Aksarben Village (67th & Center)

Yesterday, While walking around Mammel Hall on UNO south / Ak-sar-ben Campus, I looked south at
67th and Pine Street and saw this view of the Stinson Park Obelisk- Formally called Aksarben Square.
Later I discovered the Camera Focus on car in the at Left instead of the Obelisk

This is the view of Blue Cross Blue Shield building steel frame from the PKI's third floor southeast corner window.

Where are the renderings of the BCBS building? I looked back to page 14 or this thread and didn't find them. Does it have it's own thread?

I bet they went away with the new omaha.com format....

One think that Jeff use to do that I have been meaning to do is save those images and host them myself... guess I am screwed now!

Anyone know which direction we're looking in that view? Or what street that is on the right side?

I wonder why they're getting away with that surface parking in AK Village.

I might be wrong, but I think that's looking south. At the right side, that looks to be the street right next to the keystone trail.

You are correct. If you look at the steel they have up they have an overhang section on the west side that matches up with the overhang in the picture so this rendering must be the North side of the building

Even though the project has a long ways to go before completion, I'm already loving AV. The new security national is great and much closer to where I live. Also, I went to juice stop for the first time yesterday and was pretty impressed.

I went into LIV tonight and talked with some of the bartenders. They said starting soon there will be 2-3 concerts per week at the amphitheater and LIV will be opening a beer garden at the concerts. They also mentioned there is supposed to be a bar going in nearby called "The Maverick" that will cater towards the sports/college crowd.

If you are talking about students living in AK village, I will have to disagree. From what I have seen the apartments are quite expensive. I am pretty sure the owners are trying to avoid what has happened to places like Tip Top and keep students out as much as possible.

I've thought a lot about that, too, Mike. But the more I think about it, I think a lot of parents will feel quite comfortable paying for their kid to live there while they're going to college, especially with one or two roommates. I don't know what the cost comparison would be for living in the dorms, especially when you take in cost-sharing/roommates.

Anyway, I guess we'll see. Either way, I hope and am confident that the neighborhood will have a youthful vibe.

I am pretty sure the monthly cost of living in Scott Village is around $400. The cost of a 1 bedroom at Pinhook Flats is around $1000 per month. Now if you got a studio instead its around $800 per month which is still up there.

But yes I do agree the neighborhood will have a youthful vibe. All the people I have seen on their balconies at both pinhook and broadmoar looked like young professionals.

The monthly payment isn't the only cost of home ownership. You also take on 100% of the responsibility of maintenance and upkeep. People don't usually factor in all the costs of maintenance when they declare they had positive equity in their home. I sold my home for more than I paid for it, but I came out with a net loss after I factored in the cost of maintaining the lawn, repainting the house, replacing old appliances, the whopping amount I paid in interest for the loan, etc. Also factor in that being mobile is a huge advantage in today's economy. Ownership only makes sense if you're certain you're going to stay put for a long long time.

Depending on your situation, renting makes a lot sense.

Anyway, I do think these are WAAAAAAY overpriced.

Does anyone know what the apartments on the southeast end of the development will go for? What's it called again and do they have a web site?

By the way, even if you're paying $1,405 per month for a two bedroom at Pinhook Flats, you still only get ONE garage space...

I'm so excited. My fiancee and I are going to be moving into the Broadmoor at Aksarben Village apartments in the second week of August. We'll be on the top floor of the very south-west corner of the building, looking out over westbound Center St as it goes up the hill and also out over the park, the obelisk, etc.

Regardless, I hope they're all successful and that they fill up soon, so that the subsequent phases of housing in the project get underway.

Thanks! I actually just found this site yesterday looking for news and sites about the Aksarben Village area. We're moving from Lincoln and couldn't be more thrilled. Most of our friends have moved to Omaha and we're going to be getting married next March at the Durham.

In regards to the Broadmoor apartment, I'm not going to argue that these apartments are expensive, but it's all about what's important to you and if you want it enough to justify it. For us it feels like we are going to love calling it home for a while (until we have saved up enough to finally make the leap to a home). We're just not ready for that stage yet.

Also, these are not going to be targeted towards students because they have some stricter requirements, primarily income. I don't see many students meeting this requirement unless they have full-time, decent jobs and are only going to school part time.

Some interesting news about the Aksarben Village, there is going to be free public WiFi internet in the entire area (http://efanzwifi.com/blog/2009/05/). Since I'm a freelance web developer, I'm looking forward to being able to sit in the park and get some work done outside.

As far as students, all I'm saying is that I could see wealthy parents paying for their student to live there as opposed to the dorms. Yeah, this is way more common at Creighton, but UNO has its snobs, too.

The WiFi is pretty kick |expletive|. If the whole area is a hotspot, how will it not be accessible from the residences? The efanz article said residents and businesses would have to subscribe.

I noticed the other day when I was at the scott incubator center there was an unsecured network labeled Aksarben Village. It only showed up on my network places for a little bit and then disappeared. Not sure if they were just testing it or if I was too far out of range.

Im assuming Scott Transfer Center. This might be an outdated map that had that area designated as an extension of the Scott Incubator and Transfer Center on Pine St. before BCBS decided to build there.

STC is the Scott Technology Center. The BCBS building is at the northeast corner of Frances St and Aksarben Drive, so the SW portion of the STC color. The land was previously set aside for expansion of the STC. The Aksarben Future Trust sold the land to Tetrad Holdings, which Walter Scott's son David is president of. Tetrad is the developer of the BCBS building, and a portion of the land will serve future STC needs.

Not that concert. It doesn't appeal to me to go down there for a show. It's nice when you are there to see some live music. The band is more important to me then the location and it seams most of my friends follow that approach as well. Now if they put in a roller coaster I would be there on a friday night.
