guess we'll just have to wait and see.

We shall see what happens, hopefully it keeps going but if it can't I hope we get a good replacement.

Jason Townsend, president and principal of Townsend Inc., the Overland Park, Kan., company behind the planned 32-story tower at 14th and Dodge Streets, said his company's internal pre-sale number, and that of the company's Kansas City bank, is 50 percent of the units. The bank hasn't changed that number, he said.

"Our benchmark of 50 percent has received healthy responses," Townsend said. "If you are able to demonstrate a competent financial structure, lenders are going to work with you. There's more to it than hitting certain sales."

He said WallStreet Tower is close to hitting its 50 percent benchmark. It has about $50 million to $60 million in sales, or 128 reservations.

Due to the excellent economic conditions the benchmark is now officially at 70% for pre-sold units. They still expect construction by early summer of '09.

I am confused, that article is over a month old. Where did you get this 70% number from?

That doesn't really make sense... don't you mean to say... due to the crappy economic conditions... the bank is requiring that they hit 70% ?

Did I already say that this project is dead? I interpret the media/billboard/Qwest Center blitz as final desperation.

Well, this isn't all bad, at least we got rid of that piece of |expletive|, worthless old building torn down...so at least it wasn't for nothing. :roll:

Lets build a park there, that seems to be the trend in downtown Omaha these days.

In all seriousness, whats next? My guess is that they will maybe try to incorporate office into the building to take up some of the space? Maybe change some of the units to apartments?

They'll get sold. It make take some time but I'm sure it will be sold. They're indebted to do something now. 5mill on the show rooms, demolition and site clean-up, marketing...etc.

heck, maybe they need to think bigger and develop an anchor hotel the city has said is needed.

Is the Eye of Sauron an addition to the plan too? I don't remember seeing that in the original blue prints for the tower. At least its heat will make the rooftop pool usable all year long.
