Any mall or shoppiong place in Sarpy County will attract well out if that county. There are actually over 132,000 (not 120,000 Jeff
) in SC and having spent way to much time here in Nebraska City I know people from places south of SC like Cass, Otoe, Nemaha, Johnson counties would love to shop in SC instead of maiking the "dangerous" trip into Omaha. I know it's been on here before but how big are the other malls compared to this Papillion Promenade.

I thought that the new style of these malls would grow on me, to no avail. I understand making it kind of like a little town center but I personally don’t want to walk clear a cross the dam parking lot to get to another store! Especially with the way these crazy suburban mom’s drive in their SUVs. O and it can get pretty dam hot and cold in this state not to mention stormy, so that’s another reason I don’t want to even go outside to get to another dam store! The only thing that I like was in the updated plans the Σ of the square feet surpassed 1,000,000. These seam to be glorified strip malls. I wish Mills would come in and build us a 1.5million square foot INDOOR MALL. O and to hear that we are getting stores already in the metro really sucks too. I was really hoping for something like The Discovery Store, Cheesecake Factory and/or Fry’s etc…. (hey a boy can dream).
That’s my $.02

Luv-I think VP is around 650,000 sq ft. This will def be quite a bit larger although it'll prob encompass more of your fall from the sky big box |expletive|. And in case you didn't know, West Dodge Station is proposed at 500,000 sq ft.. I really think they should've combined it with VP, and thrown Methodist on 180th. Maybe they can work on that light rail line angling out that way someday.. I mean West Station is supposed to be upscale.DTO Luv wrote:I know it's been on here before but how big are the other malls compared to this Papillion Promenade.

I like Village Pointe (certainly much more than the unglorified strip mall
)... unless you're walking to the surrounding big boxes... you can stick to the 'Main Street' which is very pedestrian friendly. Of course it's not going to replace the urban experience, but it makes for yet another retail option. I like it, and from the sounds of retailers/restauranteers... it's been a big hit thus far.
By the way... what is the deal with Fry's Electronics. Maybe the Phoenix store is smaller/less stocked than others... I wasn't impressed at all... unless you're still playing with Ham radio |expletive| or something (which in these days of the 'world wide web'... I can't fathom why anyone would still be using short wave radio... but that's for another forum).
Here's a blurb from the World Herald today...

Here's a blurb from the World Herald today...
Omaha World Herald wrote: Papillion, Sarpy in no rush on mall road work
A mall proposed for Papillion would receive taxpayer support for improved roads, but officials are again being careful in spending the money.
The mall, Papillion Promenade, would require $21 million in street and utility work to accommodate an influx of shoppers. About $14 million could come from the City of Papillion and Sarpy County.
But the governments say they will hold up on any such commitments until steps are taken toward construction of the mall.
The city and county made similar agreements for Papillion Gardens Mall, proposed earlier for the same site. The city and county held off on spending money as the project stalled.
Papillion City Administrator Dan Hoins said he is confident that this project will happen, based on the credentials of developers Jay Lerner and RED Development. The city already has started acquiring property easements for streets.
Once grading starts - a point never reached by the earlier proposal - the city will start designing the projects, Hoins said.
"That's a huge investment for them," he said.
Dennis Hogan, a lawyer representing the mall, said the developers have had to demonstrate their legitimacy. Already, he said, they have bought the ground and have formed a special district to fund improvements - neither of which was done by the previous developers.
Grading at the site, 72nd Street and Nebraska Highway 370, will start as soon as weather permits, Hogan said, and tenants will be announced in May. Building pads will be completed by fall, he said, with a projected opening of fall 2006.
Hogan said he hopes street work can begin this summer.
"We understand that we've had to work through the issues of how legitimate is this, what will happen and when," Hogan said.
"This is an exciting project for Sarpy County."
Papillion Promenade would have 900,000 square feet of space. Its focal point would be a main-street-style center similar to Omaha's Village Pointe, another RED project. Its developers say Papillion Promenade will offer home, fashion, grocery and discount shopping.
Exactly how much the city and county will pay for roads is still being discussed, along with the construction schedule. The Sarpy County Board and the Papillion City Council will need to approve an agreement for that.
Preliminary cost estimates indicate that Sarpy County could be liable for about $4 million. Papillion might pay about $10 million: $2 million up front and $8 million once it has annexed the mall.
Much of the money would go toward paving and widening 72nd Street and building an extension of Schram Road south of the mall. Improvements also would be made on Highway 370, Olson Drive, Capehart Road, 84th Street and 96th Street.
Mark Wayne, Sarpy County administrator, said he would like to see grading start and have assurances that retailers are signed on to the project before spending money.
Said Wayne: "I know the Promenade is anxious to get rolling. . . . They're probably more anxious than we are."

Crossroad's situation amazes me. There as ton of retail going up around the mall but none so much in the mall. I do hope they figure something out becaause as a hard core east Omahan I don't want always drive to 200th+ St. to go shopping.

Sarpy is in dire need of retail, or at least fresh retail. Besides the Twin Creek development in Bellevue which has a Target and a grocery store of some kind (...Bag N' Save?) no retail projects of significant size have been completed since....I wanna say since Super Target and Home Depot opened up in Papillion around 1993. And a drive down 84th Street or Fort Crook Road, the two main drags for commercial deveopment, show a lot of tackiness with metal warehouses mixed in with aged and generic sprawly strip malls and big boxes.pieces_of_u wrote:do they really need another mall anyhow? i heard that crossroads was in trouble anyhow - unless the south side of omaha really needs one - i wouldn't know, never been south of interstate 80 really

DTO... there is no new retail going in around Crossroads... it's all at Cornhusker or 370. Crossroads never bothered to update like other malls... so of course it withered on the vine... all while new residential development in Sarpy was centered further south and west. Sadly, the location of the ill fated Kennedy Center is likely considered to be too far north as well... it will be interesting to see what this latest proposal will bring (if anything).
pieces_of_u... consider Sarpy County is 50% larger than Pottawatamie... which has it's own enclosed mall... and a large power center. Sarpy County likely has a higher median household income as well. It could easily support an enclosed mall...much less what developers have proposed for Giles and 370 to date.

only reason i was thinking that was b/c westroads and oakview aren't too awefully far away --depends on your definition of far - i guess i was always used to be lving in the country where i had to drive an hour to a mall like that ....lol
i don't think i've ever been to papillion...do u suppose that if they did put one there....that it would make that the new west omaha (as in development wise - it'd give a good excuse to add that south/west loop that isn't there (and yes finn......in an area of no development) that's where i would've put it anyhow
i thought the promenade was more of an outside mall like south pointe mall in lincoln?

jhuston, I think you were saying Crossroads but meaning Southroads...
Sarpy could also use the proposed development near 116th & Giles. At one time a mall was proposed for this location, to go along with the Embassy Suites. Also, a Shopko has yet to break ground at 96th & Giles, has anyone heard more lately about this?

I personally like the Town Center theme over any new enclosed malls. My wife and I went to Village Pointe many times last winter and walked around and we didnt die because of the cold. We always have a number of mild sunny days in the winter and besides, like I've said a million times before, Nebraskan's need to get off of their collective fat |expletive| and move around more. They could stand to walk a few hundred more yards from their parking spots, get some fresh air and get some exercise.

Oops... sorry... long day, and I thought we were talking about Sarpy County retail... no?
No pieces... this won't be the largest mall. Westroads alone is in the 1.2 million sq foot range... Oakview has 900,000 sq feet under it's roof and is surrounded by more space than what will comprise Papillion Promenade's own 'outparcels'. And as DTO said... Crossroads IS indeed surrounded by a considerable amount of nearby retail, far exceeding what this Papillion development will muster on it's own.

SO I've taken to parking my car in the south east parking lot at Crossroads and walking to UNO for class (instead of taking the shuttle, I'm hoping people will notice and follow suit), and I have to say that I never see more than one other car in the parking lot.
And I doubt it would be much different when the Target goes in where Younkers used to be as most of those people will probably park in the garage.
I can't believe they haven't sold this to lot to developers yet. It has to be the most expensive and least used parking lot in Omaha. That one lot alone could easily house a mid to highrise mixed used building.
72nd and Dodge is one damn ugly intersection, especially on the north side.

i always have been told that oakview mall was a bigger mall than westroads - but seeing your sq. mileage...guess not = i've been in both - i was told that oakview had less stores - but bigger overall b/c of the anchor stores....but that could be wrong.....
weird thing is - i've been told that the mall of the bluffs was supposed to be identical to the EMPIRE MALL IN SIOUX FALLS, yet the mall in sioux falls layout looks nothing like it (which is what i was thinking in the first place) and the mall in sioux falls is suspposed to be the largest mall in between denver and minneapolis - and yet they were also trying to tell me that omaha's malls were bigger - though i'm not so sure about that - i've been to empire = it's actually quite large - at least they got a marshall fields!

Empire Mall is 1.3 million, but that figure includes Empire East.
That's a pretty good sized mall for Sioux Falls, but Jordan Creek is now the bigger mall.
Is Empire the only mall in Sioux Falls? With the way that place is growing, I could see them landing a new lifestyle or power center if they aren't already.

well...empire east is just across the street...so it pretty much is right there like an outdoor mall would seem .....
there is another somewhat large mall, though it isn't anything to brag about and i believe it's the older one....it's called the WESTERN MALL - whatever that has to do with it - it got really run down thanks to slow business b/c everyone went to the empire mall - but recently in the past few years, companies like best buy and the south dakota furniture mart have turned it around - i've been in it - it's fairly large - but nothing to brag about .....
as for empire - yah - that's something to brag about ...lol - it's got most of the stores in one mall (rather than omaha's idea of putting some stores in other malls like A&F and stuff like that)

What's the story on the supposed Urban Outfitters in a non-mall/west-o location?

Urban Outfitters? That'd be sweet. I've also heard there will be an Armani Exchange at Village Pointe per some folks from the KC location?
Here's another cool outlet mall which I would take over Oak View, Papillions Promenade, even Village Pointe. (tho I'd much rather have downtown shoppin in full gear) http://www.millscorp.com. Here's the one I been to http://www.concordmills.com I believe if ya walk one circle around this mall it equals a mile, long |expletive| walk. I can't really see Omaha gettin one anytime soon. There usually located in large entertainment discricts in the burbs and we are far from that.

Chattanooga has an outlet mall in two or three old warehouses connected to one another in downtown. They seem to be the premium outlets, Polo, Brooks Brothers, Gap, etc. It would seem to fit into the area around Qwest. Especcially with a new ballpark to spur an entertainment district.

Looks like it's getting more 'big boxish'... latest site plan has reduced the center 'lifestyle'
element in size... and the surrounding boxes have grown in size and shrunk in number... and even include two 165,000 sq foot tenants?!

would the 165k boxes be a younkers or other dept store? the 66k box would probably be a hyvee. it looks like this updated map doesnt include a gas station like some of the previous maps showed.

... or any occupied outparcels along 370 for that matter.
I suppose one of them could end up being a Shopko. Let's cross our fingers for something more substantial.

I'm still leaning the Younkers route, and maybe a Von Maur, but we'll have to see.
What I would like to see is a better dedicated pedestrian path from the center shopping to the outparcel shopping. Village Pointe did an 'ok' job at this, but I think it could be better. It just doesn't feel that comfortable walking from Best Buy to the other stores when we have to push a stroller along basically through a parking lot.

Not new, but just wanted to note that The Varsity has opened up a new location at 36th & 370. A nice addition, to the very small bar scene in Sarpy County. I'm going to check it out tomorrow.

And there has been a name change. No longer the Promenade!
The nearly 900,000- square-foot open-air shopping center will be known as Shadow Lake Towne Center, tying the name to the adjoining Shadow Lake housing development, a twin-lake project that also received final plat approval Tuesday night.

I saw all of the earthmovers being unloaded Monday evening, and knew that this project was back to life. This morning I drove by and there is a tent there for the groundbreaking ceremony - according to the W-H they will announce the names of the first 12 tenants -
I'm thinking:
Best Buy
Borders or Barnes & Noble
Sears - to replace the dumpy one at Southroads
Yankee Candle
Hy Vee
And then a bunch of women's clothing stores!
I like the new name -

Folks don't expect a bunch of *new* stores here. As the story suggests this is going to do little more than provide retail amenities to Sarpy county which they have had to travel north to get in the past. It is impressive that we have all of these new retail market areas being recognized finally. Expect north 680 area to become another big one spearheaded by the former Vickers plant development.

The Papillion Times is reporting the first 12 tenants:

The best news on this list for me are Chipotle, and Red Robin. Hopefully more restaurants will be announced later. I love the Kirkland's announcement too. I was hoping for new stores to the metro, but all of these are new to Sarpy County!Hy-Vee, Best Buy, Bed Bath & Beyond, Pier 1 Imports, American Eagle Outfitters, The Buckle, Kirkland's, T.J. Maxx, PETsMart, Chipotle, Red Robin Gourmet Burgers and First National Bank of Omaha

This is great news for Sarpy County... the Best Buy alone is worth it (Kirkland's sheets? Are you kidding me? If this is the same Kirkland's in VP, I think it's a rather average store compared to something like Z Gallerie right across the way, but I guess it must have a niche!)
I agree with lpgforms too. A Barnes&Noble/Borders would definitely be in high demand down here.

A bookstore is a must, I completely agree. There were some old rumors about a B&N going in front of the Twin Creek movie theaters, but Shadow Lake is obviously the best place to locate in Sarpy County.
I like Kirkland's and Z Gallerie, but prefer Kirkland's for its more moderately priced items. Kirkland's is one of the few stores that I enter on each visit to Village Pointe.

Oh, I was also expecting to hear about a Younkers, Von Maur, or maybe Sears. Hopefully this is to come later too.
