Whatever does get put there IMO will probably be another tall builing. It's right by FNC (both of them) and UPC so to make a real impact (since it would get lost in the view from the distance) it could be a taller building.
And for crying out loud, why does any news residence DT HAVE to be condos? Remember apartments people? Lots more people have those than condos.
changing a building to a parking garage would be a bit - tragic - let's keep to the idea of what could make businesses thrive downtown - more people to work there - and to do so, more people need to be able to live closer to downtown - why not add to this idea by having them live in new condos downtown - it can somewhat move downtown omaha into a place people would most definitely want to live - i'm used to a house - so i don't know if i would - but u never know...i think that riverfront place project looks pretty

Condo's are more profitable and would fit in better in this location. The views you would get from this building would be awesome and you could sell the condos for more depending on that view. You can't do that for apartments that have standarized pricing.
So the heck what if they're more profitable. DT doesn't just need people who can afford a $300,000 condo. Those aren't the local starving artist of the Bemis Colony. They aren't the musicians or (ME) or street perfomers in the Old Market. They aren't the people who sit and talk with strangers about whatever. DT doens't need to be and shouldn't be the new west Omaha. If everyone gets priced out of DT than it will kill that parts the aren't as desirable already and the people would be less likely to plop down that much dough for "bad" location.
Developers in Omaha have their heads in the clouds with the condo phenom and some have their heads up their |expletive|. I don't think 1600 should go condo. That was a nice place for someone to get a nice apartment that wasn't to outrageously expenisve. But now other apartment owners might look at what they ahve and see green too so out goes the renters and in comes the owneres.
Don't get me wrong, condos aren't bad, but apartments and condos coexist in lots of DTs (look at Minneapolis) and Omaha shouldn't be so quick to make a fast dollar by slowly forcing out the regular people.

You're right DTO, but they are the people that spend $$$. You are starting to sound like an OM elitist if there is such a thing. Eccentric people don't have the Old Market cornered. Many other Omahans have a right to enjoy the area as they please which they seem to be doing to the tune of 800 condos. Also, I believe your apartments bring along subsidized housing with them. DT leaders aren't going to be keen on those.
Wow I can’t imagine how hard it will be to get a corporation to relocate! Or maybe it is easier than I assume. If that’s the case gederdun. Personally I am kind of getting board with new condos/lofts/apartments… It will be nice to see some more business down there. Don’t get it twisted though, I welcome as much residential development as the next eomaha.comian but I am a member of the height obsessed.
I saw that story on Channel 7 last night. It was a little promising. I would think a local company(s) would be more likely to move than another one coming in.
Now to apartments and condos...
I don't see why apartments can't be upscale too. The Butternut was supposed to be teh most expensive apartments DT (starting in $900) and no one was complaining than. And people who live in apartments spend money too. Not everyone wants to own a place either. Differant strokes for differant folks. Even though condos are the new thing I bet there are 4x as many apartments DT then in the works condos.
The city of Omaha has had plenty of time to try to sell this property to an investor/developer - when was it that talk first started about UP building a new structure. Hopefully they pimped this site to the right sort of people.
Maybe they are waiting until the Pinnacle/Swanson plant developer displays their grand plans to see what they could do - or maybe their is a joint cooperation - a grand plan behind all of this that will blow us away when announced. I can't imagine that the Fahey administration has had their heads buriend in asphalt these past years - but - itis the Fahey administration.

This seems more like an argument for more condos as opposed to more apartments. I don't mind all of the new condos but I don't want to see the apartment market die off either. My biggest hope would be for more affordable condos. Like maybe even ones that I could afford.
As much as I would like to see a 30story + skyscraper on the old UP site I wouldn't get my hopes up that it will be more than 25 stories. The story on the news last night used the adjective "impressive" for the possible announcement. Impressive is relative, but to me it means 30 stories or more.
Yeah I'm afraid our idea of impressive and city leaders' idea of impressive are on opposite ends of the spectrum. Don't be let down guys if this isn't a tall boy. Make them surprise us, but don't count on it being 25-30 stories. Those are just my two pennies.

Yea, but last time we got our hopes up on a 25 story office building it got squatted down to 19. I know I'm the minority here, but I'd be happy to see a 20 or so story building there, similar to the height of UPC.
If they pull something big of here, than I think I will get over a certain hotel shortening...
I hate the Hilton as much, or more than anybody here. However, there were tax moneys involved there. Fahey and Co. clearly made the right choice with the Riverfrint place, and I have faith that as long as there's no tax dollars at stake, they won't wuss out on this or the Swanson site either.
