Of course major incentives would be needed. Filling the anchor spots needs to be done first.

Crossroads takes new path

Crossroads Mall manager Bob Kahn says the future of the shopping center at 72nd and Dodge Streets may lie in being an incubator for local startup businesses and a host for community events.
The changes here are part of a nationwide trend among shopping centers to find new ways to attract traffic and ward off decline.

Stores that landlords once rebuffed are being shown the welcome mat. Temporary stores are popping up, and small retailers are being invited to take over big spaces. And vast mall spaces formerly occupied by department stores soon may be carved up or turned into community colleges and dance studios.

Well, whatever works I guess. Logically speaking, if you can get the mall back on it's feet with small, locally owned businesses then the larger national retailers should return in due time.

Yeah. Just like Southroads and the Center Mall. This is a death sentence for the mall.

Hardly. There is no valid comparison between those two malls and Crossroads.

I assume you mean other than being the anchor retail outlet in an area of town that long ago sold out to Sprawlzilla and has since been kicked squarely in the pa-too-toos by the Son of Sprawlzilla?

Actually, yes. I was referring to the path those respective malls were taking, not what caused their downfall.

Couldn't agree more Joeglow. Unfortunately, the businesses that fill Crossroads will be start-ups with little or no money and concepts that will probably seem strange to most. A balloon store here, a wig shop there...all anchored by the Midwest's largest Quilt Shop. A large group of locally owned businesses can do wonders together, mostly in a "flea market" type setting that meets once or twice a month. The lack of traffic will even kill a start-up with very low overheads. The thing that really kills me....this might be these peoples dreams and there will be a very good chance they will be crushed.

That article in the OWH was comical. You would think Village Pointe was getting some new colorful plants outside to make the area brighter. "Headed in the right direction"....are you kidding me! Once denial leaves the building, maybe someone with clear vision can come in and do a nice job. It's a large parcel of land on one of the busiest intersections in Omaha.....come on people!

At a Crossroads

http://www.omahacityweekly.com/article/ ... crossroads
Whether you look at it as half full or half empty, it’s hard to come up with a positive view of the Crossroads Mall. Of the shopping center’s storefronts on the main floor, about half of them are vacant. The once-popular Omaha shopping center’s second-floor food court is completely gone – customers are no longer allowed to visit that area of the mall; it’s blocked off with a barricade. An aging Sears, Old Navy, Barnes & Noble and Target are among the stores still open there.

The mall is a ghost town of its former glory days. And Omahans are concerned that if something significant isn’t developed soon, it is bound to go the route of the Southroads Mall in Bellevue, another once-thriving shopping center that now sits empty, save a handful of hangers-on and a few office tenants such as an Ameritrade call center.

Simply put, the Crossroads is at a crossroads. Blues pioneer Robert Johnson, according to legend, sold his soul to the devil at the “crossroads” to become a great success. Crossroads – the venerable mall at the city’s second most-traveled intersection, 72nd and Dodge streets – doesn’t need to sell its soul. But something – remodeling, demolition to make way for a new attraction, anything – needs to happen or the Crossroads will be singing the blues all the way to extinction.

Don't be so quick. Our great new mayor said "Part of my strength is motivating people to think, and when you have thinking you’re going to come up with ideas.” Thus, while our mayor admits he is incapable of "thinking" himself, he will "motivate" others to do his job and come up with something great for this.

So your saying the Mayor needs to sit there alone and think how to re-develop Crossroads. Dude, the more I read of you, the funnier you get!

I have an in with the management of Crossroads. One of the ideas they have is very outside the box and would make the property viable again. If it works out it would bring good traffic and make the property not only profitable but a good fit for the area.

Did you not pay attention to the election at all? EVERY time he was asked about a position on anything, he said 1 of 3 things:

1. I am an engineer. That gives me a unique perspective.
2. I will do whatever Fahey's committees told him to do, or
3. I REEEAAAALY want to be Omaha's 50th mayor.

Obviously, I don't expect him to work without a team. However, I expect AT LEAST ONCE, that he can come up with an idea on his own.

Wait a second, he did: have Omaha levy a tax on Iowa. THAT is a great idea.

Your really bitter. I'm trying to talk about Crossroads, but within 2 seconds you went back to a past election.

What you quoted was the Mayor talking about his strength. Do you disagree with the quote? If you do, what do you disagree with?

Read about Minneapolis some time Joe (and other Suttle detractors)... this doesn't need to include Iowa.

Please, whenever your argument is going south, you pull the " I'm only trying to be facetious" card. You probably are the type of leader who would try to do it all yourself, as your followers plan your demise. You criticize people for being uninformed...blah..blah..blah. Why don't you give us an original thought about Crossroads without dragging your political view. Sounds to me like your more of the "following" type anyway, usually the ones who criticize everything don't know squat about leadership.

Wow. Things sure have gotten a bit more vitriolic around here lately. You have been here long enough to see that my view here is not a partisan issue on these boards. The majority of the posters are liberal and this was one of their BIGGEST complaints with Suttle.

Now, if we need to analyze it all, lets do it:

My company has a CEO. He is not an expert in all areas of the company. He relies on people that he puts in place in given areas (accounting, forecasting, product development, sales, marketing, HR, etc.). However, he DOES have a vision for the company and a tangible idea of where he wants to see the company in x amount of years. When the Board of Directors ask him a question, he does NOT reply with "I will put together a team to look at this and get back to you or I have been CEO for x amount of years and that gives me a unique perspective."

I honestly do not expect Suttle to offer a whole lot on his ideas on Crossroads, in a vacuum. Rather, it was a commentary on it simply being one more item in a growing list of things that he has been incapable of offering a glimpse of the vision he has. Sorry if you see this something going South.

Agree 100%. I will take it a little further and just come right out and say it: Suttle doesn't have any ideas, period. When a person is running for any office their campaign should be packed full of all kinds of ideas for the people. We got zero feedback from him in that aspect. This election was his all along to lose. He's so damn lackluster, he almost blew it.

Does it involve turning part of the mall into apartments? I heard about that going on around the country, turning portions of malls into residences and offices so you have a live/work/shop scenario. Apparently it is working well in some areas.

I really can't elaborate too much except to say that the idea still involves a quasi retail concept. Having said that, he mentioned that absolutely everything is being considered.

That at least supports your point. When you just make quirky little jabs at a man, it just seems bitter.

I like your example, but I do have one question...what defines your CEO, the interview process that landed the job or the work he did on the job?

For the record, I would love to see Crossroads look like this...http://www.4thstlive.com

Like I stated from the time this thread was started (2005, check the 1st page)..

Crossroads will go NOWHERE. It will remain as a viable location of sales and commerce within a heartbeat area of the city of Omaha..

Crossroads WILL re-invent itself like it always has..

4 years ago, people here thought Crossroads would/should just die on the vine (I think 'Blow up' was the actual term)..

Now in 2009, as I expected, Crossroads is still alive, chugging along..I will eagerly wait, with much anticipation, what Simon Management has planned for the future of this property..

On a different note, is the Wikipedia article on Southroads Mall correct (there are no sources):

"It has been officially released that Southroads will return to the mall format in 2012. The original food court will be updated and new stores will be put in. It is said to be done as the current format is failing. Project should be done in 2012 when the grand reopening will take place. Younkers will be coming back as also a dillards store to.

The mall has been said to be managed by Simon Malls once again and is working with the city of bellevue to bring back the elegance of Southroads once again."

Maybe Simon can turn around the Center Mall as well.

If by chugging along, you mean doing its best Terri Schiavo impersonation, than I agree.
Well, at least it hasn't been 'blowed up' as you suggested a few years back..

I'm sure once the place turns the corner, the painful screams from you will be heard all the way to West Lincoln..

I bet it will too....once they land the paper airplane shop and rubber band shop to bookend the balloon animal shop.

Seriously, since we began this thread, we have seen 2 major anchors pull out, the entire upstairs get shut down and are VERY close to entire North wing being shut down. Of the tenants they have left, there are about a half dozen name brand stores. The remainder are aforementioned balloon animal shop, a Cost Cutters and a number of generic clothing stores. The last time I went in there was about a month ago (at 6 in the evening) and could literally count on 2 hands the number of shoppers I saw when I walked up and down all 3 1/2 wings. Prior to that, it was Christmas and it was not as busy as any other mall on a normal Tuesday night in the middle of the summer.

Mark my words, it will NOT survive in its current form (i.e. as an indoor mall).

And you've stated the same thing for the past 45 months and it still is, surviving, in it's current form. Maybe give it another 45 months?..

 ..

Now I will also say, unless something changed in the past 6 weeks since I was last at Crossroads, that 2 eateries were still open upstairs and the upstairs is not closed off..

Balloon, rubber band and paper airplane shop comments aside, Crossroads will survive and much of that survival will be in it's present enclosed form. The infrastructure is in place and it's too high profile a locale for that aspect to be completely abandoned..

Also note, that in the fall/winter of 2006, I posted in this thread that the Crossroads re-invention will take 3-5 years to occur..

Still right on the money..

-I noticed it 4-5 weeks ago. The article I just posted in the this week's City Weekly says it is in fact closed off.

And I honestly don't see what that reinvention is. The mall has not hit a bottom yet.

Interesting. I will have to get over there this weekend and see that for myself (regarding the upstairs)..

By the way, a property doesn't have to hit rock bottom before it re-invents itself. I know you know this..

But I do enjoy our occasional dialog on this subject of Crossroads. Almost 4 years and counting..

For the record, I hope you are correct. I HATE the outdoors malls and Crossroads is/was my favorite mall in Omaha (Oddly, I really like Gateway and East Park in Lincoln). I have many great memories as a kid, in the food court and gaming area upstairs.
