Well, glad I watched the replay of Wowt. They spent about 10 minutes on powerball numbers, but no show of the new rendering or even a mention of the project.

Ok, picture the Tower looking from the north like most of the pictures show, then picture it cut perfectly in half, with the cut off half being reduced to a stub on the ground, about 5-8 stories tall, like I said before.ShawJ wrote:Does anyone have the new rendering? Hopefully the data center won't just be a big box with no windows and nothing on the street. I'm OK with a tower that is half the size assuming it actually gets built and has something on the ground floor.

Its becoming a big waste of space... Why put up a tower that uses a WHOLE square block but as you travel up uses nothing... They should move this thing to a smaller block now that they've made it smaller!

i didn't see his rendering, but i saw it on the replay just now and and it doesn't look so bad i suppose. If the condos start from the 11th floor up, i want to assume that the lower part that encompasses the original foot print would be 10 stories. They said that the hotel could be a hyatt place. Seems to be optimistic, but they need to |expletive| start already!

I think they need to at least get rid of the over hang on the east side or put it on the west side as well. It looks like a joke as it is right now. I'm hoping this was just a quick photoshop job to get it out on the news.

Hey, I for one think his is a great announcement. It's still 32 stories and has become even MORE mixed-use, retaining the ground level retail and Hyatt hotel, and adding some more office space.
Pending the new redesigned architecture, I'm extremely happy with this.

I guess I was a bit harsh. I'm extremely happy about this announcement. The initial rendering they showed looked a bit rushed, so I'm excited to see what the final drawings will look like. Get this thing going vertical!

Here is one I did really quickly/poorly with the rest of the skyline.

Good God people, half of something is still better than none of something. I would imagine that the project has lost some people along that way that had put in for a condo, so it's little wonder that the number of condos, as well as the overall size of the project, was scaled back somewhat. Let's see some construction activity in the next few months!

I agree. With any luck, they'll get to work on the council bluffs side of the bridge, and we'll have good stuff to look at on both sides!icejammer wrote:Good God people, half of something is still better than none of something. I like it. Since it is slimmer it will appear to be taller than it was previously.

True. Also it won't block as much of the other buildings when viewed from Abbot.Linkin5 wrote:I like it. Since it is slimmer it will appear to be taller than it was previously.

HEre's a hopeful sentence from the OWH article.

At least put a little something on the short side to break up the monotony.
Put a little EMC like top on it/curved front or something.

I was fooling around really quickly and just put the west side of the tower out of view (maybe someone with more photoshop skill can put together something better) :Stargazer wrote:At least put a little something on the short side to break up the monotony.

I think with that west side poking out in the original it looks too much like a hole is missing in the building. Of course, it feels like this because I spent a lot of time looking at the original rendering. I love your idea about a curved front.
The more I look at the skinny version of the tower, the more excited I get. I think it's going to look great and, like others said, not block the view as much of other buildings.

2 things:
1. a DES MOINES skyscraper!? Oh, the fallacy!
2. the rendering makes it look like there's a big hole in the skyline. I'd like to see a more realistic one that has the other buildings, and from a slightly higher angle. But yes, it looks a lot taller without the back half.
Add a few others and it's not a bad skyline.

I'd like to see a different angle as well. That one makes WST look like it will sky over the UP building, when it's only 55 ft taller.

I really like the new design, and as stated previously the tower will look taller and not block the U.P. headquarters from the new ballpark and Abbot drive vantage points. The only thing bad about this move is Townsend should have started this 18 months ago and construction would be well on it's way already. Overall I'm pleased with the new plans and finally think Townsend is making a smart move. Let's get this thing rolling!

From the angle of the rendering the "big hole" could be filled by a nice hi-rise on the downtown library site.

I don't understand the library as a potential high-rise site. The library as it is has horrible access already. The park should continue onto that site in reality. The library should go through a renovation or reconstruction from a renown architect like Minneapolis' Main Library, Kansas City's Art Gallery addition, or Seattle's Main Library. Even though I really hate the two First Comp Buildings, those two structures are anchors for the Mall. It would look displaced if you place a larger structure in-front of it.

The library has horrible access because you can only enter on two sides and it has a "moat" around it. If the master plan comes to fruition, a new library will go in the Joslyn Terrace area on the west side of DT. Since the library site already is a hole in the ground, it would be easy to add underground parking for a major office tower. I'd really like to see a 300 ft office building there, then something in the 400 ft range on the state building site.
Anyways, back to Wallstreet Tower.

It's not going to be slender all the way up or is the hotel still in the part with the original width?

what i was figuring from the news (and by that drawing) is that the hotel would be the original footprint of the building, and that from like floor 8 or 11 (however high up the hotel would go), it would be cut down to just the condos, which were approximately 1/2 the original width. I could be wrong, but that's what i'm thinkin...

it would be cool if they would do something to finish off the hotel part in general; it looks to me like an unfinished glass box with a building growing out of it. they should make it look like the rest of the project with similar features (akin to those on top of the condo tower) or something of its own. I guess technically that's how it is now, but it still seems unfinished to my eyes.

In some ways, I like what this building is becoming as a true mixed use facility. Retail, Residences, Offices, Hotel and parking all on one block. The lowered number of condo units has given them the ability to add additional offices along Dodge which it appears are already leased. The more slender tower will look good against the UP Headquarters without totally blocking the view of it from the interstate.
