Aksarben Village (67th & Center)

I went into the new store and checked it out. It's pretty nice, a great get for the AV. Though it was fairly busy, I bet they can't wait until those apartments come online.

I went down to AV the other night and here are a few observations:

As a lot of you have already said, I'm confidant that the "suburban" feel is only temporary, and that once more is completed that feeling will go away.

The density is impressive while driving on the road behind the new Wohlners. That's what gave me the urban feel.

One aspect that I didn't like was the landscaping when you turn right on 64th Ave into AV. The sidewalk next to grass next to street look reminds me of west Omaha. On the front side of Wohlners they have trees in planters, sidewalks going all the way up to the street, and nice brick work. I wish this was the case behind Wohlners. I know it's minor but just an observation.

Overall, looking good!

Between Aksarben Village and the Mutual project people here are really impressed with Omaha.

That's within $100 of what your Mortgage payment would be fore an older 1,000 SQ FT house in the same area...

^At that price, I believe you are paying for convince and neighborhood. They also might be trying to keep college students out so it doesn't turn in to a dorm. If it turned in to a dorm it would not have the live, work, play neighborhood they are looking for. I would suspect that they are searching for longer term tenants that will take ownership in the neighborhood.

Saturday, I droved east past Aksarben Village and noticed the banner on west wall of west building of apartment complex at 63rd and Center Street. Broadmoor at Aksarben Village has a website.

Nice looking site! I have lived in a Broadmoor apartment complex before, good experience. Staff was much more friendly and laid back than other apartments.

Can anyone confirm for me where the BCBS building will be located in the project? I was thinking it was directly north of the large office building on 67th Street, on the East side.

In the original plans, that lot is set aside for a public green space with a large obelisk in the middle. This plan may have changed since the lots directly north of this space are supposed to be the Zone 5 entertainment district.

Edit: While looking at the original plans closer, it looks as if they left some space open for office on the west side of the zone5 block along Aksarben Dr. This could be the place for the BCBS building

The building will be NE of Aksarben and Frances, directly north of the entertainment block. The tiny lot highlighted will be a park.

cdub, you seem to have a lot of information about most building projects in the city but only seem to offer it when specific questions are raised. Is it possible that you could make a thread where you just rattle off everything you know about everything regarding Omaha development? You're a crystal ball of information it seems, and I'm very curious to find out what you know...

There is quite a bit of activity going on in different areas of the project. For the last week or so I have seen cranes to drill foundation piles on the block where the new BCBS headquarters will be as well as one on the block where the new UNO college of business will be.

AV looks really impressive from the vista at 72nd and Pine Sts. It literally looks like a dense little village nestled in the valley, and it's only about a 3rd filled in!

Hi all,

Long time reader first time poster.

I am becoming increasingly more interested in the new Aksarben Village area, but cant seem to find any information on the condos or other residences that will be available for purchase.
There is much info available on apartments, but I would prefer something I might be able to purchase.
Does anyone have any info on the condos planned for that area??? Cost, completion/start dates, developer or someone I can contact?

The Broadmoor development includes 70 townhomes for purchase, Pinhook Flats includes 20 rowhouses for sale. There are no condos in the main buildings, those are all apartments.

I am just looking for something to buy vs rent. I will keep and eye out and thanks again for the info. Hopefully we can get some more concrete info sooner rather than later.
