Dunsany Flats (10th and Pierce)

Condos will build on neighborhood's past

http://www.omaha.com/index.php?u_page=1 ... d=10409719
CHRISTINE LAUE WORLD-HERALD STAFF WRITER wrote:Now the one-time architecture student is renovating a 107-year-old building at 10th and Pierce Streets into condominiums as part of a three-phase project. It eventually will include two new buildings east and south of the existing brick building.

The first phase will remodel the existing building's 24 apartments into 18 condos, with construction starting in September. Most of the one- and two-bedroom units will cost $195,000 to $210,000, with several as high as $320,000. They will range from 1,000 to 1,700 square feet.

Phase two will have 18 units at similar prices; details of phase three are undetermined.

Dunsany Flats also would be one of the first projects in an area targeted by the mayor, city leaders and area residents for revitalization. That vision involves connecting the Old Market to the Henry Doorly Zoo and Lauritzen Gardens with a streetcar and transforming the 10th and 13th Streets corridors into parklike pedestrian zones with public squares, public art and new streetscapes.
CHRISTINE LAUE WORLD-HERALD STAFF WRITER wrote:]Contemporary black aluminum-framed windows with retractable screens will allow residents to easily water plants in new, black ornamental-iron window boxes to be installed on most windows.

"Just like they do in Europe," Orsi said.
CHRISTINE LAUE WORLD-HERALD STAFF WRITER wrote:]The terraces overlook a parking garage, which Orsi is expanding and considering topping with a "green roof," an environmentally friendly roof covered in plants. The terraces also provide views of the Missouri River, Heartland of America Park fountain and the pedestrian bridge.
CHRISTINE LAUE WORLD-HERALD STAFF WRITER wrote:]The project's first phase also includes the garage expansion - from eight to 23 spaces - and renovating a retail bay now occupied by Donnie Photography. That space will become the project's sales office sometime this fall and eventually a coffee shop that opens to the public courtyard.

The courtyard will link the first phase to the second phase. The second phase involves construction of a second building east of, or behind, the Dunsany where several rental houses now sit facing Ninth Street.

The third building will be built on about an acre across Pierce Street south of the Dunsany and second building.

Cool. I'd love to see more buldings like that that built all over the city. Nice project.

I still hope they don't put a streetcar to the zoo.

It's stupid and a waste to have that be a priority line.

You're not opposed to it. You're just opposed to it being first(ish). Can't say I disagree with that.

Omaha condos face more scrutiny

http://www.omaha.com/index.php?u_page=1 ... d=10471347
CHRISTINE LAUE WORLD-HERALD STAFF WRITER wrote:A few Omaha condo projects could break ground later than originally planned, because lenders may require a higher percentage of pre-sales and potential homebuyers may hesitate to commit.

Still, experts say the strength of the local economy and the fact that the condo market is in its early stages set the city apart from other markets.
CHRISTINE LAUE WORLD-HERALD STAFF WRITER wrote: Syl Orsi saw the market changing about a year ago, so he lowered prices on most of his planned condos — from $250,000 and up to $195,000 to $220,000. His Dunsany Flats project is scheduled in phases, starting with the renovation of a 107-year-old apartment building at 10th and Pierce Streets into 18 condos.

Are there any plans for the gray buildings across the street to the west?

Someone snap a photo of these... turning out really nice looking. I like the wrought iron.

Aw. I wonder why it's missing its "crown" on the west facade...

Anyway, these look BEAUTIFUL! I'd love to get a look at this during the Downtown Living Tour, but I'll be working at RFP.

I REALLY hope that all the 10th Street landscaping/streetscaping happens, and SOON! It looks incredible in the renderings.

That "crown" is missing due to the wind event last June. Ripped it right off the building.

Is that the original crown on the south side? It looks way too new. I bet they can replicate the old piece and replace it with a new one.

Cool! I wonder what all it will advertise.

I've thought about checking out apartments in that building. I'm pretty sure it's separate from Dunsany.

Very interesting indeed. I am thinking they could advertise Orsi's and may be the commercial space at Giovanna. I am not sure what they other 4 could be used for.

Did you notice if there were any new advertisements on the painted billboard?

Not last time I looked.

But I did notice the decks on the back of the building look complete, celling fans and all.

Roof will be ‘work of art'

Check out the photo on the OWH site:

http://www.omaha.com/article/20091106/MONEY/711069967
Jeffrey Robb WORLD-HERALD STAFF WRITER wrote:With the back of the Dunsany Flats building looking onto the Omaha riverfront, the new pedestrian bridge and the Heartland of America Park fountain, it would have been a letdown to glance at the tar roof of a garage.

So the developer decided to go green, with a splash of blue, maroon and earth tones.

Dunsany Flats will feature one of the metro area's first green roofs, bringing a touch of environmental friendliness to a place that tar and shingles usually cover.

“When the color comes in, it will be all that more beautiful,” said Syl Orsi, developer of Dunsany Flats. “It's a very important feature.”

that's cool---a few planters up there would top it off just right. I wish more buildings were done like that.

This is REALLY cool and gives this development an edge.

Although, Is it an enclosed, climate controlled garage? Otherwise I'm not sure why there would be any energy savings with the green roof. The water collection system is great, though.

I don't know why it wouldn't be because Giovana and the Townes at Little Italy were both on it.

I would like to see it too.
